We have been at Willow Creek Apartments for close to 5 years now and have loved every day being here! We have started our family here so it means a ton to us. The office is always quick to respond to issues and the neighbors are super friendly. Great company to rent under!
If I could give a -5 rating I would. My experience at Willow Creek Apts in KCMO/Landmark Mgmt since the beginning of 2020 has been a nightmare. Recently, in less than 12 months my car have been broken into, stolen, the rental I had while waiting for my car to be repaired was broken into and recently my vehicle was broken into again (in an attempt to steal it because there is a TikTok video teaching how to steal Hyundai's and Kia's). Although this is a gated community (and I have informed management that the hedge they think should suffice as a fence has huge car sized gaps in it) has not stopped people from coming in to the complex in broad daylight and smashing my window multiple times trying to steal my car. While maintenance and residents pass by multiple times as I've caught on camera. Management has no empathy or grace when these incidents happen. The very unprofessional associates in the leasing office told me to move out. Most recently they won't even answer my calls or return my voice messages. I asked if I could downsize when rent was increased and they said no. Management gave no warning to the insane increases in water and sewage bills nor did they give warning for the huge rent hikes. The water and sewage bills are more for one month than I ever paid for three months in my house in the same zip code. I reported an active water leak in the middle of the night and maintenance refused to come out. They also never came out the following day to fix the water damage. The stains are still there 6 months later. A water leak near the tub gets patch repeatedly, never fixed. If I had the cash I would be out of here now.
Just moved into to a Gardens apartment and I love it here! Close to my college, a shopping plaza with Trader Joe's, Target, AMC and more! Stellar location and pair that with a spacious floor plan and reasonable rent? Fantastic! The office staff is great and Mrs. Higgs is literally the best. Did I mention they have a 10% discount off the monthly rent for preferred employers and full-time students? If you're on a budget and looking for an apartment, this is the place. If you're able to flex then I'd say this is still a great deal but maybe find another one with an in-unit washer/dryer.
The staff here is amazing and have went above and beyond to help me. Rebecca is one of the most thoughtful leasing agents I have ever worked with. 10/10 would recommend!
Don’t let the “alright” photos fool you, they are even worse in person. This place is a complete dump. You’re tricked when you see the nice club house but the rest is a no no. I wouldn’t want my worst enemy to live here. Office staff is also kind of crazy. My friends toured this place and one of the ladies was going so fast in the parking lot driving one of those golf cart tour vehicles, my friends almost flew off with how crazy she was driving it! The place is a complete mess and smells like dump. Everything is so outdated and over priced. Laundry facilities are also very gross and sketch. Way better places in the area than this one!! Don’t waste your money!
I have lived her 6plus years because I obviously am too lazy to move. Recently the automatic rent payment has not been working. I have had to purchase money orders cause they locked my account after one of these issues and I couldn’t get it paid as I didn’t transfer fund in time. Once I paid it they did not open my account or contact me when I was short 16cents. They have now charged me $100 worth of late fees the week before xmas. They will not work with me. They have never worked with me through the years I will be cutting all ties with them at the end of my lease. All because of 16 cents!! Ridiculous!
Do not waste your money! This place is horrible! From DAY ONE this place has been a living hell. The day I was supposed to sign my lease. I had no refrigerator, there was water all over the floor. The counter tops were dirty. My fence surrounding my patio had no lock on it. Any stranger could just walk into my property with no problem. The dishwasher is filthy! Every time I ran a cycle there are little black spots in all of my dishes. I’m paying for a garage, but it took me almost a week to get my garage key. Mrs Higgs told me to open it up Manually, since they lost my key. The floors are squeaky. The master bedroom shower faucet leaks and drips all day! No matter how hard you turn the knobs to try to stop the dripping. The guest bathroom sink was clogged. You couldn’t let the water run without it over filling. When we first moved in we had NO hot water, and NO a/c . Currently there is a big water spot on the ceiling from a leak they refuse to fix . Let me remind you that all of this has taken place, and I just moved in a week ago. I wish I could upload the pictures I took of the horrible place. Mrs Higgs, tammy and Casey the property manager are rude and unprofessional. I’ve been calling about my issues and concerns, and I get sent straight to voice mail and no returned phone call, and they give me an attitude for calling. When I shouldn’t even be having ALL OF THESE PROBLEMS IN THE FIRST PLACE when I just moved in. Like I said take your money else where. This place is one big money grab, they don’t care about their residents. You’ll be arguing with them everyday like I am currently. Also when I asked to get a corporate number to call. Tammy told me that there is no corporate number. And sent me to Casey’s voicemail. Also I was promised a reduce payment in rent for the month of July for the inconvenience, and that has yet to change.
I recently looked at these apartments, was not impressed. I also was not approved because you have to make 3 times the rent. This company declined me, and still ran my debit card for 450.00 which as of today still has not been refunded and was not authorized. Today i am having to take legal action to get my own money back plus attorney fees.

Found a huge brown recluse in the bath tub and security is a joke. We see shady people come in and out dumping a massive amounts of trash, yard waste, and construction materials in the trash about once or twice a week because they never have security nor patrol. They have the gate wide open all morning and night and only have it active during the day time maybe 3-4 times a week if that. The laundry machines are broken, there are always marijuana smell, and hvac system is inop.

I lived here for two years and it was a noisy roof over my head. I lived on the south side of the complex so this may only apply the buildings on that end. The walls and ceilings were thin and the neighbors were extremely rude and self-centered. Doors were constantly slammed in and outside of apartments and loud phone conversations could be heard through walls. When attempting to politely speak with neighbors to ask them to be more considerate all I received were dismissive and curse laden responses before a door was slammed in my face. Management couldn't really do anything about it, so beware of the neighbors they are not people you want to live around, they are noisy, self-absorbed and flood the halls with disgusting smells of cigarette and weed smoke to the point that it was gag inducing on a regular basis. Last year when the Indian Creek flooded twice, the south half of the complex was flooded, damaging cars outside and some inside of the garages, trapping people in their apartments for the day and damaging the elevators. Not something management can control, but something to keep in mind about location. Management was ok and the few occasions I interacted with maintenance they were responsive and got the job done in what I thought was a timely manner. One very concerning thing about the apartment is the electricity service. It is very high, suspiciously so, especially for the 710 sqft apartment I lived in. Neither KCP&L nor management could give an explanation other than old appliances. I paid more monthly at Willow Creek for electricity than I did in an 1800 sqft house. Further suspicious evidence - in the house power tools were ran near constantly on an 8 hr daily basis in addition regular utility usage, the A/C was used once in a while and the heat was used during the winter. In the apartment I turned off breakers during the day, never ran the heat, and used the A/C only at night for less than a month but still it was consistently more expensive to pay for electricity for half the space. I approached management about this several times but they were defensive and dismissive. The rent also went up every year while the quality did not. Was not worth it so I left.

Willow Creek Apartments used to be the best place to live. Now we have dirty buildings, doors are unlocked in a secured building. Maintenace does fix things write and you constantly call for them to repair or send a email for repairs. The front office are not professional at all. What needs to be done is a make over for the entire property and some new owners take care of the property and invest more and listen to their tennants. Customer Service and respect goes a long way. Keep looking do not waste your time. I have been here 10 years and the last 2 years have been the worst.

The maintenance department more often. Does not leave work orders letting UL they enter your apartment. Also they will not clean up all their mess and off and leave trash in your apartment upon work orders. Good thing they do this otherwise you would never know they entered. Usually you will have to call in a second request just to get them to run the first request. My entire building went three weeks with temperatures in the 90s without AC.

I love my new home at Ashton Court. The location is wonderful. It is a well kept facility with everything I could possibly need. Everyone I have interacted with including maintanence has gone over and beyond to assure my comfort and happiness. The company really cares about it's residents. Matt is extremely knowledgable, sweet, friendly, and accommodating. My apartment is cozy, utility bills are low, it is convenient, mail comes directly into the apartment through the door, laundry room and garbage bins are close by, the water pressure is delightful, plenty of hot water, parking spots are close to the apartment, I can hardly hear neighbors as my apartment does not share any direct walls with anyone else's, and it has tons of extra storage! For the pricepoint I couldn't be happier, and I can't imagine living anywhere else! Thank you so much, Matt!
I have lived here over a year. I love my apartment and the rent has been reasonable. However, this summer the building has experienced two flood events within a month. The flooding destroyed people's cars, both in the parking lot and in the garage. It also damaged the elevator requiring it to be shut down. The first flood the elevator was fixed in under 3 weeks. We are currently on week 4 of no elevator in a 4 story building and there is no word on when the elevator will be repaired. There are many older people in the building and a number of them have significant disabilities. They have difficulty getting up and down the stairs. Some I'm sure are trapped in the apartment. The management is doing nothing to expedite the repair. When I have called I have been given no date or even estimation of a repair date. This is unacceptable.
These apartments are a joke. The maintenance take their time fixing anything. The accounting department can't keep track of your payments and when you call to make sure your rent is correct because they gave you a different price then before, then 6 months later they try and charge you extra fees because they claim their computer system wasn't working right. Can't wait to move. The front office treat you like crap when you go to complain. My AC hasn't worked right since I've lived here 3 years ago and they still hasn't fixed it. Terrible do not move here...
DO NOT LIVE HERE!!! This is by far the worst place I have ever lived. Since I've moved in my health and well being has been neglegated by the staff. It took me two weeks after notifying the landlord that my apartment has mold to actually get maintenance to my apartment to fix it. And by fix it I mean slap a bandaid on the problem and call it good. The people that run Willow Creek do not care about customer service or their tenants health.
My husband and I lived here for a year. We wanted to save some money before we bought a house while living close to his work. It was okay at first. The buildings are old, but the space was big and seemed like a good deal. But as the year went on, the neighbors were loud and made the hallways smell like marijuana, the laundry facilities kept breaking, and the "gated community" turned out to be lazy people who wouldn't even ask the entrants any questions - they would just let anyone in. We ended up getting cockroaches in our apartment, and the pest control we paid for that they offered didn't help. There was also an incident when they cashed a check that was addressed to KCPL. I don't know how they did it, but they were not smart enough to look at the name on the check, or the odd amount. The workout facilities were minimal and didn't always work. The traffic on Wornall was terrible to have to deal with every day. We moved out a year ago after finding a much better situation. This month, we received a bill in the mail, charging us for stains left on the carpet. There is no evidence, obviously, because it's been a year. But when we moved out, we left it in better shape than we came in to. We shampooed and vacuumed the carpet, cleaning it with stain cleaner. Any stains that were there were not from us, yet one year later they expect us to still pay almost $150 for cleaning the apartment after we moved out, as well as our last two water bills that they failed to give us when it was even relevant. It is terrible management that they would be this disorganized/deceitful and expect their former tenants to keep forking out money to them this late. If you hope to live here, be aware of how long they will be asking you for your money.
Came home yesterday and garage door would not open. Was told it would be fixed late that night. 2nd day still not fixed. So happy Landmark realtors bought this place. They have excuse for evert Hong here.
Just got out of meeting with assist property manger. "I will look into it. Not much we can do". Bad bad apartment complex now that LANDMARK HAS IT. Elevators old and breaks down 4 days at the time. Gated community is not really gated for residents. People hang things on balcony and park in front of fire hydrants. When my lease is up that is it. Oh and there is not a parent company you can speak too.
The apartment complex is a great place to live. Its literally down the street from I-435 and the maintenance staff is great about fixing things within 24 hours. If you have an emergency maintenance issue the emergency line is always answered and they get someone out to you after business hours very quickly. everyone is very nice in the office and they are friendly every time you walk in. The only issue i can say is the apartments are a little outdated. i believe they were built in the 70's so they can sometimes look old school but they are renovating some apartments which will be a nice option
It's not the best apartment ive lived in but I'm making it mine. It took them a while to get my mailbox keys right. I signed the lease and couldn't move in right away cause my keys weren't working now three weeks later I'm waiting on them to program my number in the phone so I don't have to walk all the way downstairsto let them in....
1st year. So far so good. 2 bedroom mid rise 2 bath. Lots of space. Free storage. Washer and dryer same floor. New appliances in kitchen. Just installed Google fiber for the whole complex. Friendly people. Secure entry. Security walks buildings 3 times thru the night. Up coming neighborhood. Love the Constantinos Price chopper on 103rd. Best prices I have ever found.
I have lived here 27 years and here's why: I live in beautiful park setting, along a creek, with walking trails and everything I need: grocery, hair salons, Dollar General, etc., are all within walking distance. I've looked at houses and condos over the years and nothing compares with the amenities here, including a dressing area, lots of closet space, tons of kitchen cabinets, a walk-in storage unit on the same floor; washers and dryers on the same floor and two beautiful pools, exercise rooms and even free coffee. We have our own slick newsletter that updates the latest trips and activities. Maintenance is prompt, courteous and caring. All of this at a reasonable price. :O)
Came from Lenexa, Ks these apartments are alot roomier than over there, the price is way better. This is the biggest kitchen apartment I have ever seen, enough room to walk around and open every appliance door at the same time. Anytime I have needed maintenance they come very fast, they are courteous, and get the job done. They are close to Kansas and many places in Missouri. Very convenient location. They have garages for very reasonable rates and its great to keep your car out of the elements. Love the garage.
