Property Ratings at Willow Crossing Apartments
I lived here for 7 years. The apartments themselves are fine, but I wish I could have moved out sooner. It’s hard when rent increases all the time, and they try to nickle and dime you time and time again. The headache that you get from management is not worth it though. Here are a few anecdotes to help determine how much you want to do deal with it: I once recommended someone to rent an apartment there because they offer a reward for referrals. They refused to honor it on a technicality. My first year I was offered a free indoor parking spot in the garage. I asked a few days ahead of time, and they said I could turn in the garage key anytime in the next few weeks. A couple days later, I found an additional charge on my rent for an extra month of a parking space because they told me I could hold onto it beyond the 1st of the month. My final rent payment was only for the first 5 days of the month, but it was listed on their payment portal for a full month on the 1st. I had two separate employees blame me for not reminding them for a third time that I was moving out, and offered me no free alternatives to pay, and the portal does not allow the payment amount to be changed, so I had to spend additional money just to pay them my rent. I have now moved out and they are charging me hundreds of dollars for normal wear and tear and some things that were broken when I moved in. Some things to consider when applying: They generally do apartment inspections multiple times per year. They renovate, but really only for things that they can try to sell you on for signing. Walk around the property to some of the areas you might not see right away. There are mud pits in every patch of grass except the ones around the office. The dog park hasn’t been mulched in years. These complaints weren’t always the case, but they have gone downhill. Don’t put yourself through all of this.
I truly think any good review of this place was created by management. I've lived here for 15 months. Since then, the roof has been ripped off and red cross had to come to provide temporary housing, the boiler failed cutting off hot water for a few days, the water main broke coming into the building and flooded the garage - side note to that the fire department said they've been warning Willow Crossing about a bad water main. Every time a drop of water falls from the sky the garage floods - literally not a joke it could sprinkle for 5 minutes and there is standing water in the garage because they are trying to use two small sump pumps to get water out of a 40 car garage. When they show you the apartments they say you can't hear noise from your neighbors because the walls and ceilings are made from concrete, then you move in and you can hear everything that each of your neighbors are doing. I can hear my upstairs neighbor talking through the exhaust vent above the stove. When it rains the windows leak - this happens in my apt, the apt across the hall, and the apt down the hall. People let their kids run around the halls and scream. The fire alarm goes off once a week. The list goes on and on. Don't do it. I know it looks nice but it's not.
Mold infested dangerous place to live. Random gun shots, loud people, dirty hallways, doors falling apart.
Deceitful management team and incompetent manager. Do not rent any of their property unit because I can guarantee you will regret signing a lease with them. Dirty and smelling (dog poop inside the elevator almost every day) unit floors and roaches and spiders all nooks and crannies of the apartments. The services & amenities does not justify the amount of rent you pay. Trust me you will be embarrassed to welcome your guests here. Pls guys I’m telling you; I’ve been there don’t go there rather look for somewhere else you can be more comfortable and get value for money. Bad & insensitive Management
Every property has ups and downs. The majority of negative experiences come as a result of having poor neighbors. I have lived here for 4 years through a change in management. New management it WAY better. Pay your rent, don't destroy property and you will have a good experience here. Advice, if you're going to sign a legally binding contract, read it and make sure you understand it.

I was a little disappointed after moving in to find out that the new amenities were behind schedule but it seems like they are really getting the work done and going to be opening the new fitness center soon! The office has been nothing but super nice to me, we did have to pay for a new toilet because our child flushed a toothbrush down it and it got stuck in the pipes, but everything was explained and it made sense, we broke it.

I am an immigrant in between work visa transitions. At each rental I went I explained my visa situation and an important factor for me was the buyout\breakage terms, since if my visa doesn't get picked in the H1B lottery then I might need to break my lease midterm and leave the country. I asked the leasing consultant clearly about their policy on the very first visit, I was informed it would be 1 month rent & 60 days notice. This I thought was reasonable for me financially, and so I stopped looking further, put in an application & administrative fee. After 2 weeks I received the lease contract, and didn't see those terms, instead I see no special provisions & it stated I will be liable for the remaining of the lease term. I called them back and they said "THEY WILL GET BACK TO ME", I re-iterated the terms I thought was right she said YES that's right. Finally the day before my lease was supposed to start (June 24th) I called again & another person informed me it was 2 months rent to break the lease. I then had to go down to the office and try to sort this out, they apologized for giving me wrong information. In between conversations it was mentioned that I will be given my administrative deposit back. I ended up not signing the lease, was left with only 4 days to look for another option before my current lease ends. I had to call multiple times for a refund of $175.I spoke to 4 different people, trying to explain the situation to them. And when I was finally able to get a hold of their manager,he tells me I am twisting my story & giving different versions. They came to a conclusion that I was being a suspect and the right information was given to me, but I misinterpreted it. The office staff is rude, dishonest & unreasonable. They know its their mistake and still do not pay back a deposit, but additionally accuse you and speak back rudely. And you will have to call them multiple times. SAVE YOUR MONEY, PEACE & RESPECT! I think it is one thing to follow fair housing rules, but to accuse the renter for your mistake and talk rudely is a horrible thing and speaks volumes of their management style!
Been here 6 years now the worst people I've ever dealt with. Most of the things outside my apartment are broken. Like a leaking and flooding garage and also the laundry room, completely under water any time it rains. Not including all the other issues. And on top of that the last two years is these frequent random apartment inspection. Fix your issues first then harass and disturb residents.

Worst living experience dealing with noisy and nosy Neighbour's and needs to protect your autistic kid from bully and mean youths without supervision and ignorant management office, invisible landlord . Forget the comfortable living hood here you will smell marijuana and cigarette in the hallway and stairs and kids stomping in hallway. No rules are enforced however I give the credit to maintanence Team who does the best job. The property manager is new and hope she does sth to prevent the neighborhood from crime free, care free and enjoyble neighborhood. If you are pet owner , you are welcome here, all buildings are pet friendly . If you have children I may suggest you look elsewhere to avoid any bulliness from aggressive teens who curses and swears near young ones. If you are sensitive and private person then run away as fast u can and I hope it might help some people and some not.

Very happy with this community, renters in this building very nice, staff in office are very outgoing, very concerned about your needs and wants. Maintenance guys are fantastic, cleaning crew keeps building clean .
Maintenance service was very prompt. I was not expecting a very prompt resolution since it was the weekend when I had the issue.
Yes I would recommend based on the service maintenance handled on a timely manner. I would not recommend because the rent is high.
Any time there has been a maintenance issue in my unit, it has been addressed right away. Anything in common areas is another issue. The laundry room specifically. There are 3 washers and 3 dryers and at least one machine is always malfunctioning or out of service. The price per load of laundry was also recently raised by 9 cents with no notice, and just seems a little rediculous.
Based on the one week I been here because I'm still not fully moved in I would recommend this apartment community to others, because it's quiet most of the time and it's clean enough.
Price is too high for square footage but quiet location a plus. I felt when I said I heard there were 2 pools asking if true, leasing agent should have told truth that 2nd pool under major construction and not open instead of just answering yes. Problem is this raises a red flag that there could be other issues that were not revealed.
The leasing agent was helpful. The property looks fine but I ended up canceling my application no later than 24 hours after applying , the $175 that I had paid were kept by Willow Crossing. What's the exact reason?? Not happy about that.
I enjoy the apartment complex. The neighbors are friendly and we have the privacy we need. Unfortunately, The maintenance around the apartment is not the best. There is always trash on the lawn, even the day after the gardeners come.
It's the current management that keeps me from recommending this place. Also being forced to move out or face a $271 increase in rent. We are moving this week, but have always, in the 4 years we were here been extremely pleased with MAINTENANCE!!!!
Would because it's convenient location. Wouldn't is my building now allows pet and I am little disappointed with that.
The only reason I give 1 star and not zero if possible, maint staff is wonderful. I'm not even going to bother listing the 100 reasons not to move here, but here are a few : 6 OLD washers and 6 OLD dryers for 65 units. 1 elevator for the 6 story building (7 include garage)., filty filty filty. But, biggest warning to future possible tenants, $200 a MONTH INCREASE for 2017 lease renewal. $200 PLUS A MONTH. Read it, believe it, Illinois is not a rent control state, Willow can raise rent to any figure they choose. For those that think, well , they dont' like her, WRONG, I'm the 3rd in my building to get this notice. PREPARE for sticker shock after your 2nd year in this dump.
Its big enough for 2 peaple its nice to relax not to much noises in the day or night
My service requests are resolved promptly and the staff members are always friendly and professional.
biggest complaint is the cleanliness of the hallways, doorways, laundry etc., poor cleaning done, trash sits in hallway for a week before it is picked up. having said that, better tenants would help, they make the trash and then it sits.
The apartments are in a nice, convenient area and I love the fact that I can't really hear my neighbors, except when they're in the hallway. The walls and ceilings are plenty thick, but the doors are a little thin. Also, an extra lock would make me feel a little more secure.
Getting a brand new refurbished apartment for the convenient location it's at in the wonderful town of Elk Grove is definitely something others should take advantage of.
The apartments are a friendly communitu oriented complex.
Willow Crossing is a combination of a diverse complex with enough privacy for my individual needs.
Upgrades to the curb appeal and grounds and facilities are much needed.
It takes the management too long to fix more serious issues.
The staff, both office personnel and service staff, are friendly and professional.
It has been a nice place to live. But the cost I think could be looked into.
I live here for the last 5 years, but I can not wait to move from here the new staff have no manners and are very rude. They do not care about the people who live here already, and maintenance is not as good as before, it's more than a month without elevator service and they do not have an exact date to fix it and I live on the fourth floor but the only good thing here are the neighbors they are very friendly
I just moved into this apartment and was disappointed with their on-site management team. The elevator was out of service and NOBODY ever told us. When I went to their office to ask about the elevator, they just did not care. A women even yelled at me and basically told me to suck it up. I had to move all my furniture into 5th floor, using STAIRS. Almost every residents I talked with is very disappoint and frustrated with on-site management team. I talked to their property manager but she has even worse attitude. I had to look for ways to talk to their regional manager because the property manager refused to provide his contact information. Luckily, I found a way to reach out the regional manager. The regional manager did called and apologized. That is the only reason I can stay here. Besides problem with their on-site management team, the apartment is fine. The base rent is relatively cheap in the area but the trick part is $60-80 utility bill. Also, the laundry room is dirty.....AC is dirty as well but that can be fixed with help from maintenance team. The neighbors are nice people. Thus, there is a big trade-off.
I took the worst decision to live here. Mold at shower, maintenance make me buy supplies to fix apartment. Simply very disappointed! !!!
I've been living here for just over a year and overall the apt are adequate, safe, clean and well maintained. Even though I live in an older unit which does not have the up grades like many of the others but I like it. I guess the only criticism I have is the supportive staff that works there need to work on their people skills if they wish to attract new residence here.
I really have loved living in Elk Grove Village and these apartments are situated in the perfect spot between downtown Elk Grove and Schaumburg. Its almost as though nothing is too far away. There is a beautiful lake in the back that I wish was maintained better by the new management. The rent is a bit high and parking is limited. A new pool and playground have been added with new management. Overall the best parts about living here is the location, otherwise average apartments with higher rent prices.
I have lived in my apartment for 17 years and not once has any maintance done on the inside; no painting, no new carpeting, no wall repairs, no ceiling repairs. When the landscapers cut the grass, it is as if it has't been cut. The wooden outside accents haven't been scraped or painted in the 17 years I've lived here. General rules only apply to certain renters, ie nothing overhanging balconies. All the 2 bedrooms apartments were sold as condos, so the general rules don't seem to apply to them. No playground for children, no net in the tennis court which is locked at all times. The only reason I am still here is for the excellent friends I've made here and the fact the hospital is approx 2 miles away, within walking distance, as is a number of good restaurants.
No complaints! It started with a great first impression when we came to visit the property, and progressed through the quick and easy application process, to us moving in that same month. All our appliances and amenities were well-maintained upon move in and have lasted us through our first year of rent with zero issues. The laundry and exercise rooms, leasing office, and common areas of the property are well-maintained, and the option to have a garage space is very convenient. We picked this apartment for location - close to lots of shopping centers, parks, and major roads, and just 10 minutes south of Woodfield Mall!
I've lived at Willow Crossing in the one bedroom, one bath, 700 square foot, Dasiy style floorplan for almost two years now. I happen to be in a pet friendly building, even though I do not have a pet of my own. It's a decent amount of space for one person and I've been relatively content. The rent has gone up over the last year, and the company that owns it has also changed over the last year. It's nice that they've finally updated to allow us to pay online without added fees. Previously I paid by check to avoid those fees, it's really the only thing I pay be actual check any longer. They are usually prompt with basic repairs, though I've had some issues with moisture and paint that I've had to report a few times. The heating and air conditioning units are a bit out-dated and doesn't circulate to the bedrooms well. I tend to counteract that issue with an oscillating fan in the bedroom in the summer and a small electric space heater in the winter. Overall it's a nice place to live at a reasonably affordable price.
I have been living in a 2br apt. in the Willow Crossing Apartments for 5 years now! This has been the home for me and my son since he was born and it couldn't be more perfect! The location is outstanding as I am right next to all major expressways, down the street from Woodfield Mall, Streets of Woodfield, etc. and it is still the cheapest apartment in the suburbs in a SAFE area that I can find. The staff and maintenance employees are unbelievably polite, professional and prompt to please their tenants. The size of the units are HUGE and you don't pay the price for it which is just one of MANY reasons why I love my HOME and why I have remained here for so long and why I am signing my lease AGAIN. This is the perfect place for a family or for your own "private oasis". The grounds are beautiful and contain 2 pool areas, a volleyball court, area(s) for grilling that are right next to the pond, a dog park and everything has been newly renovated! Move in NOW! You will not regret calling this place home!
honestly if I could choose 4.5 stars I would give willow crossing that score. I like the elevator, parking garage, secured access, pest control, gym and swimming pool just to name a few positives and the staff here are pretty nice and I believe I just started seeing a roaming security guard on the property. The only thing I really don't like is distance to public transportation. You need your own transportation to live here, but your close to the expressway which is nice. Also I like to bike and the bike path that leads to busse park is AWSOME!That's really the only con I have for the apartment is the access to public transportation. Great apartment overall
The Willow Crossing Apartments in Elk Grove was a disappointment. The property is pretty, and the pools are well kept. However, it is inconvenient to get to the pretty part of the property depending on what building you live in. The service is slow because they have to go through their corporate, which is understandable. However, we have a wasp nest right outside of our window. In July of last year, shortly after we moved in, they were coming in through the rotted seal of our window. They could not locate the nest, so we were constantly killing them. They didn't replace our windows until November because the work order had to be large enough. Until then, we had to keep our window closed and taped to keep them from coming in as quickly. There are only 6 washer and dryers in each building with a 1.50 charge per, which you get a reloadable laundry card when you first move in. That would not be a problem, however they are small-load and most of the them are broken a majority of the time. Fortunately, there is a laundromat near by. There is only one station that you can reload the laundry card with cash, which is at the work out room that is attached to the office. You are able to access the room by either the office during business hours, or with a separate key card they give you. But that entrance doesn't always unlock, even if it reads the card. If you factor the key card not always working, and the short office hours, it makes using the already small work out room a hassle.
i am getting ready to move into willow crossing in the next few weeks and i gotta tell u the vibe i got the moment i drove in there was insane i fell in love with the place instantly july 20th can't come fast enough

I have to tell you that this place is horrible! The new management now started charging for water, gas, trash, service charge. We pay for electricity, laundry, gas by our self plus, the bill they send us. When we went to talk to them about why we got $100 for water, what they told us what they do not have anything to do about this because they have contract with a third party and they send the bill. They said you got $100 because we are paying for other residents water bill since their lease is not renewed yet. I was amazed by what they told me. Why do we have to pay for other residents? This is not fair and I am gonna move out soon. Horrible place and DONOT recommend to anyone!!
