management is terrible, hallways are always dirty, roaches in almost all the buildings.Been waiting on something to get fixed that's been a hazard for two years even called Waterton and it's still not fixed but they put notes on your door if you late paying rent but they're not using the rent money to do any maintenance on the building. If you complain too much they'll tell you you can just move and they won't charge you any fees
The corridors are ridiculous very dirty. Mgmt is no help what so ever. Mgmt does not let you see Apt unit until move in date. they spring extra fees on the tenants
I love living here, it's quiet and peaceful. It's also close to shopping malls.
Nice. Clean, affordable apartments. Newly remodeled ones are quite nice and make you feel at home. Move in experience overall was very easy and staff was very helpful.
I love how welcoming everyone was throughout my entire move-in process. My entire apartment search was rough until I looked into Oaks of Willow Hill. I think our process took 2 weeks, if that. This place felt like home as soon as I walked into the apartment. Everyone minds their business and I feel at peace here.
It’s a great starter apartment. Could also be a long term rental place so you could save and maybe move into a home. The area is quite safe and the neighborhood is quite chill.
I’ve been living here for 2 weeks and already I’ve had issues with my plumbing, I can’t get my screen door fixed that was already messed up before I moved here, and there are roaches in the laundry room
They have all the amenities you need in your space. It's just not a home, but a community.
ive been resident of Oaks almost 20yrs.. great place to live, however upkeep of inside of building can be better. its easier to refer friends/family that come visit me to become a resident when the inside of building is appealing and clean as well as the unit.. God bless,
Community is a lovely place. Just need administration to follow through with policies. Wish maintenance finished jobs they start. I images on the web page are not quite the same as the actual community.
They will reach out to you and make you an appointment knowing there are no available apartments. They wont reach out to cancel and they refuse you at door after driving all the way down to the complex unapologetically. They are unprofessional, please dont even reach out
We went to ask for more information, and my husband and I were really excited. The lady told us that she would send us more information because my husband and I were going to apply. We never got a call back, didn’t even get an email, and my husband tried calling again and this person was not available. On top of that, we called the number to get a “tour”, but our time was wasted since they said they were not giving tours due to covid which is understandable but they need to stop misleading people with false information. Horrible.
DO NOT MOVE HERE! It is horrible! The worst place I've ever signed a lease for. The management office is horrible. The maintenance people are horrible. They will enter your unit without you knowing. They frequently shut off the water. They have pest issues. The foundation is poor. The walls are paper thin. The hallways and building is never clean. Maintenance doesn't want to do any work. The buildings are never secure. The locks are broken and malfunctioned. AVOID IT ALL COST!

OMG!!! Where do I start????? Since living at the Oaks, this place have been terrible. Police are always here. Loud people, loud music, loitering, soliciting, dirty building, bugs, rude staff, very old appliance, and so much more. I've been here a few months and I've been unhappy since. I'm out of here as soon as I can leave.

I have no complaints! Been here a year now and I love my unit. I can use a kitchen makeover, but other than that, I love it. Kid friendly community for children and pets. Close to transportation/retail services. I would recommend this community to anyone!
I have lived here six years and seen many changes good and bad. The area is wonderful to live, raise a family, and live a nice middle class life. The apartment complex needs to adjust to the modern times. First, walls should be painted with semi-gloss paint when you rent to families with children . The wall are painted with cheap paint that when you clean wipes the paint right off the walls. Your left with gray walls or dirt if you don't try to wipe them down. Appliances are outdated and missing parts that are never replaced. Patio screens fall off tracks because the frame is over thirty years old and needs an upgrade. Maintenance staff ignore the problems because the complex is not interested in making the complex better , just making things manageable until your lease is up. It's so sad that you pay your rent and you hate your apartment. I have stayed so long because you can't find a community where your kids can play safely, quiet neighborhoods with no violence, grocery stores, malls, and expressway access within five minutes of your drive time. The schools are excellent and are better than many areas where my family and friends send their children. I want to find a house here because the area is great. There aren't many places to move that are affordable because the community has life-long residencency. I've been looking for years and feel as if the complex here takes advantage of all the good that is here, that you will over look the horrible conditions of the apartments that are not worth the 1200.00 and up rent you pay.
i have been here a year.. i have mice and rats in my unit and i'm on the third floor.. management is nast n maintenance is lazy n a joke.. security is a joke as well.. to many kids as well.. to make a complaint i was told to call cops to make a record for the complex so they can be fined n eventually put out the complex.. ppl need a place to stay.. pest control consists of glue boards i have project mice and rats they walk as hard as i do n i'm payin to live here.. i complained so much i got a notice from the so called security i'm banned from the main office.. but they will except my rent in the box.. this place is a big Joke n waste of money... its almost a thousand for a two bedroom its not worth it at all... drug infested...

Don't let the video fool you, don't let the white paint trick you. There isn't even a play ground. Why is that in the video. Notice you didn't see the whole pool only water?I have lived here for years at first I thought I was in a regular apt. But soon all the flaws came out. They ALWAYS turn the water off ,mostly w/o notice. Once for a whole week! rain Water damage created mold in the walls so the air is muggy. That's how old everything Is. I couldn't even get a home phone cause the building wires are so old(found out after I moved in) The schools and neighborhood are great but the complex itself is not where you want to raise kids . The hallways are gross the fixtures and appliances are are all from the 70's for sure, even the doors.I Was caught up in the free heat and gas so that's why I moved here in the first place but soon I found myself stuck desperate to find something. And they have a $75late fee for rent ! Save your time don't move here,you will regret it.even if it's one day.the worst part is getting help with repair or updates. There is none. Proceed with caution ? . Oh and if you owe the they got to have it. If they owe you they want you to understand it takes time.this place is a hone for some people and the management really need to take the rent late fees and make updates!!! Some people deserve better. Willow HILL Stop taking advantage of your residents shame on these owners !!! Not just management OWNERS!

My place has no updates, I have an old refrigerator that look likes it comes from the 60's, the front front of the stove fell off twice when I first move in, carpet needs updating I need new furniture. Rent is 952.00 that goes up 40 and up a year. To many kids in the complex. I just need a chance of an updated apartment, that I'm not afraid to call it home. So please if I can get a new apartment paid for a whole year that would be wonderful. I can work on getting new furniture. thank you
