Property Ratings at Willow Lake
Contacting the leasing office is a chore. When their phonelines aren't down they simply won't answer them. You can only speak to someone by physically going to the office. The community is not maintained beyond the bare legal minimums. Our AC barely works to the point we regularly turn it off, open the windows and turn on fans when outside temperatures get above 85 degrees because the ancient unit simply can't keep up and the office refuses to properly repair or replace the unit. We had a $400 electric bill last year around July/August before we figured it out and still had a 90+ degree apartment. Gunshots in the area are frequent and our car was recently broken into.

Although the application fee is listed as $50 on this site, when you apply you find out that the application fee is actually $100.00 and you also have to pay the $300 administrative fee at the time of the application to "hold the apartment" and they also charge a $10 convenience fee so the total to apply at Willow Lake apartments is $410.00.

These pictures are lies! The pool is small and dirty. Never open, the gum is never open. The apartments need upgrading. The appliances are older than me! Maintenance doesn’t fix anything! Tub peels, always garbage. Guess they not paying for trash pick up! Gun shots , prostitution ring on the corner! Don’t waste your money! I wish I could upload pictures here
I’m new to this place. Down fall 24/7 all you here is the people walking on the 3rd floor very annoying because you can’t even sleep properly at night.

The Office staff is great. They have very spacious apartments with upgrades.The property looks clean and the lake is beautiful. The location is only minutes to Hwy 285 and Hwy 78. I have had a good experience living at Willow Lake Apartments.

I hear gunshots every night. There is also a nearby fire station so I hear sirens multiple times a day. Hard to get any rest and I worry about my safety.

Don’t bother moving here they don’t care about there residents. Terrible maintenance they don’t fix things nor do they respect it dirtying the place after trying to fix the problem. They charge you for having things on the porch and some of the staff in the office is rude and could careless. Every time you renew the lease they had on more to pay month. It’s not worth moving here.

I have recently relocated to Georgia and was looking for a place to live that wasn't too far from my job. Willow Lake was the perfect location, only about 1 mile away so this eliminates traffic. The area I live in is very quiet. The floor plan is very spacious and you really get a lot for you money. However, the roaches are horrible. I was told that the problem could generate from neighbors but I really believe it's just the apartment complex itself. They do offer peat control every week, which should have been a red flag for me. But, it's like the more they spray, the more that comes out. Office staff is nice, especially Cynthia. She was very helpful and worked quickly to get me an apartment but had I known about the bug issue, I would've looked elsewhere. Luckily I only signed a 6 month lease.

I have lived here for two years now. Every year when my lease is up, they raise my rent by $70 a month. I have never been late with a payment, I have never had any issues. Clearly they do not care about their residents, only the money. This year I have had two maintenance issues. Water dripping from my ceiling both times. The first time, I called the office after a couple of days to find out if they had even looked at the leak. Denise told me that she had not spoken to the tech but then tried to tell me what he had done and what he was waiting to do. I had to stop her from lying to me and ask her to actually talk to the tech before trying to tell me what was going on. She promised to call me back by the end of the day. I never heard back from her. The second time, I didn't even bother calling. I was never informed of anyone coming into my apartment or fixing a leak or anything. Now my bedroom smells like mold as nothing was done to fix the ceiling. The trash bin near my building overflows into a huge mess every week. There is not nearly enough parking and they know it. People park anywhere they want. Almost a year ago they sent out notices that vehicles parked illegally would be towed. I did not see a single car towed and nothing has changed. It is hard to see around some of the curves. There are places where you can't have two cars passing. I like my apartment, its old and not well kept up, but its livable. Its a shame Jamco Properties can't be bothered to care about their residents.

The management is decent but take their time getting around to fixing problems. The apartments are spacious but not modern. Older radiator and A/C units. Vent filters look like they have not been changed often enough. Painted over vents and knobs that should have been replaced. Rent prices are low. Outside of building are rough looking. Inside is slightly better.

New management came in so everything is changing. They are imposing more rules that's better for the community. The staff is pretty attentive about your needs. The apartment is definitely older and the walls are made of paper but with a little patience and creativity you can make something beautiful out of it.

when I first came to the property it was nice any time I had a mantience issues the would come asap which was around march 2015 as time went on and it became hot there were bad kids everywhere and the summer office people where rude and did not value my service mantience issues took days to resolve the floor in my apartment was caving in because the threw my apartment together in order for me to move in it is messed up and it really hurt me because they are nice apartments but they need to value customer service im no longer at that property

I've moved into my wonderful home in February/2015. I absolutely love the area. and it's convenient to a lot of places. Neighbors are friendly. and we have an amazing outstanding staff here at the leasing office. The Maintenance does a very good job when something goes wrong in my home. only a half mile walk from my home to Stone Mountain Park. It's a all around nice home and a acceptable area.
