My roommates and I have lived at Willow Oak Villa's for the past nine months. I have lived at several different houses and apartments in Chico and this by far has been our favorite. The upgraded fixtures and appliances are well worth paying a little more. The management always has an open door and provides exceptional service. The maintenance staff has gone above and beyond to make a living here effortless. The few small maintenance issues we have had had been fixed same day. The refreshing part of living here is that the management understands what it's like to be a tenet. Needless to say we have re-signed our lease and will continue to enjoy Willow villas.
To get right to the point, these apartments are ran by incompetent managers. Ever since my family moved in, we have been mislead by their rules and regulations. First being the "No breed restrictions." When we were first looking in to these apartments, I was told there were no breed restrictions on dogs, which turned out to be a big fat lie. I was told I could not have any "aggressive" breeds and had to give my husky to my parents to care for. Soon after that, it seems the management forgot about that and allowed other residents to have "aggressive" breeds. Next, our "personal" patio's can not have anything on it but APPROVED furniture. Meaning if they don't believe it looks nice, it's not allowed on your PERSONAL patio. The patios can not be used to store outdoor equipment either. Not even shelves. Then there is the whole BBQ situation. No BBQ's are allowed on your patio. You have to use the 2 communal BBQ's by the pool that have not been cleaned since they were installed. It is disgusting. Finally, the apartments themselves. They are quite literally polished turds. The appliances are bottom line, cheap, and ugly. The water heaters take about 5 minutes to get your shower warm, but then you have only 5-8 minutes of warm (not hot) water. The bedroom carpets stain if you even look at them wrong so good luck getting your cleaning deposit back. All in all, I would never wish these apartments on my enemies, I will not be renewing our lease, and I most definitely would not recommend them. Save yourself the struggles and go find a decent place to live.

Dear Resident, We are apologetic that you could not keep your furry friend, Most apartment communities have weight and breed restrictions plus pet rent. Having pet babies of our own we understand and that is why we only charge a pet deposit and have no weight restrictions, however due to insurance purposes, known aggressive breeds are not allowed. We monitor all pets on property and are aware of all breeds, if it is a resident that has one I invite you to inform me in the office. The patio is your personal space, we are strict on any outdoor storage that can block entry to the W/H closet due to fire hazards. As chicos newest premiere property, we want patios to be clear of debris and keep them clean to keep the property attractive, although this was all outlined in your lease I would be happy to go over it again in person. Willow Oak Villas has 2 gorgeous outdoor kitchen areas with gas lit BBQ’S and various charcoal BBQ’S throughout, All are within walking distance from your home, BBQs on patios can become a potential smoke and fire hazard , I apologize if this was an inconvenience, I personally walk the property and have our maintenance staff daily clean any areas, if the BBQ’s were not up to par when you went to use them I sincerely apologize and will correct this issue especially with high usage during the summer months. Our Apartment homes come equipped with full size appliances including washer / dryer, refrigerators w/ ice makers, dishwashers, microwaves and gas stoves. These appliances are top of the line for energy efficiency, saving our resident’s money when it comes to Pg&e Bills, We allowed tours of our model as well as a virtual walk through before move in so there are zero surprises on what your home would look like on the day of move in, we boast amazing berber carpeting and have returned full deposits back to the few move outs we have had, If there is an issue with your carpet We are happy to refer you to our professional carpet cleaning vendor, but the apartment homes were brand new at move in so there would be no issue with prior resident stains. My goal is to have you renew your lease and to keep your stay at Willow Oak villas a pleasant one, My information is listed below as well as office hours. While the apartments themselves are nice with beautiful countertops and flooring, I would never recommend someone to live here. There is no storage except for the bedroom clothing closet which would not have been an issue except management does not allow items to be kept on the balconies. Upon moving in, our air conditioning was broken and our dishwasher was broken. The maintenance guy provided excellent customer service and quickly fixed our issues but it became clear that this place was built with little care as other problems have surfaced. Also, only one parking spot is provided for each apartment. This would also not be an issue if sufficient guest and unmarked parking was provided but this is not the case. We got the impression no one even did the math for parking spots to apartments during initial build planning. Management has even gone so far as to lock up trash containers on the weekends due to over filling of certain ones so residents must walk to different trash areas much farther from their home. I don't understand how it is the residents fault that management failed to proved sufficient trash capacity. Another sign that they are unprepared for housing this quantity of residents. I am not paying over $1000 a month at a "luxury" housing community to have rules imposed on me for management's lack of planning. To top it off, the passive aggressive announcements are rather patronizing. We will not be renewing our 6 month lease and look forward to finding a new home.
