I'm loving living in this place, everything is very clean, good neighbors and the Manager is an excellent person, solves any problem accurately and is very lovely, here nobody smokes cigarettes or marijuana inside the building, there is no noise, my experience here has been great . ????
I’ve lived here 3 years now. On a positive note I have nothing but nice things to say about my current neighbors, but nothing else positive to say about this place. Thefts from cars and stolen packages are an ongoing problem here. Had a needle stick incident that has put me deep into debt and nearly resulted in giving me Hepatitis and unfortunately residents keep finding them around more and more often. When maintenance is done residents are seldom given more than 24 hours notice and if it’s maintenance on something like rubbish disposal, laundry, or a parking lot residents are expected to make arrangements of their own for these services. I’d advise anyone thinking of moving here to at the very least talk to some current residents before doing so.
When we first moved in window frames were freshly painted, however after the first winter all window frames were covered with BLACK MOLD. After numerous complaints to Willow Pond management and threats with lawsuits, they finally decided to change original windows that were over 40 years old. Due to poor ventilation in the bathroom (weak exhaust fan) hot water steam makes BLACK MOLD thrive, thus it requires annual repainting. Most likely black mold is airborne and circulated through cheap and porous HVAC filters. CAUTION! Insurance companies offer liability mold coverage for tenant and homeowner policy, which means MOLD, could be DETRIMENTAL to your HEALTH. The management has OVERCHARGED us twice two months in the row for rent, blaming it on internal computer glitch. Whatever justification there might be for such high rent, it is still not worth it. These claims above are not vindictive statements but TRUE and HONEST FACTS. I have taken pictures in support of these claims.

The windows in this unit needed to updated, that part is true and they were ordered and installed within 3 weeks of initially having this brought to our attention. There was a build up of condensation that contributed to the issue and if the windows were properly taken care of, the issue would not have escalated as much as it did. We took care of it immediately and the mold test that was conducted came back ..NEGATIVE for black mold. We are currently updating all our older window units :)
Never did take the apt there but got majorly ripped off while processing a application. They told me I would get my 250 dollars back as I wrote them a check for 275. 25 was the application fee(which I understood I wouldn't get back), 250 was a hold fee. I was told at the time of writing the check I would get the 250 back had I givin them sufficient notice time which I did. When I called them to tell them I bought a house they told me I couldn't have my 250 dollars back as my application had finished processing. What the heck is that all about? 250 dollars I gave them to never even live there? Is this how sad our society has become to rip off people like this? I would probably take them to court but I think this negative feedback will at least open there eyes and yours that there is a problem here. I have since bought a house and I am glad I did and never have to rent again.

(Upon Move in Application Fee will be applied to rental account) • $250.00 Holding Fee is payable at time of submitting application. If the application is deemed accepted by the landlord (in its sole discretion) the Holding fee will be applied to the rental account. If the applicant withdraws the application after the three (3) day grace period, the Holding Fee is forfeited and will be applied as damages for holding and preparing the Premise. • Execute a Lease, prior to entering into possession of said Premises. So sorry but you were not within the grace period.
They do NOT have a online payment system, can't accept payment by cards. No rent paying services like cozy or rentigo. The payment options allow are enough for a one star. So rude

If you want location, this is the place. It is in between Rochester, Fairport, Webster and Eastview mall. Right off the expressway and near many stores and restaurants. When you sign your rental agreement make sure you add in to get your security deposit within 2 weeks. Otherwise, it takes 60 days and that is with calling them every day for the last two weeks. Also they charge 65$ for the drip pans when you can get them at the dollar store for a dollar. If you want a nice hot shower and someone to flush the toilet to make the water cold, this is the place. If you want kids yelling, playing in the hallways and in the parking area all hours of the night, this is the place. The kids rule here and know the pass codes for every building. They are afraid of the kids too. They don't plow very well and not very often. Also plan on your car getting broken into and the tire caps taken. It happens a lot there. You will see the Monroe County Sheriff often driving around. There is rumor of drugs in the area. If you like mold, here is the place. Just go into any basement and you will find it. The washer and dryers are often broke and take your money. You can tell the office the problem but they do not return your money. Also, the buildings are not very well insulated and you will see many ice canes dripping. You will also hear your neighbors come in and out as they slam the doors that are not secure. There are many more problems there, just avoid going there.

I would not recommend anyone to rent here. I have had an awful experience living here. I had mice in my apartment for a month and all they did was set traps and when we caught 3 of them, I had to dispose of them myself because no one came to get them. Then after that, I didn't even get a discount on my rent for that month when I asked how I could be compensated for having to live with mice. Went to the pool once over the summer and it was filthy and looked like it hadn't been cleaned all summer. The lady in e office doesn't return phone calls about maintenance. We street lights out in front of our door the whole lease and a few ceiling lights out going up the stairs. Complained many times and nothing was done. Our neighbors below us were loud and disruptive and nothing was done about that when we complained either. We hd a newborn and they placed loud music all day, the kids were screaming outside the window and bouncing balls off the siding. After complaining many tmrw, nothing was ever done. This is by the far the worst apartment complex I have rented from.

I enjoyed renting here and had no major issues except for a couple of not great neighbors. Maintenance issues were resolved quickly, and Julie the FT rental manager was great. The problem was with the w/e hours, the office was not open when they said they would be and pool states it would be open on Sundays at 11am, however, they came in whenever they felt like it and if someone was a no show there was no one in office that could call a lifeguard in. Also the lifeguards don't seem to pay attention to the weather in the area, not what is 10 miles from them, they close on a whim. Location was great, close to stores and size & setup was super!
