East Fresno is a dynamic neighborhood conveniently placed 10 miles from Downtown Fresno. The Sierra Freeway runs through town and connects East Fresno with other parts of the city, but residents won’t have to travel far from home to get what they need. Property Ratings at Willow Ridge
I’ve never seen a roach in the two years I lived here the staff is easy to work with. They are by the book so you know what to expect. The staff was very helpful with all of my needs. My vehicle was stolen the first month I lived here but that could happen anywhere! It was recovered thanks be to God! I’m more vigilant now is all. Everything is well maintained and the only complaint I have is the lawn care guys are so obnoxious!.
Lived here for a bit but never had any issues, well maintained apartments nice area. The office manager is very nice and helpful if you needed anything made my stay there very comfortable.
Currently live here and I don’t really recommend it. I might leave depending on if I can find a different place. But, there are roaches in the laundry room and it’s really gross, like there is gum dried inside the dryers. Cars and mailboxes have been broken into, all while the gates have been broken (for years according to other tenants I’ve talked too) allowing random people to come in and out whenever. A few months there were +10 cars that got hit in one night and the same people came back the following week and got caught literally because my roommate and I were awake to call the police. Where was the apartment security? I see at least one homeless person a day digging through the trashcans. I have asked three times via email when this will be fixed and it doesn’t sound like it’s going to at all. All I ever get is a “Your comment and concern has been forwarded to our corp. office” each time. The mailboxes just got broken into yesterday and it’s pretty much a joke at this point. The only nice thing about this place is the office staff.
I lived at Willow Ridge Apartments for two years and I absolutely loved it there. The maintenance workers were always so nice and able to help me out with any problem I ran into. I was a Fresno State student and the location was perfect and for the most part, I always felt safe living there. Occasionally, someone would park in my assigned spot and management could not care less even though I technically pay for that spot. I was always left to handle the situation by myself and sometimes it would take the tow truck hours to arrive and tow the car away. I never had a problem until I planned on moving out. The management makes it very clear that unlike most leases, residents must give a 60-day notice instead of a 30-day notice. Two months before I planned on moving out, I emailed management with my notice attached. I also sent it via certified mail so I would have a return receipt; I would recommend doing both of these things because when I moved out, they tried to charge me for 2 extra months claiming I did not give them notice. Thankfully, I had my return receipt with the manager's signature proving that she had received my notice. That charge was taken off my final bill; however, they still managed to charge me around $300 in cleaning fees which was ridiculous for a one bedroom apartment. My mother and I spent a whole day scrubbing the apartment and even the manager stated that the apartment was very clean. On the move-out inspection, they stated that the floorboards and blinds were not clean which was completely false. In short, do not go the extra mile to make sure the apartment was spotless because I did that and they charged me regardless. I would consider living here again; however, the management needs some reform. When I first moved in, I was told that they were going to fix the gated entry and replace the mailboxes; however, that was never done throughout my two years living here. In fact, I had a guest stay the night once and their car was broken into in the parking lot that should have been "secure". They are so nit-picky with their residents; however, they do not hold themselves to the same standard.
This place makes you pay for things that they don't even deliver. The "gated community" is a lie. When I moved in they said that they were broken and would be fixed. 2 years later, nothing. Packages got stolen so many times from our doorstep (on the second floor) because of the fact that they won't close the gates like we were paying for. The security is a joke. I had to call the cops a few times because of the lack of security and the fact that this place refuses to fix the gates and keep the side entrance gates closed. The kicker? I was minding my own business one day, getting ready for work, I was in the middle of changing, so I was naked. I should have been safe to walk around my own apartment, that I pay far too much for, undisturbed. But while I was in the kitchen grabbing something, I heard 2 knocks on the door. Then it starts to open. I think it's my husband, so I'm confused for a second. Then a man I don't know opens the door. I had just enough time to run into the hall and scream for him to get out, before he stepped in. It was the maintenance man. I had not asked for them to come. And I was given no notice of them coming. I was so shaken up that I was late to work because I couldn't stop crying (I have been raped before, and genuinely feared it was going to happen again.) When my husband called, they gave him a weak "oh, sorry, they went to the wrong apartment." They never once contacted me to see if I was okay or to apologize to me. After this event my PTSD came back, and I began to have panic attacks whenever I heard noises in the apartment. Speaking of people going to the wrong apartment, it happens all the time. There are two sets of apartments that have the same numbers. So, say you live in 2800 Willow apt 110.....there is also a 2810 apt 110 that will, 9 times out of 10, be getting your pizza delivery. It doesn't help that the neighbors are that dishonest that they actually take the packages and food you get delivered. Another warning, there are no lights in any rooms except the halls, kitchen, and bathrooms, and no fans. The quality of work done inside the apartments is laughable. Paint dripping. Paint on the floors. They painted the shower? Carpet lifting. The kitchen countertop was slanted. It was not pretty. And FYI you can't store anything on the porch. When you see it at first, you will love it! Just like I did! But the facade fades in a week.
I have never written a review before; However, I feel the need to warn families and individuals considering moving here, DO NOT do it! Look elsewhere!I lived at Willow Ridge for more than two years and my experience was horrible. At first, they were a safe, quiet and considered a gated community. After that first year, the gates have been opened since then causing numerous problems. At two in the morning Randoms will dig through the trashcans, my car has been broken into and our mail was stolen. I complained about the gates to the managers in the office and they told me it was in the process of being fixed, that was a YEAR AGO. Since many of the mail boxes had been broken into, they had us pick up our mail at the post office for the past 3 MONTHS NOW. It is very inconvenient and a hassle to go to the post office if you work full time. The property owner and managers in the office do very little for the people that live here, besides take your money any chance they get. The washers and dryers in the laundry facility are trash, they rarely work and like the managers, the machines will take your coins so don’t expect a refund. This complex does not even deserve a star, but the maintenance guy does a good job getting to our requests quickly.
Now, the one good thing I can say about this apartment complex is parking. I was always able to find a parking space matter what the time of day. When I moved out, I got my parents, and boyfriend to help me clean the apartment up to try and get as much security deposit back as possible. We wiped the walls down, we cleaned the bathroom tub and shower, we cleaned the floors underneath the fridge and behind the toilet. Even the patio and fireplace. I thought we did a really great job cleaning! Well boy was I wrong. When I got my letter from Willow Ridge they said I OWED $200 something dollars. They charged me $300 for paint. I only hung one tv in my room on the wall and filled in the holes I made. Even if they painted just that one wall, no way did it cost that much. Again, I lived here for close to two years.. No way did I cause a $300 paint job to repaint my entire apartment. They also charged me $100 for the two sets of blinds in my apartment. I did not break a blind, I did not bend a blind, and I dusted and cleaned them. So I'm not sure why they charged me for that. I also read somewhere online that in California it is illegal to charge for blinds unless broken... However, I'm not trying to legal an attorney to settle this ridiculousness. Now I can understand if they just standard hire a cleaning company to clean the apartment. But some other things listed on my bill I just don't understand at all. It makes zero sense to charge me literally $800 to move out. Security deposit and additional $200. What is funny is I recently met someone who also lived at Willow Ridge and had to pay an additional $300 when they moved out on top of their security deposit. So it must be something they are good at. So long Willow Ridge, thanks for ripping me off. DONT MOVE HERE UNLESS PARKING IS ALL YOU CARE ABOUT.
Willow Ridge was the perfect place for our first apartment! We both go to Fresno State but wanted to find a quiet, safe place to live that was near campus. I always felt safe walking around and appreciated that the grounds were always kept so nice (landscapers come every week). The staff in the office were always helpful and professional and we spoke to Tabitha often. Maintanence would do safety inspections and promptly came to repair our garbage disposal and check our air conditioning unit when called. The laundry facility locks and is well-lit with windows and located right next to the office. I genuinely loved living here, and would recommend Willow Ridge to anyone looking for an apartment that is affordable and safe.
Management is super friendly. Community is quiet being gated. Won't find a better place for the money you spend.
