Property Ratings at Willow Ridge
Tired of this place, it's too noisy. The landlord routinely doesn't clear sidewalks and parking lots of snow/ice, it's ridiculous. How cheap are they? Oh but they did put out pails of ice removal for us, how nice. I thought I was renting, not taking care of this place myself.
I have lived in a number of apartment complexes in my day and this one is of the lowest quality. The faux hard wood (thick vinyl tile) floors are shifting in many places you can see the seams; the cabinets appear to have been sawed haphazardly in areas to fit around the countertops; the trim of the baseboards weren't even caulked or filled with any kind of wood filler; even the appliances rattle. I wish I had taken a closer look before signing the lease. That's just the start of it. The walls are incredibly thin, anyone walking up and down the stairs sounds like a herd of elephants. Since there is no carpet in the majority of the apartment there is nothing to muffle sound. So when your neighbors are coming and going, opening and closing doors and cabinets in their place, even talking on the phone - you get the joys of hearing it ALL. None of the doors have soft close hinges so every door in the 12plex slams and the whole building shakes - this is not an exaggeration. When the wind blows, which happens often in Iowa, the exterior fascia and siding claps noisily and sounds like it's falling off. I have mentioned some of these issues to the landlord who just brushes it off like it's no big deal or sends a generic letter asking tenants to quiet down. Really the building needs an overhaul in design!
I have lived in this building for 1.5 years now. This building is kept clean and very well kept! My dad is in the construction business and was actually impressed with the quality of the building. Great cabinetry, lots of storage room. My favorite is the hard wood floor look throughout the apartment. The main bathroom is large and my deck is huge. Unless someone is overly sensitive to noise, this building is pretty quiet with professionals (from what I can tell) living in the building. I have made this my home and haven't had one complaint since living here.If I have a question or maintenance issue, the management is very quick to respond. I would recommend these apartments.
Decent flooring, decent/good appliances in kitchen, nice counter tops and sinks, nice sized deck. Unfortunately the good things stop there. Low quality/rushed construction - easy examples everywhere you look, not hard to find and do not required an educated eye. Typical cheap items that you usually find in apartments, but they all work at least. Stairs are EXTREMELY noisy, and the walls are thin with no sound absorption, so you hear everyone coming and going. Also, every door in the building slams loudly. Don't even consider trying to have a nice relaxed day unless you can ignore slamming doors and feet all day long, especially around the typical 8am and 5pm time frames. I'm not talking about the typical apartment where noise was a distant priority - this is by far the worst I've ever experienced by a huge margin. Every door and footstep is a loud boom that literally shakes the building. Also, any wind over a few MPH and the siding sounds like it's going to tear off and the building creaks and cracks like it's been standing for 50 years. It was just built, that shows you the quality right there. Landlord doesn't care to address issues, which is too bad really. These apartments could actually pass for luxury with a few issues addressed, and they would not be very expensive to handle. If you do rent here, I hope they clean the unit before you move in. I had to clean mine myself, it was disgusting.
