Property Ratings at Willowbrook Apartment Homes
It’s currently 11:40pm and there are 3 police SUV’s in front of the building- thankfully they don’t have their lights on tonight- with people screaming at each other in the parking lot. This is the 2nd time in the past 3 months I’ve been woken up because of police activity at this building. We pay ridiculously overpriced rent considering the condition of the apartment and building as a whole, with the poorly repaired water damage from early 2021 in the units/common areas, repeated rainwater flooding through the patio door that has been assessed but never fixed aside from halfway cleaning the carpets in our unit; as well as repeated rainwater flooding in the basement; the unsafe common entrance door that has been broken for over a year, packages being stolen, vandalism to cars and the building, unruly tenants, and the trash/dog poop littering the grassy areas and sometimes the hallways. This isn’t me being dramatic because I’m angry- this is a year and a half of no responses to emails or maintenance requests, and being ignored when myself of my neighbors try to get anything changed here. Calling this place a dump is an insult to trashcans.
On touring these units we were informed that residents aren't allowed to have AC units other than the one in the living room. You will not be allowed to install a window AC unit or a standing one so be prepared to sweat in the summer if you want to keep your door closed.
Yes, its noisy next to the school, but I actually dont mind that. I really like the action around the neighborhood, and living on 75th is like the best thing ever! You cannot beat the location of these apartments, everything I need is nearby. Shops, stores, work, and the city is only 20 mins away on a traffic free day! Also the rooms and closets are nice and big, and the balcony is huge! Parking is annoying, they tow at night so your friends or family visiting need to pay to park. I would like for them to create designate parking spots with numbers in the lot and let people who live in the building next to certain areas park the closest. The problem I encounter is if I work late and come home, and have to walk in the middle of the night a whole building over from my car just to get home. Cause the building next to mine parks near our only entrance, instead of staying on their end.

The apartment is right next to the playground of a high school. So noisy and you are going to wake up earlier on Sat.

I'm sorry about the noise coming from our neighbor, Hinsdale South High School. Saturday mornings you can hear activities going on, on the field next to the parking lot but in my experience it does not start before 9:00 AM. If you would like to discuss possibly transferring to a different location further away from the field please feel free to call the office at 630-986-5780.
Be careful if you are considering applying for this apartment because their screening criteria is not clear at all while the application fee is non refundable. Eg. They do not recognize income from self employment saying that they don't know if it is legal (Ridiculous). When the management staff charged me $130 and only took one morning to deny my application, she said that only proof of income come from a W2 form or form 1099 would be accepted. Ridiculous! Why don't say that earlier or mention in your ebrochure? When I asked why they don't mention this in their screening criteria, the unfriendly staff said: your case is special (I am a foreign person who just graduate with my master's) and you should ask me in advance ( well if you are doing business you definitely should consider all kinds of situations and make your screening criteria clear and accurate) they deny our application even if I could provide evidence that my income source meet their criteria and it is completely legal, just because that income is not on a w2 form or form 1099. Also they require my wife's credit score while I am the primary applicant and pay for the whole rent. Both my wife and baby are my dependents and they do not have credit history. I think the company should do something with their policies and staff. Again, be really careful before you make the payment of the application fee!

I'm sorry you had an unpleasant experience while applying but we are required to screen any resident over the age of 18 and they do need to meet the credit criteria and all income needs to be proof-able income in the form of paystubs, w2 or 1099. This was explained to you when you visited the office and in the paperwork that was given to you at the time of your visit. We have lived at the Willowbrook Apartment Homes for just under a year. Our experience with management has been pleasant while minimal and our 1 bedroom is spacious. Our neighbors keep to themselves but are friendly. I would recommend this residence to anyone!
