Property Ratings at Willowbrooke Apartments & Townhomes
Bella was great with helping us with everything to get us moved in. If i had any questions she was there to answer them. She's very polite and nice to talk to. Jason was very polite also. When we were moving in the maintenance guy was walking out and asked if we need anything fixed I told him a couple things and he came right up and checked them.

Quick move in process. Melanie got me n quicker than expected. She Rocks! Staff were great and I received a FREE smart TV upon move in. Nice apartment & quiet area. Highly recommended.
We are current residents on our third lease. Two and a half weeks ago on the 3rd of September during Labor Day weekend our apartment, along with the apartment below ours, experienced severe flooding due to a clogged toilet in the apartment above ours. We woke at midnight to the sound of water pouring from our ceiling onto an inch of standing water that had accumulated in our hallway and living room. We contacted maintenance who came fifteen minutes later. Maintenance attempted to shopvac as much water as they could but left after another fifteen minutes. We were stuck using our carpet cleaner until the next morning, sucking up disgusting brown water. Professional cleaners came later that day (still Saturday the 3rd) to assess the damage and clean the floor. After two minutes of cleaning, the contractor said the carpet and bathroom wall needed to be removed and they would return on Monday the 5th to do so. At no point were we contacted by the leasing office. We were not offered to be put in a hotel or different apartment despite the obvious health hazards present. It was a holiday weekend so we gave the benefit of the doubt. Over the course of the remainder of the weekend mildew and mold began to form and the stench in the apartment was so terrible that it made its way into the hallway and could be smelt from outside the building. Monday the 5th, the contractors came and removed our carpeting and a large section of the bathroom wall, as well as the door to the bathroom. This left exposed the bare floor with tack nails sticking out. The contractors left five large fans and an industrial grade dehumidifier after spraying chemicals to try and kill the mold and mildew. Again, still nothing from the leasing office. We gave the benefit of the doubt. We have taken photos and videos to document the entire process. I visited the leasing office the next day, Tuesday the 6th and presented the photos and videos to them. I was met with complete disregard for our situation. I was not asked if we were ok, if we needed anything, and there was never any mention of rehousing us temporarily. I asked if we could discuss the possibility of prorating our rent due to the circumstances we were currently facing. I was told they need approval from the corporate office in order to do that. From Monday the 5th until Friday the 9th we were unable to use the majority of our apartment and were stuck living out of the bedroom with our two dogs. Do NOT live here
This is one of the most neglectful apartment complexes I’ve ever seen. If safety is a concern for you don’t live here. None of the “security” doors actually lock and they had a sex offender living in one of the units. There is also no way this place is up to code. There is not proper ventilation in the bathroom, leading to you guessed it MOLD. Oh and they’ll just paint over that before the next tenant moves in. They also do not properly care for the property leading to issues like clogged gutters, constantly overflowing dumpsters, and a very slippery parking lot all winter long. They will sneakily try to charge you for anything and everything they can think of, including insurance (even if you have your own) and mistakes on their end from not properly up keeping their online payment service. If you actually want to move in, make sure you do a walk through of your EXACT unit before signing any papers. They also have some of the noisy people living there including drug addicts and abusers and constantly barking dogs. Oh and when you try to file a noise complaint to the office people, they will do nothing about it. The maintenance doesn’t even perform normal duties like testing smoke detectors, checking heating, covering AC units in the winter etc. Wouldn’t recommend this place to anyone.
Full of dog poop everywhere, green flies all over, management does not seem to care. Avoid this place. Dirtiest in Brockport.
