Property Ratings at Willowyck
We moved here back in 2017 and the price seemed to match the apartment. Once the new management took over, our apartment started to have many issues. I'm not sure if any of the other residents experienced the terrible problems we have been having, but I wouldn't be surprised if anyone did. Our sink in one of our bathrooms stopped working properly, so we had maintenance come in and fix it. But once that was fixed, our toilet started leaking. They came to fix that, but, I'm guessing, one of the pipes they worked with started leaking and our closet floor was soaking, and that took about 4 days. Again, they came and fixed that, but our kitchen sink wasn't working properly and the amount of water that came out was 1/2 the amount it was supposed to be. They came after a week of us calling them multiple times, and so we couldn't wash our dishes too well. Once they fixed that, which took 3 days, after about a month of nothing bad occuring, our washing machine and kitchen sink are both messed up. Our clothes we were washing are now disgusting and every time we try turning the washing machine on, the sink overflows with soapy water from the washing machine. Now we can't wash our dishes properly again or wash our clothes. We have been calling for maintenance to come and fix because this is something we need fixed asap since last night and were supposed to come today to fix it, but said they'd come tomorrow. So on top of the increased rent, unnecessary renovations, and issues going on with our apartment, we also have the worst neighbors living above us. Our neighbors have loud parties and celebrations, or what not, and they drink, play loud music, and they stomp around. They're parties usually happen in the middle of the night. They're very obnoxious and have no manner at all. I have younger sisters who also complain that our neighbors scream curse words and are way too noisy. I have certain things that make sleeping very difficult for me, but our neighbors make tbat at least 2 times worse. I've complained before about them, but I never received any responses back, and they had another one of them move in with them not too long ago, and it definitely hasn't gone better. I will see cans of beer and cigarette boxes in our yard, so I have to clean it up myself, or it'll just remain there. They're behavior is disgusting and this apartment is not worth living in.
The last several reviews are spot-on. Do not be fooled by the condescending, dismissive response "scripts" from the management. When I moved here the grounds were extraordinary with mature trees and ornamental grasses. Neighbors knew one another and welcomed you to the community. Rents were not cheap, but within reason. Enter the new management who demolished the landscaping and has tried to reframe this as a plus. What in fact they have done is to remove all plantings they could (except for outer areas that are seen by prospective tenants) and demolish trees to cut down on maintenance- not that they actually do much upkeep. If you do not live in a front-facing unit, your grounds are bare, ugly and nearly always muddy from the tractors that plowed through some months ago. If trash is dropped, it will stay there unless YOU pick it up. All attention and $ is put toward "renovating" the ever-increasing number of vacated units (as former long-term tenants flee) into hideous icebox looking apts with cheap materials. If you did not move out, they will have increased your rent by 25% to pay for renovations whether you want them or not. You will be offered some "renovations" entirely on the management's terms: you can't get new appliances unless you agree to have your kitchen demolished, even though you will be charged for them and live with ancient dysfunctional appliances. Those tenants who elect to receive renovations will get their apts put on end of the list, after all empty apts have been done, because who cares about the people who are already paying rent when there are new tenants to attract? Meanwhile, the owners have banked your increase and are drawing interest on it without investing a cent. The permanent maintenance staff is sparse and you have to wait for repairs- but no shortage of contractors for the empty apts! The new dog park is virtually on top of many tenant's apts and is noisy. Meanwhile, the playground which is almost never used, was installed away from everything. Owners held a sham meeting and 100% disregarded feedback- totally insulting. Heating systems are archaic and insufficient, so apts are cold in winter as heating bills rise; owner have not a single cent for that apparently. I cannot wait to read the response to this, assuring the unsuspecting public that I have just misunderstood all the wonderful benefits of the changes. Contrary to the propaganda, the Willowick WAS majestic and is now a shoddy rip-off.

Dear reviewer, this is David Friedman responding directly to your review. While I believe you have misrepresented a lot of information on here, it is clear from your powerful words that your experience has been very negative and that our service has let you down. For that I am truly sorry. Despite what you are broadcasting here, we do have the best of intentions for the property and our residents. I invite you to call me directly to meet one-on-one to discuss. This is not an empty gesture or promise. If you care about your community, then we should meet. Please call me at (856) 782-8800 extension 102 and I will arrange to meet with you as soon as reasonably possible.
The whole area is a dump while they renovate everything and jack all the rent sky high to "compariable rates in the area". Sorry, People are not blind. At the time of this writing, there are 23 units available or soon to be available. That's because current residents are leaving in droves. All the neighbors I have met over the past 3 years of living all tell the same story of outrageous rent increases and useless excuses from management. They've blown the whole place up over the past year, taking many amenities away, but do residents receive credit or considerate treatment? Of course not. Now they are trying to "rebrand" themselves to run away from the past reviews, but its all the same clowns handling business. The logic of "bare with us for a year of renovating, while paying the same rent, until your renewal, then we will jack your rate 30% , while still renovating" is laughable. Plenty of better options nearby.

We are sorry you did not enjoy your experience here at The New Willowyck Apartments, the community was recently purchased November 2017 by Friedman Realty Group. We are not aware of rental increases in the past three years, so we are unable to comment on the increases over the past three years. Currently, we’ve updated the Clubhouse, added a bark park and playground, and many more features within the apartments and community. So, we do ask that you “bare with us” while we transform the community back to its majestic setting. We strive to give our residents the best experience, so if you have would discuss this matter further give us a call at 215-368-5210. Thank you.
Currently living at Willowyck for 7 months. While management are making great strides to improve the property and attract new tenants!! It is at the expense of the current tenants!! The front of the property looks amazing, however drive around the back of the complex where I live!! Im constantly faced with trash and debris from the workmen, who live on site and are creepy characters. We haven't been able to enjoy our patio since we moved in due to 3- 5 inches of water flooding the patio every time it rains. Workmen pulling carpet and hammering at all hours of the day and night!! After coming home from working all day this is extremely frustrating!! I have expressed my concerns to management on multiple occasions only to be met with excuses!! I hope the new tenants have a better experience at The New Willowyck Apts then we are currently having!!

Thank you for taking the time to share your experience. We understand that the community improvements are sometimes inconvenient, and we also don’t pretend that all of the work has gone perfectly. Regarding the drainage on your patio, we have been working with a local engineer to address this issue, some of which has already been done, and some of which cannot be done until the spring. We do hope you have seen overall improvement since the time of your review this past summer, and also hope that you’ve been able to enjoy some of the amenities that were renovated or added after your review, like our bark park and renovated clubhouse. -Katie
Rents went up almost by 25%...They are tearing all the shrubs, trees out.. Supposed to put others in, how exactly do you replace a tree that is over 30 Years. Old.. ..Trees, shrubs, etc. are good for the environment and wildlife.. That is what led me to Willowyck.. Basically you are paying for your upgrade!!!!
Property Manager at Willowyck, Responded To This Review
Thank you for taking your time to submit a review. We appreciate your feedback as it allows us to grow both as a team and as a company. We understand that there are a lot of changes going on recently and that some of these changes aren’t fully completed yet which has led to some areas look a little worse for wear. We can assure you, however, that once replanting begins this week that you’ll notice a positive improvement in the landscaping throughout the community. Our goal is to maintain the wooded setting that Willowyck is so fondly known for, while also creating a fresh, new look! While yes, rents have slightly increased, Friedman is offering full renovations within your apartment which includes brand new wall to wall tiled bathrooms in addition to kitchen and flooring upgrades. We would be happy to show you our fully done model if you want to stop by the office! Please feel free to contact us directly at 215-368-5210 to discuss any of this further.
They allow 6 cars per unit and sometimes there is no parking ANYWHERE near your home (5-10 minute walk). Management says "tough, thats our policy".
