I wish I could give no star review but won’t let you !!!I have been living here since march as son as it warmed up at the end of April I attempted to use my air conditioning and it was not working so moving forward to June it’s 80 degrees in my apt and maintenance pretty much said deal with if it’s hot outside you will be hot inside because the owners bought cheap air conditioning units that don’t work properly!! I have called since June it it now July 5 th and still nobody cares about me not having air !! It’s 72 outside 80 in my apartment

My son and I have at Winchester Place for 1.5 years. From the very first night of living here, we’ve had problems. The toilet was clogged which flooded the bathroom and hallway, and when I called the 24-hour maintenance line, a guy came multiple hours later, reeking of alcohol. I personally unclogged the toilet hours before this, so when he arrived he did nothing. He didn’t help clean up all the water and told me to use towels. I looked past this even though our toilet clogs WEEKLY now, and don’t get me started on the sinks and shower taking forever to drain. I regularly buy drano, and it’s gotten very expensive over the course of us living here. The light above our stove is permanently on, even when I try to turn it off. I’ve put in a maintenance request for this, and they claimed to have fixed it, but they obviously haven’t as it does not turn off. The closet doors in every room constantly come off their tracks. My son’s closet has 3 sliding doors for some reason so you can barely open up one side. It makes no sense at all, and it’s very inconvenient. It’s a nightmare trying to put stuff in it so we don’t really use it. The counter tops in the bathroom and kitchen were literally painted to cover up the outdated vinyl on them. The weird paint makes it look worse and chips very easily. This is cosmetic so I looked past it. My electric bill is almost double what it was when we lived in a 2 bedroom/ 2 bath house because their buildings and doors are not insulated properly. My heater and AC constantly run. Not an exaggeration!!! And then there’s the blatant and almost cruel false advertising in their ads and by their leasing office employees. In all of their ads online and on their pamphlets, they advertise TWO nice and WORKING pools. The entire time I’ve lived here they have both been closed and out of order I was told by the leasing agent they were in the middle of fixing them and that since they were broken we would be given complimentary passes to the Rec Center in Fairview Heights which has an indoor pool. Well, summer came, and we were only given 2 passes to the public, always crowded O’Fallon pool for 2 summers in a row. One of the MAIN reasons I picked this place to live was the WORKING pool in the ads. The leasing officer assured me they would be working by the end of the summer, and it was just a plumbing issue. They even pointed out the fact that there was a trench dug around the pools, letting me know they were currently working on them

Bailee, it's disappointing to see that your experience at our community hasn't been a five-star one. As we currently don't have any pending maintenance requests from you since February 2023, we would like to assist you in submitting one, so we may take care of any concerns in your home. In addition, we would be more than happy to answer any questions you may have regarding our parking policy, which is listed and documented in the parking addendum of the lease agreement. It is the residents’ responsibility to adhere to this policy to avoid towing fees, as registering a vehicle for a parking sticker or temporary parking pass helps us identify resident vehicles. Should be sued for false advertising. The years we’ve lived here the pool has been inoperable. The “tennis court” and playground and overgrown and can’t be used. Instead of enforcing anything, they send passive aggressive emails. I had a noise complaint, and instead of telling the other tenants to be quiet, my boy Ty said to call the police. They lose track of important documents because the management team don’t talk to each other and it ends up being the tenants problem. DO NOT LIVE HERE.

I have lived here almost a year now and time is coming up to renew my lease or not. I was recently informed that my rent would be going up almost $400 a month if i decided to renew. I think this is an insane increase especially since there have been NO improvements to the complex at all since I've moved in and the pool never opened the whole summer. the apartments themselves are average and certainly don't warrant this insane price increase. NOT WORTH IT!

I actually searched for apartments in Fairview Heights 4 years ago & toured the WP complex, but wasn't impressed by it. Had to move out and came back to the area & ended up moving here. To address some issues I had, the apartment I was show was very plain/lackluster 4 years ago, but my apartment now is beautiful. It was also cramped with cars 4 years ago, but now they actually have parking stickers & tell guests to park on the outside of the perimeter now (and they've actually towed violators). There are discounts on internet from Charter/Spectrum if you ask the leasing office for one & the management has been responsive to my numerous calls. You mainly see all the bad reviews, but I can tell you that I (and current renters) are actually having a pretty good experience!

Money hungry company. Could care less about residents and how they live. The amenities that are listed are not available, there is never enough parking and when something is mentioned they just tell you to park further away from your building. Apartments are run down. Walls are painted to where if you clean them paint comes off. When we moved in you could still smell the spray paint used to spray the entire kitchen and bathroom sinks. Trash runs once a week. Lets not get started on the ridiculous notes they put on people's doors. Haven't had an issue with maintenence team. But overall this place rakes in the cash while their complex and housing units look like dumps. Will NEVER rent from here and suggest that no one else does either if they want to live any kind of sane life

They literally waited 48 hours prior to my second rescheduled move in date to tell me the apartment wasn't ready!! This was extremely stressful and I took a major lose because I was moving from an entirely different state. My move in dates went from Sept 17, Sept 27 to Oct 2. Of course they jumped on the "covid" bandwagon and blamed everthing on it. After the third move in date I cancelled my application and demanded my deposit back.

There are not nearly enough parking spaces at this address. If you don't have a handicapped tag, I hope you like carrying your groceries & other items across the complex to your home. Apt Managers here issue "required" parking decals for all residents, stating that non-residents who park in cul-de-sacs w/o these decals will have their vehicles immediately towed. After notifying the managers of violators, they take no action to have the unauthorized vehicles towed. Why develop a requirement you won't enforce? Bottom line is most apartment residents have 2 or 3 cars and there not even close to enough parking spaces. Also, we've lived here 18 months and 1 of the 2 pools (the deeper pool) has been out of order the entire time. Funny the first picture on this website is of the pool. One good thing going is that these apartments are in a good location of Fairview Heights, though they are dated. They are good as long as you don't mind a long hike to your door (hard for me with a bad back) and don't need the manager to enforce their towing policy.

This place has a serious rodent infestion. Several tenants have had squirrels in their vents and dryer ducts. Which management swears is an “isolated incident”. They are slow to respond and there response to the peat control is ineffective. Of course you break your lease or move because they act like they are fixing it. I do not recommmend this property at all!

I have enjoyed my stay at the Winchester Place apartments community, it is like living on a resort. The staff is very friendly and work very hard to make sure as residents we are satisfied with our homes here. The maintenance staff and Dan always tell me to let me know if we need anything here at all just to ask him personally. He does a above and beyond job and that is why we renewed our lease. We also enjoy the outside space of our place and look forward to the next year here. Vicki has been very helpful and straight forward and continues to ask what else can we do for you and make it more comfortable stay. We have also noticed Julie the new experienced manager and how she is on top of community and her staff here at Winchester Place Apartments. Its a five star experience with a beautiful setting. The included water sewer and trash is not included. It’s $50 on top of the advertised rent. When that was brought to their attention, they refused to stand by their listing. If this is the type of people they are, then look elsewhere! No integrity!!! Shame on you!!!

Responsive on maintenance of individual units, but dismissive on issues of landscape and trash dumpsters, poor lighting of parking area blamed on Ameren. HUGE rent raise on 2nd year lease... $140 on rent alone plus addition of $40 for water and trash. Built in the mid '80's and interior is reflective of that. Plan on great price for initial lease, but either be prepared to move on next lease or chalk up an extra $180 per month the year after.
The apartment complex has changed since I moved in the area in 2010. I moved in this area because it was centrally located and I feel safe with the area as a place for me to raise my family. It's a great place to live and the location is near everything shopping related.
This place is perfect for me. I fell in love with it at first site. Lots of space. It's quite and my neighbors are very nice. The staff is great too. The original leasing agent always made me feel welcome and like she knew us. The maintence staff is really nice and fast. My maintenance service is always completed to next day. (Not that I've had that many)
