Property Ratings at Wind River Crossing
The worst apartment I've lived in. There are roaches and mice in the walls that you can hear running and chewing all night! There is a tube in the shower that drips A/C run off into the shower. Causes mold and mildew and the cheap paint in the tub to peel. They will tell you during the tour the highway isn't that loud... that is a lie. The windows and walls are paper thin and the highway sounds like it's 100ft away. The construction on 183 goes on at all hours of the night. I have called to report the company several times but they are still cranking over 100 decibels at 1am regularly. Do NOT move here if you have any other option.
First off this place is freak awesome the neighbors are very friendly and the management makes sure things get handled at a timely manner. Now this place may not by the most luxurious place in Austin but it's not where you live it's how you live I always say. Rent is unbelievable cheap not to mention a BBQ place and several stores within walking distance. -Jordan

I have been in this place 9 years and never had an issue with safety, maintenance or car been vandalized....This is a very family friendly community near great schools and shopping; all you could ever need is near by. The staff and maintenance people are just fantastic...Ann, the office manager and Samantha are just wonderful and always willing to go above and beyond for their tenants....Rent is very reasonable for one of Austin's best neighborhoods, tons of shopping, entertainment and great employers like Apple, Seton, Oracle and many others are near by....Defiantly the best place to live in this wonderful area at a great city like Austin !!!

I have lived here since 2014 and would have left already if I didn't like it here. The price is right for the square footage offered, nice neighborhood, office staff is pretty good as is the maintenance staff. Like I have said in reviews of this complex on other sites, as long as you keep your expectations reasonable for what you are purchasing then you will have a great experience here! Yes, it is an older complex with older buildings and cabinets and such so things will have to be repaired. Yes, it is up against a major highway so there may be some car noises if you face the road. Yes, there may be some pest problems. Yes, you may not get along with all of your neighbors. All that being said, tell me of one place ANYWHERE (whether you rent at a more expensive location or you own your own home) where all of those things will not be an issue for you at some point. I personally have never had a roach or rat problem. We had a bit of an ant issue for a couple of days when it was raining a lot, but some bug spray took care of that. Bottom line, take some responsibility for the maintenance of the apartment you live in here, be nice to the management, and don't act spoiled when you can't afford to be spoiled! I really do love it here! They are currently in the process of doing some upkeep on the outer faces, patio's and stairs for the apartments and offering an upgrade on the appliances for a bit more a month for their residents!

Do you want a hot shower in the morning before work? Or maybe just any water that's not absolutely cold? If the answer to that question is yes then don't live here. *IF* the water is on, and its off as much as it's on, the there probably isn't hot water because the entire complex shares something ridiculous like 3 small hot water heaters. At Wind River Crossing you pay a lot of money for hot water but you will not ever get to use it.
If your smart and looking for somewhere affordable this is the perfect place to grab a roommate and split rent for a 2 bedroom, but as senseless as this place is a one bedroom is 700... Makes no sense to me. The water is included and rent and it's crazy because the water either goes cold or is cut off at least three times in a month, with warning of course but basically your paying for cold water and for it to be cut off most of the time and your bill still to be high. Something must really be wrong with the office cause I've seen so many come and go and don't really know what's going on. They literally try to find a way to charge you for absolutely anything possible and most time without warning. When I first moved in my apartment wasn't ready by the move in date I was told. Finally, when I did move in I was told it was ready but when I walked in my carpet was wet, they're was mold everywhere and everything was still dirty, and I have pictures.
The price is great for the area, and the staff is very friendly. However, the appliances are outdated and the unit they showed us was not the one we moved into. Overall it is nice, and roomier than the other places we looked for around the same price. There is a small bug problem though, my be because we have a bottom floor apartment. There aren't any roaches, just small gnats and insects like that. They do have washer and dryer connections as well as an outdoor patio, which is nice for a one bedroom. The pool is alright, just alright. And the "fitness room" is literally a treadmill, stair stepper, and a pulley type of upper body machine. Its great for what we pay though! Our neighbors are very friendly.
I basically chose this complex out of necessity because it's in close proximity to where I work and it was reasonably priced. As is the case with most apartment complexes in Austin, the price/rent increases every time I renue my lease. The leasing management are all relatively nice people, but they provide little to no incentive for me to stay. I'm stuck here (for lack of better words) because my options are limited. Its a small apartment...not exactly sure about the square footage. I pay about $800 a month to live here. Despite no changes to the property, my rent in three years has increased by over $100. It's not unreasonable, but there could be some incentives to make it all worthwhile. Thank you for your time and consideration. I hope this provides you with enough adequate information.
