I have lived here since July 2020 and currently it's Dec 2021. I picked a lower level 1 bedroom apt that only has 2 apartments when you enter the building from the first floor side. So I feel there's less foot traffic entering from that side. You have to go upstairs to get to any other apartments. If you enter from the other side of the building you enter on the 2nd floor, and that appears to be where most people enter from. My experience has been it's unexpectedly quite. I don't hear alot of noise from apartment above me, probably the type of tennant. Maintenance has always responded within a day or two. Replaced an older thermostat that seems inaccurate to me with a digital. Replaced light bulbs, new kitchen light fixtures that failed. Water hose to refrigerator that started making ice taste bad. Took a few times to figure that out. Cleaned the carpet at my request after being there a year, said they could do it for free under a lease renewal policy. A few times began seeing unwanted insects and they responded with the pest control coming out each time. They come out on a schedule regularly anyway. That seem to take care of the problem each time, maybe had 2 or 3 times like that. Nothing out of the normal I don't think. Bugs will be bugs. I don't see where it was do to any lack of preventive measures by the property. Most tenants I've seen seem to be normal good neighbors. Mostly a quite property, haven't seen any loud parties or police having to be called onsite. I don't know what I haven't seen, but what I have makes me feel comfortable and and safe living there. Residents I talked to before moving in seemed to have the same experience I had. I just asked people at random. There's alot of different buildings onsite and I don't go to any other than my own. Pool is huge, they need new lounge chairs due to wear. The clubhouse has mostly been closed due to covid, also the sauna has been closed. The rent is reasonable for a 1 bedroom. I'm glad I picked this property. It is also very close to my office which is a plus.

I’ve lived here for a year and have had a decent experience. They’ve done multiple resident appreciation events this summer alone. I’ve had good neighbors and the pool is pretty nice. They were quick to fix all my maintenance requests expect one. There was some sort of miscommunication between the maintenance staff, office staff and me. I ended up having to call multiple times before they finally got it done. I decided not to renew my lease so I could move somewhere closer to work. All in all it’s been a good complex

This place is horrendous! The thermostat in my unit reads at 81 degrees in the summer when it’s 90+ degrees outside. Maintenance has looked at it 4-5 different times and their crew was still clueless. Old appliances as well, including toilets in the bathroom. Not to mention a severe ant problem in the unit. The only work that goes on in this area is the workers mowing the grass 2-3 times a week. Would not recommend to anyone.

I had filthy carpet with food splats all over it and they did nothing. They would say they were sending someone over to clean the carpet and they would forget, no one showed up. Then when I called back the manager accused my dog of destroying the carpets and me of communicating like I'm crazy. Water heater broke, electrical went out in bathroom, water faucet wouldn't shut off, no towel rack when I moved in, water heater leaking on floor. Maintenance came in and during the winter and tracked snowy mud on my carpets. My white socks would turn black after walking on their dirty disgusting carpet. They will enter you apartment without notice, I was home one day and heard them coming to all apartments yelling MAINTENANCE in my building! When they got to mine I asked where was the notification, called the office and they admitted to their mistake, putting notices on wrong building, then the manager was all prepared to deny anything wrong and insisted that all residents were notified, once I told her that the office staff admitted to their mistake, she got quiet. Very combative office staff. Liars

Like everyone else says, A/C is old and they refuse to replace it - I've had electricity bills hit $200 for a one bedroom apt. During corona virus the office was not open to the public and they still hit me with two months rent EXTRA for not notifying them (requires signed documents handed in to the office) that I wanted to move out when my lease expires. Landlords are rent-seeking and extremely rude - property is marginal at best. Find housing elsewhere or regret your decision.

Plenty of amenities-dishwasher, fireplace, balcony space, tennis courts, 24 hr access gym, 2 pools, free food at the clubhouse Closet space could be increased, but pretty spacious and clean apartment. Overall, a peaceful area!

I only signed a 6 month lease and unfortunately it was during the summer time. I got to experience what everyone in the reviews was complaining about about the AC units not holding up to the extreme KS heat. Be prepared for a nice note on your door from maintenance stating that 'your ac unit is not built to withstand the extreme temps and to keep your unit set at the highest setting that is comfortable for you.' I had mine set at 76° in the middle of summer and my unit ran constantly to try and keep my upstairs apt cool and my highest bill was over $250! I also had a run in with what was probably the office manager. She was patrolling the property and I was pottying my dog who was off lease. She told me that he needed to be on a lease because it was against the apt rules (which I never got animal rights cause I brought my dog in later after signing the lease) and against city code. Which my boyfriend was a cop and said that it wasn't against code. I paid the $70 and had their company clean my apt when I moved out and got my deposit back. Save your money and rent elsewhere.
I only lived there 4 months because from day 1 there were bugs in my apartment. Crickets, centipedes, spiders and some kind of black beetle looking bugs. I am deathly scared of bugs and was very upset by this so I complained a lot because nothing was getting done. And the hateful, snotty, unprofessional staff showed no concern for my fear and did nothing to try make me feel better or get rid of them. An exterminator came but it did not help I still saw bugs every day. Everything is super old and broken down in the apartments. I don’t think they have updated anything since they opened in the 90’s. The door knobs are even worn and nasty. How much does it cost to replace some door knobs to help the looks? It is pitch black if you come home at night. I babysat and came home late a lot and came across a coyote a couple of times. I emailed the office about the coyote and about how dark the walk was into the building and I got no reply and nothing was done about it. And don’t bother going to Price Brothers the management company to ask for help because they don’t care either. I went to them and got the same treatment, no sympathy, no apologies, they were very disappointing. I move out and a month later I’m looking for my deposit refund because I know there is nothing wrong with the apartment since I only lived there for 4 months. They send me a letter telling me they have taken my deposit and are making me pay $28.93 more saying I had a pet stain on the carpet. And I didn't even own a pet and no animals were in that apartment. So if you move in there it’s your own fault.
Absolutely horrible place to live. If you enjoy having bugs in your apartment (even though you pay for pest control), appliances that don't work (I'm talking about you 30 year old rusted dishwasher) and an incompetent management team then this is the place for you! Don't bother calling to the office if you ever need anything.... the phone will just ring and ring and ring. When you walk over to the office you will find that the staff was very busy and could not take your call because they were busy playing on Facebook or gossiping. They will act annoyed that YOU (a paying tenant who pays for their labor) annoyed them with your presence. I would NEVER rent from another Price Brothers property. They obviously have incredibly low standards, do not train employees well and do not care about their renters. There are plenty of other places to live in Kansas City. Do not waste your time or money at this dump.
After renting here for 2 1/2 years, and having one issue after another from insect infestation to a dishwasher that was broken to a management that completely blows you off we said ENOUGH IS ENOUGH and moved. We cut ties the right way, cleaned our apartment like it was a Navy ship deck and that was that! (Never returning for our $75 that was due us for our "clean apartment reimbursement". Fast forward 6mo I receive a call from a debt collector stating that we own WRLfor an UNPAID DEBT OF OVER $250 for spots on the carpet and are looking to go into collection! Contacted the management team and to no surprise, they are claiming that they have no further control on that matter. If you love being taken advantage of and enjoy the feeling of DONATING YOUR MONEY to a bunch of crooks then THIS PLACE WILL BE GLAD YOU CAME BY TO BE THERE TENNET! Good luck...
I moved in during the fall so this is the first time i needed to use my A/C. Once it started getting hot my apartment would not cool below 80 degrees and it was set to 72. The A/C unit would be running constantly and the only time it seemed to shut off would be in the evening when the outside temp would go below 72. I spoke to the apartment about the issue and they came to look at the unit and they said it was working normally. I have a desk right next to one of the return vents but the only thing that is in front of the vent is one of the desk legs that is about half an inch thick. They tried to say that i should move my desk as it is blocking the vent. The technician did some tinkering in the closet where the unit was and said it should be fine, but it wasn't. For the next couple weeks it was 95 or hotter and my A/C could not get any colder than 85. I approached the office about this and they tried to explain that with this "heatwave" some units may have trouble keeping cool below 80. My electric bill is almost $300 now for a one bedroom and i live alone and work 2 jobs so i am very rarely home. I was very pleased with living here up until now. Now i am just throwing hundreds of dollars away every month because they cant install decent A/C units
I just moved in a few months ago and so far so good. The ladies in the front office made it very easy to move-in especially since this in my first apartment! No complaints yet!
Although communication was a little rocky at first, Wind River Lodge has proven to be a really great complex! The rent is very affordable, people are nice and grounds are well kept!
The rent is really affordable and the area is nice. The apartment really feels like a home rather than just an apartment! The leasing office is always willing to help out with any questions that my husband or I have!
