I would not recommend this apartment complex to anyone! There are constantly cops around breaking up domestic disputes and arresting people with warrants. The office is more concerned about getting new tenants at higher paying rents than they are about keeping their current decent residents. Many month there are unexplained charges added to your rent and they will ignore your request for explanation or a refund. Random late fees are added even when you're not late, and they keep charging you for things that should have been canceled for months. This company just takes your money and will not refund you even after months of asking and giving you the run around and you will just have to deal with it. They are very unresponsive and will put you through a maze of endless bureaucracy for even the simplest request. Don't even try calling, you'll never get someone to pick up the phone, and if youre lucky that they do they will have the worst attitude and talk to you like your skum. The "updated" apartments aren't worth all of the other stuff you have to put up with.

The office ladies are very friendly and sweet, and the neighborhood in general is nice, however, our concerns are with our utility bills here. Our A/C unit has not been changed since our apartment was built 21 years ago and for some reason they just don’t want to change it. We are always constantly having problems with the condenser freezing up, as well as the inefficiency of the unit. It is constantly struggling to keep our apartment at 74°. The result of that is a $350+ electric bill which is ridiculous. The A/C unit should have been changed a long while ago. Many other neighbors are suffering from this exact problem.
Do not rent from this place! Gates are always broken, they’re hard to get in contact with, do not acknowledge emails until weeks-month later. I broke my lease a few weeks ago and they’re trying to charge me almost 3 times the amount I’m supposed to pay for terminating. The apartment was thoroughly cleaned before the keys were turned in, we have pictures and videos taken after the cleaning was done. They’re trying to charge thousands of dollars for normal wear and tear after living there for almost 4 years calling it “damages”. Reached out to the property manager regarding the charges and was told (with attitude BTW) that she would call me back after she reaches out to her manager. It has been about 2 weeks now and I haven’t heard back from anyone. Stay far away from this place! I do not recommend at all!!!!!!
Be cautious! When we moved in here, the property was under different management. It was better then! Please do yourself a favor, and look for a better place to live! If you do decide to move here, get ready for A/C Units constantly breaking, and soaking your hallway carpet. This is a common issue in old AND “newly renovated” apartments. Still waiting on water damage to be fixed (it’s been months). Maintenance makes every excuse in the book as to why the utilities are not functioning properly. Rent may be cheaper than most places, BUT get ready to pay utility bills of upwards of $500 (in a two bedroom)! Maintenance walks in without warning! Do not fall for the look of “newly renovated” apartments. And DO NOT settle for the older apartments. As for the leasing office team, they stop responding to emails until you escalate your issues to the corporate level. In a year, they haven’t touched or improved the property. It’s gone downhill. Gates are broken (so, no security). Gym equipment has been broken for a year. Dumbbells stolen, holes punched in the gym wall. They also stopped spraying for pests. So if you have an animal, expect fleas from the dog park. Makes you wonder where all the money is going that you are spending on rent in a dated community. This place is a nightmare and exhausting to live in :(
Lived here 4 years, early morning lawnmowers and weed wackers, broken entrance gates, disorganized leadership. The property is on its way DOWN, AVOID.
The staff is SO disorganized. From the moment I got here, they tried to charge me with stuff in my lease that I didn’t fall into, and they are always disorganized in communication and super rude. maintenance staff takes WEEKS to get stuff done, and don’t even fix half of what you need done. Overall it’s a pretty place, but not worth the money. Go down to one of the other complex’s in the area, because office staff are RUDE and make living here impossible.

Arium Windermere is an outstanding community! I’ve lived here for past 16 months and they are very professional from start to finish. I have had excellent experiences with office and maintenance professionals. The office is understanding and knowledgeable and maintenance has been very accommodating to my awkward schedule and desire to be present when they enter my home! I cannot say one negative thing about them and I truly love living here!
This was a wonderful community when I first moved in and the upkeep was great. The staff was great. For over a year they have had new maintenance crew and landscapers. The landscapers are rude, leave a mess and even throw branches onto cars. The gates are always having problems and the walking gate to Publix doesn't lock. Teenagers and other strange people get in, beer bottles and cans are left by the gate and outside of it. Cars have been broken into and some residents were told the gates are not for security. The maintenance crew does a terrible job. Nothing gets fixed. Some of them are very rude. They only care about fixing the outside to look nice for new residents, but once you sign a lease they don't care about you at all.
The price may be nice, the location is good, but I cannot stress enough, do not take the bait. The maintenance and office team are nice, but Carrol management will not spend a dime maintaining the property. The air conditioning is useless, the gates are always broken, they changed the locks on the fitness center months ago and never gave out new keys, their replacement for 2 large commercial gas grills was a $100 1/2 size gas grill from walmart. -If you like spending money on electricity, this is the place to do it. Our average bill is $250-$300 month (and we work and are out of the house a lot). -do you love nature? Well stand by for overgrown grass, pests such as fleas and mites and the worst tree sap on your cars. -do you like conserving water? If not Arium is for you, broken sprinkler heads spewing thousands of gallons of water down the drain for months and continuous irrigation when it is raining heavily for days. -like the smell of dog poo? Why not hang around the dog dropping trash cans, emptied every month or so... -Don't like your kids? Have them play on the kids play area, full of dust, splinters and broken dreams. -Want to use the pool? At least they got rid of the mould growing there for weeks. Unless some kind of miracle happens, or the rest of Orlando burns down, consider renting somewhere else!
I'm living on my own for the first time in my life and after viewing several apartment complexes; I found Key Isle to be very welcoming. The grounds are peaceful and beautifully maintained. My apartment is spacious and I enjoy having a balcony where I am able to grow plants or sit outside and read. I feel very safe in my new home.
