Nice apartments but some health issues like cleaning the ac ducts are not done until you ask for it and take like 3 months to do it if you are not on top of management

I move here last year and it’s been the best place ever, I recommend my community to everyone. From the Manager office, Silvia it was the first person I met and she was amazing. I have been here around 3 years at least. I have no complains and no regrets. Great people in the office in case you have a question, great team maintenance and very attentive , anytime you need them, urgency or not. In your day off is a great place to relax and if you need to do shopping, you can find options around the condominium . Come and check it up.
Windsor Biscayne Shores is an excellent place to live. The facilities are in great condition with modern finishes, it's quiet, parking is always available, and it's clear management makes consistent improvements to the property.

The moving experience to Windsor Biscayne apartment was great. The application process was straightfoward with the assistance of management, process was smooth with their cooperation. I was excited to enter my new apartment as it is close to brand new, with a recently developed interior. Unfortunately I was appalled by the amount of pest in my unit, it is infested with roaches. I am constantly cleaning the apartment, taking out every piece of trash and not being able to cook. No matter how much you clean they still come. Ammonia has been helping For a day or two and then they return. I just cannot explain how and why are there roaches in a almost new apartment. Oh, I forgot to mention the termites that are constantly eating away at the kitchen cabinets causing wood chips to fall all over the stove and counter tops every day. Distgusting. This would of been a beautiful property if it weren't for the uninvited guests.
Great condo, management seems to be really trying to make it better but unfortunately it is not safe AT ALL. North Miami is not safe and the condominium does not do anything at all to enhance security.
This comunity is the best place that I been living in Miami, 100% recommended if you are looking for the best apartments comunity in North Miami. They are professional, respectful and polite team that I never met. Thank you all for make me feel at home. The new management and maintenance staff have been excellent
Says gated community but front gate hasn’t worked for what looks like on other reviews a very long time. Remains open at all times and according to other renters because of this there’s been car break ins. 4/6 gym cardio machines don’t work not including another weight machine. According to other tenants that also hasn’t been working for a very long time. Computers in office are SO slow that it will likely take you about 30-45 minutes to print one document if the printer happens to be working. Had ants infesting our place from move in for about 2 months before something was finally done despite saying it multiple times. At 5 months now now have had a gnat infestation (all over apt, 20-30 in fridge every few days) and outbreak of fleas despite my cat being indoors. When you call office you get an answering service and there is a large likelihood you won’t get a call back. I will say they did finally send pest control but this was after it got so bad we had ants covering our couch and almost every surface and we are super clean renters. Did one spray of gnats and haven’t replied since. Said they’d communicate again but never did. Construction is quite concerning and evident it’s done sloppily by cracks all over the walls, things not sealed, bottom of counter cork disintegrating, glue smeared over microwave handle, poor paint job, grout sloppily smeared all over siding, windows, mirror, etc. Mold is currently coming out of the bathroom grout which I had actually told them I was concerned about before it appeared due to the large amount of bugs. Toil 3 months to send me my move in checklist and do the eval despite me asking repeatedly and them never attending to it. I just want to make people aware before renting what you are paying for because we signed up to pay the price we are with the impression we would have all these working amenities and our apartment would be clean. Constant change in management is leading to this place falling apart. I commented on how they’re offering reduced rent for new renters meanwhile we paid full price to live in a new apartment infested with ants and was offered no rent adjustment despite Mgmt even acknowledging they missed the mark and blamed it on being busy and new management. Don’t expect to get a response for several weeks when you email. I’ve held off on writing a review thinking maybe things would change but at this point want people to know what you’re paying for as we weren’t aware.
Maintenance has been terrible since I have moved in and have reported issues to the same things many times before they are addressed at all and sometimes not properly. I once went 2 weeks without electricity to the bedroom and apparently this was fine with management as electricity worked in other areas of the unit. Mold has also been an issue here. Maintenance addressed this by painting over mold and this “fix” did not last. Likely would not have been an issue if maintenance better fixed multiple water related issues along the way included water leaking from A/C and coming out of floor.
1. Management simply doesn't have a human soul and just care about money. 2. Maintenance doesn't know what happens when things break and don't check their work when they "fix" it. 3. No security as the front gate has been broken for a very long time even before I moved here. 4. Amenities don't get maintained and stay broken for a long time. E.g. gym equipment 5. Annoying permission app to open every door to amenities
I’ve lived here for 6 months have never had any issues with my apartment. It’s very clean. Management and maintenance is great. Everyone is friendly.
I have lived at 4 differrent apartment complexes in my life, and this is by far the absolute worst managed complex of all time. Do not expect management to go 1 inch out of their way to help you. They run this place like they are trying to go out of business. Also, upon moving in. I was met with a cockroach infestation. Prices aren’t even competitive at this place. Please take my advice and keep searching. I even hired a cleaning service prior to leaving and still did not receive half of my security deposit.
This neighborhood is very unsafe. Cars are broken into. No camera footage is available, and there is no gate. I've contacted higher ups and their only solution was to start a neighborhood watch program. If the the safety and security of your family are important to you, do not move here.
The complex itself is very beautiful and big. However, the only reason I will not live here is because of the management. They say to contact them or maintenance when something is broken or damaged in the apartment but then they don't show up. Someone I know had a washing machine broken for MONTHS. My personal experience was this: My previous apartment complex's management was not great so I was looking for somewhere close by that was a bit more promising and came across Advenir. My roommate and I put in an application on May 23rd for a unit that was supposed to be available on the 7th due to "renovations." It turns out that people were still occupying that particular unit and actually had no intent on turning in their keys. Anyways, we started the application process, thinking the tenants had moved out of this unit. The application fee was $100 but since my roommates and I are students they said they could discount us $50. We filled out applications for 2 cosigners ($100 each) and 2 students (supposedly $50 each). We brought in paper applications and were then told we need to fill the applications out online instead and pay the full price for the applications but they would deduct the discounts from our first month's rent. We started filling them out online and paid for the fees but mine didn't go through because I entered my social with one number off accidentally. When we went back in they told us to fill out paper applications again. After we filled out the applications we told our previous complex that we would be moving out on the 7th of June. The 7th, 8th, 9th passed with the unit that we applied for at Advenir still being occupied. We were homeless for about a week due to this. Our families live in New England so we didnt have many options. We finally went back in and they told us we could get into a different unit available on the 16th of June. We were not told that this unit was still occupied however it was. The dates kept being pushed back and forth so we went to withdraw our application. Not only did they not give us the $50 on student applications back, but they didn't give us any of our money back at all. $400 down the drain for nothing! Do not fill out applications or apply for this complex at all! Scammers!!!! When we tried to call them to get our money back and explain why we thought our circumstances were different and why we deserved a refund and they THREATENED LEGAL ACTION! Disgusting human beings running this complex. Beware!!!!!
This has been a very un pleasureable experience since I moved in April 3rd 2017 not only have I had to put in three work orders for the sliding screen door but to top it off I have had to have my apartment sprayed 5x and I've only been here 6 weeks. The manager has entered the apartment numerous times and has made statements about her not seeing the bug infectious I have submitted pictures and videos and still that does not prove my point I haven't been able to cook since I moved in because of the bugs in the kitchen all on the floor on the stove in the pantry on the refrigerator and the sink is always full of bugs when I get home..
Alta Mira Apartments Ripp-off Horrible community that is breaking the state regulations and laws of Florida. We are still in shock when we received after more then 1 month $480 check instead of our $1.500 security deposit, when we moved out of the Alta Mira Apartments. It is 1st time after more then dozen rentals that we didn’t received our security deposit back in full. Unfortunately we checked too late the negative reviews regarding Alta Mira Apartments. We repeatedly asked the Alta Mira employees to do a walk through before we move out, but they told us that your company has own way to do it. Now we understand why. We always leave the apartment in mint condition and clean the carpet. In this case we take a pictures of the apartment, so we have a proof that the apartment was left in the same condition as we rented. This is exactly the reason why all the communities should do the walk through with the tenant the day of the moving out. It is no excuse for not doing it. Negatives: 1.Very difficult to find anybody in the office during working hours. Breaking the law: 1. We never received a lease agreement. 2. We didn't receive a written notice by certified mail within the 30-day period in case of the intention to impose any claim on our deposit nor we received our full security deposit as required by s. 83.49(3), Florida Statutes. 3. We didn’t receive a written notice within 30 days after receipt of advance rent or a security deposit, which should include disclosure of the advance rent or security deposit as required by s. 83.49(3), Florida Statutes. We don’t recommend anybody to move to this community. Think twice before you are ripped off your security deposit. Going to post negative reviews regarding management of this community anywhere. Going to file complaint with the Regulation Department of State of Florida. Going to file a lawsuit. Hope to help to make the real estate industry better to point on those who are harmful to the real estate community. I am pleased and happy to live in this complex since it offers the best service and amenities for a great low rent price. It is very close to the shops and places I frequent. No roaches and no pests. Just overall a very clean, peaceful and beautiful place to live in.
Pros 1. Decent location - The neighborhood itself is not that sexy, but everything you'll need is within reach. Alta Mira is located right in between Aventura and Midtown, so there's plenty of things to do and see within a 5-10 mile radius. 2. Decent amenities - The pool and gym are not exceptional, but they're not bad either. They're a bit on the small side and can get packed quickly. Residents are not always the best at keeping them tidy. 3. Moderately affordable - The apartments are pretty well priced, all things considered. You won't get the best deal out there, but when taking into account how high the cost of living is in Miami, you'll likely be content with the price. it's also a pretty new development. 4. Washer/Dryer in unit - You can do your laundry at the comfort of your own home, which is a big plus if you hate sharing. No worrying about your clothes getting stolen, or having to hang out in a hot laundry room waiting for your stuff in the middle of the summer. 5. Plenty of parking - You won't have trouble finding a place to park. 6. Decent size apartments - You won't have tons and tons of space, but apartments are nicely laid out and pretty versatile. 7. Okay noise level - It's generally pretty quiet, with few exceptions. Cons 1. Absurd fees - They'll use every excuse in the book to charge you extra. For instance, aside from paying rent for your pet, they'll try to charge you a "Pet DNA registration fee." There's a fee for virtually everything, so many sure to factor it in to the base cost they present to you. 2. Management lacks transparency - Your rent will magically go up from time to time due to "increases in market price", or errors in their books. They'll try to persuade you into renewing your lease, promising that costs will remain the same, yet they'll go up midway in your term. 2. "Energy-efficient" appliances are not so efficient, after all - Your water and electric bills will be just as high, if not higher, than if you had appliances from 1972. Don't fall for this pitch. 3. Indoor carpeting is really high maintenance - Be prepared to make very good friends with a brush and a bottle of Resolve. The apartment carpets are very light and a complete pain to keep clean. 4. Occasional sketchy neighbor - you'll encounter the occasional pothead and loud partier. Though it hasn't happened to me, I've also heard complaints about people breaking into cars in the parking lot.
