North Burnet is a busy Austin neighborhood filled with shops, restaurants, and businesses. I have recently moved in in aug 2024. Its been 1 month now, initially i had some issues with the apt but the management took care of it very diligently. I like the community vibe and the amenities provided here. Just one issue with my apartment is my neighboir upstairs makes lots of thumping noises, the floor creaks when they walk. Trying to live with that. Apart from that i would rate this place a 8/10 for the overall experience.

Very beautiful apartments with very sweet staff and prompt service when you need to put in a work order. Very convenient location and affordable pricing with lots of safety guaranteed.
I have lived at the Windsor for about 8 months and everything has been smooth sailing since the day that I moved in. I have not had any issues other than two routine maintenance work orders that were completed in a very timely manner. The staff has always been very kind and helpful whenever I have needed any assistance!
Within 3 days of move in, the entry gates were broken and I had $4000 worth of valuables were stolen from my vehicle in the parking structure. Security locks are broken in the stairwell, and trash pickup will jar you awake like a freight train passing your window at 7am every weekday morning. Dogs bark all day. The guy above me has a dog that runs around all day long trampling into my ceiling. It feels like I’m living in an industrial trailer park. Don’t live here. I regret it every morning the 100 decibel garbage collection starts.
My Ac has broken for the 5th time in 4 years. All the maintenance team does is fill it with Freon and call it a day. Recently they told me they changed the coils and it’s still not working properly. I set it at 70 and 3 hours later it’s at 74. Also…..as many times as they have been in my unit and I’ve told them every time to leave leave a work order showing what they did and what they fixed they still continue to not do it even after I’ve addressed it with management.
I have really enjoyed living at Windsor Burnet so far. The front office is always very helpful, and the one time I have had to call maintenance they arrived extremely quick.

Overall it is a good place to live, just don't expect too much in terms of amenities. The community almost never has events, the treadmills, bikes, coffee machine are frequently broken. The management team is good, however it looks like they just don't have a budget to fix things or hold events even though they have a monthly community fee.
Windsor Burnet is an amazing home for me. Till date I am extremely happy with my apartment.
The apartment itself is good but the overall building layout sucks. I have had several lost packages, denied deliveries because there is no code that you can give in delivery notes. DoorDash is just a dream and taking stuff from your car to apartment is a workout. Guest parking is a hassle as they have to go to 6th floor and then you buzz them in 2 times and then again the layout of apartment does help.
The maintenance crew is aces at Windsor Burnet. They do a great job in a timely manner.
I've lived at Windsor Burnet since July 2019 in three different units. I now live in a 2-bedroom unit that feels like a penthouse, and I definitely get the most value for my money vs. any comparable unit in the Domain or downtown. Open floor plan with ample natural light, high ceilings, and finishings that my guests always love and comment on. When I host friends and family from out of town, I'm told they feel like they're staying at a luxury hotel!
The maintenance staff here are great and I appreciate their quick and hard work.

Nice interior, only being allowed to access gate through phone is annoying at times, especially trying to drive and use app at same time, should just be a remote. Parking is cool, if you work late hours be prepared to park on upper floors however, but not a big deal as there is an elevator near garage. Valet trash is on point, they pick up everything as long as it is in a trash bag. I did read some negative reviews beforehand, like about trash being everywhere and cars being broken into, so I was a little concerned, but so far my experience has been great. The staff is cool, the neighbors are nice, its safe, there is a police station next door. The building is very secure, only way to get in is through gate access with your phone number, or a fob to open any door, just have to make sure to close door behind you. If you come across any negative reviews, take them with a grain of salt, and take a tour, and see for yourself.
I was excited to move into this property given its location and the great energy of Kelsey in the front office (he’s amazing). There’s some opportunity for property cleanliness especially for the apartments.
Had a really good move in experience. The apartment is really good and the maintenance is quick in responding. The layout of the apartment could definitely better for better access to parking and elevators.
First warning signs were already there during move in. The make ready was obviously rushed and sloppy. I submitted a half dozen issues to the front office, the most egregious being a shelf split in half. This was "fixed" by removing the shelf entirely (after two complaints) and the other items completely ignored. This trend continued throughout my stay. Do not ever talk to the front office in person. Make sure everything is done through writing. The first response from pretty much everyone that works the front office is to first explain why this wasn't an issue, wasn't their job, or there was nothing that could be done. Get through that and they'll make a promise to make a note and enter it into the system. And then they simply... won't. There will be no record of your visit the next time it is checked. Security around the complex is a joke. The front office has no idea who they issued individual parking stickers to. Keys are electronic so they can be keyed to multiple locks, including by accident. Every door leading from guest parking to the building is broken and incapable locking properly. The mail room has been robbed multiple times while I've lived here. The management company is just cheap and tries to cut costs wherever they can. Everything from using the cheapest air filters possible to trying to charge fees to visitors for parking; add an extra $20 if there happens to be an event going on in the stadium next door, which is most weekends. Upkeep on the property is actively falling behind. It still looks acceptable now, but it's noticeable deterioration from when I first moved in already.
The Windsor Burnet has been a great experience so far. The company management has been great and I have had no issues. The apartment is very well done and is a great space. With that being said, I do not believe I will renew due to the location (I like to walk and it is hard to go for walks outside the property due to the busy road and lack of sidewalks) and the company that is next to the apartment complex is a carpenter company that has trucks come and go throughout the night, which makes a lot of loud noises and is hard to sleep.
Overall a good building. But the parking for guests is so convoluted and now that guests are being charged it's beyond ridiculous and such a tacky policy.
Great place to live although all the building is made up of dry wall so choose wisely.
Maintenance usually comes to the apartment within a few hours of putting the request. They’ve been helpful every time.
Apartment unit itself is great, some minor improvements could keep these units as some of the best in the entire city if not the for the poor insulation/thin walls. But the community has steadily declined since its opening. The revolving door of managers doesn't as each spearhead a new mission which has led to an inconsistent and confusing state of things. Safety, cleanliness, functionality continues have been constant issues for a community billed as somewhat higher-end.
The maintenance guys are great! Fix things the first time. Very curteous.
'- Lost count on how many times our A/C has stopped working - Key fob system was down for several MONTHS after moving in (Security Risk) - Doors / door handles for elevator room are broken / missing - Paid parking enforced for guests. I pay a premium to live here, any guests should be able to park without worrying about paying.

Has gone downhill, rowdy new residents, disgusting trash in stairwells (need more community trashcans) that doesn’t get cleaned often (a bottle of urine stayed on the stairs banister for weeks), new guest parking rules are unreasonable and greedy, submitting complaints doesn’t change anything
Our apartment unit was not given to us in a clean condition. There were clumps of hair all over the shower. The kitchen counters were not wiped down properly. The master bedroom carpet was not vaccumed. My dad stepped on a thumb tack in the master bed room upon moving in. We were very dissapointed with the condition of the apartment. The floors were very sticky and dirty. We spent a lot of time cleaning the apt the day we moved in.
I have lived here for 2 years and this place has just gone completely down hill. The hallways are dirty, the parking garage is disgustingly dirty, you have to pay for packages after day 4 (what if you are out of town), your guests have to pay for parking or get a ticket, the maintenance is subpar- took months to replace key fobs and gates, some people who move in I swear don't get screened (seems unsafe, car break ins). I feel like windsor is taking advantage of their residents, nickel and diming every chance they get.
Amazing staff, Alex and Kelsey are both incredibly helpful and have made the move in process so easy for us. Even now every time I go to them with a question, they are more than happy to help me out.

The move in process and communication with the management team has been excellent. The only complaint I have is our apartment was not clean upon moving in. We had to hire a cleaning service last minute to have the unit cleaned. All in all, the space as nice, the location is next to everything you could need, and the amenities are well kept.
Community is great! But regular problems with package concierge. And unfixed yet problem with fobs. Also very unefficient dryer (require several cycles to dry) and dishwasher(washing long time).
The front desk staff is amazing, but management has failed to keep basic amenities (that we all pay for in our lease) up and running such as the package service and all doors in the complex. The rent should be reduced since these have gone unfixed for a long time now, but the complex remains extremely expensive as rents continue getting out of control in Austin. I do see Windsor as a company contributing to the major issue of rent inflation in our city.
Since Ginger took over the community things have steadily improved. However, very recently there appears to be some break down in communication between residents and staff and within the maintenance team.

Bad experience , The day I got the keys the house was dirty and carpet had sharp clips which could have cause injury . I was given no information about garbage disposal for moving boxes and when I kept it in garbage room , I was told I did wrong and then told what I am supposed to do. There is no way to reach the office building without bumping into someone whose dog is not on leash which becomes risky with my pregnant wife . All big boxes were delivered in package room and front office never had a cart available and I had to carry everything to 4th floor. I cant wait to get out of here .
The community amenities, apartment layout and fixtures are great. The biggest issues that I have faced within the last year are issue with parking which include no response from management which defeats the purpose of having reserved parking. Safety concerns not just because my car got broken into but also because I reported someone hitting my door for the last 3 months and whiting out the door pip hole. I expressed my safety concerns but no response from management either. Just like other current residents I also had packages stolen from your package room. Some access doors seem to be constantly broken which include the door on level 3 being broken for months. Besides safety concerns which shouldnt be ignored I must add, the enforcement of dogs on leash and picking after them seems to be a big issue. While I understand that the picking after animals its a hard issue to tackle; the lack of management response on security issues it is the biggest driver to my overall satisfaction at Windsor Burnet.
While the leasing staff and maintenance team has been great to work with (extra props to Ginger, Alex and Laz) the whole facility seems tired. Many doors do not lock (magnetic locking is broken) and some doors are difficult to open (3rd floor small door from parking garage and main exit door on the first floor to outside). There is a lot of dirt in the hallways, a ton of dog droppings in all of the outdoor areas and the dog park, there is broken glass near where the dumpsters are emptied (which also happens to be main areas to walk/enter other parts of the facility), no speedbumps in the parking garage so people basically drift around corners, trash rooms are dirty (a lot of people just throw garbage in there and it's sitting in the texas heat for a week or more), valet garbage doesn't require you to put your bags in your bin so they leak all over the hallways and it attracts bugs, lights in the pool do not work at night, soap dispenser in mens restroom has never worked, none of the hand sanitizer stations have ever had hand sanitizer in them, doors in the apartments were painted and closed before the paint fully dried so now they stick and make a very loud noise when you open them, none of the floors are level.
Have lived here 2.5 years. Have had gross amounts of theft, noise issues, cleanliness that is disturbing, issues within the apartment, and poor communication/care from the management team itself. Not a high enough quality apartment under the skin for the asking price.

Great location, close to the Domain, 183 and Mopac. The pool is probably the best amenity, and the gym is well-equipped. Overall, our living experience here has been positive and management has been kind.
