Property Ratings at Windsor Falls
This is the worse apartment I've ever lived in. It is too loud and too crowded. Literally louder than any college apartment I've ever stayed at. Apparently the management cares more about the happiness of the dogs that live above me than my peace of mind. I have reached out to them multiples times about noise and they will not even contact the people above me. It's really pathetic. I was told they could transfer me but I would still have to pay. (even though I've been complaining about the same thing for 6 months.) The Walls/ceilings are very thin, neighbors can be obnoxiously loud and/or have their kids running up and down the stairs all day everyday. Maintenance is clueless. They have been to my home MULTIPLE times a month for the past THREE months to service my toilet and it is STILL messed up. Maintenance workers have closed several of my work order requests without ever coming to my home. There is a huge roach and water bug issue. Bugs do not go away even though we pay for pest control. You can have bug control scheduled weekly to spray your home but you will still see a roach the next day. Parking is terrible and they will tow. New management lacks accountability and tries to avoid confrontation at any cost. My over priced “renovated” apartment falls apartment daily. Look elsewhere.

If I could give this place zero stars, I would. When I walked into my unit after getting my keys on move in day, I immediately started bawling because of how horrible it was. I had only seen pictures of the renovated units and got stuck with one that was unrenovated and understood why there are no pictures of the unrenovated units on the website. I asked what the major differences would be between the renovated and unrenovated units, and was told that the only difference was the countertops and appliances in the kitchen, which I was fine with. Those were not the only differences. There was an unpleasant odor, floorboards were peeling up in the living room, the carpeting in the bedroom wasn't finished, no overhead lighting in the bedroom or the living room, exposed nails in the kitchen cabinets, a collapsing kitchen drawer, and no microwave or pantry. Had I known that these would be the conditions I would be moving into, I would have never put in an application or signed a lease to live here. On top of all of that, the day I moved in, there was a puddle of water in the bathroom. I couldn't figure out what the source of it was and figured it was one of my bags that had leaked or something, so I cleaned it up and let it go. Two days later, I stepped into the bathroom in the morning to another gigantic puddle of water. I still couldn't find the source of it so I mopped it up and moved on with my day. That night at 4am, I woke up to what sounded like rain but was actually a waterfall of a leak coming from multiple places in the ceiling. That leak happened multiple nights in a row for 20-30 minutes at a time. I put in a maintenance request on the resident portal and heard nothing. After 24 hours, I tried to find the 'emergency maintenance number' - pretty sure that doesn't exist - and couldn't, so I called the office and asked them to call maintenance. The woman I spoke to said she'd call them and then call me back with an update. I didn't hear from her for over a full day, so I went into the office the next day (now over 2 days since I submitted the request and the leak had gotten more constant) and was told that all of the maintenance requests were backed up since the transfer of management happened. She called one of the maintenance employees, who lives over an hour away, and said that he'd be on his way. I'm waiting for him to arrive as I write this review.

Moved in apartment was dirty, needed painted, looks nothing like the pictures online. The refrigerator was old drawers were broken on move in and freezer door. They then proceeded to charge me and keep my deposit for these reasons. The water heater leaked, cabinets were falling through the bottom, pool was closed all summer due to people continually breaking glass in it. It is just not the apartment advertised. Look elsewhere.
This apartment is absolutely horrible. They trick you with nice pictures and a nice office, but this is absolutely the worst place I have ever lived and I can NOT wait to move out. Here are just a few examples of the absolutely awful conditions of this apartment: 1. When we first moved in there were bugs EVERYWHERE, we asked them to come exterminate and they came and sprayed in 3 places which did nothing. We had to call and request extermination THREE more times until we were taken seriously, and when we were; we had 2 days to clean out our entire kitchen. We still have bugs all over and constantly find them in our freezer, dishwasher, pots and pans, etc. 2. We recently got a letter saying they were coming to exterminate again (great right?) No, they gave us the letter on our doors at 5pm and said we had to clean out our cabinets and our pets couldn't be in our apartment THE NEXT DAY!!! My roommate and I both work so we could not possibly get everything out of our kitchen and find a place for our cat and dog in 4 hours. 3. If you get home past 7pm you have to park multiple buildings away and walk in the dark to your building 4. There are no lights in the bedrooms 5. The fire alarm goes off every time we cook ANYTHING 6. My sink and shower clog once a month and I have to buy drain-o 7.There are nails sticking out of our banisters on our porch 8. The dumpster is very far from any apartment and it is always full I could go on and on. This place is a disaster do not live here.
Everyone has just been super friendly and helpful since I moved in! Windsor Falls is only about 2 miles from my work(North hills mall) and close to several grocery stores but still decently quiet and peaceful most days. I'm excited to see all the community improvements that they've been working on, new landscaping, gym, dog park and now it looks like the pool is getting a facelift!
For starters, the service and communication could have been better especially when dealing with potential residents. The rep that I was dealing with was more worried about me signing the lease. Which caused her to continuously apologize to me for giving wrong information. I did two tours and viewed ones that looked like the ones from the website. When it was time for me to sign the lease, I requested to view my unit. One word to describe what I saw is Disappointment. My unit was nothing like the ones that I previously saw. My rep never advised me that there were other apartments that did not look like the ones on the website. In the end, I decided not to sign the lease and to go with another place. When I expressed my Disappointment to the rep, she seemed to care less. The whole experience was very misleading and suspicious. I hope this review helps anyone who is considering this complex.
Never had any problems here, the maintenance staff were always quick to respond. Joanna the complex manager is a darling, very professional and just a delightful person. We had a spacious and comfortable 2 bedroom apt. I would move back here in a heart beat.
current resident and I am counting down the days until my lease is over. I have been here for 3 years and management refuse to upgrade anything in my apartment they only offered to clean my carpet. They raise rent 40 to 50 dollars each year!! I am paying the same amount as people who live in the upgraded apartments. When I first moved here we had assign parking which was great. This past year the new management changed to permit parking which is HORRIBLE!! Because of this if your not home by 7pm expect to park 2 to 3 buildings away from your apartment. I will be happy when I leave this complex!!
I've lived in Windsor Falls since Oct. 2014, and initially I had a positive experience. The office/management was very friendly and welcoming. They had events for the residents and I felt very informed about what was going on in our community. Then in 2015 the management was changed, without any sort of notice. Since the change the management has not really established a report with the community as a whole, just residents as situations come up. Since new management has take over I have witnessed a brawl in the parking lot where someone was stabbed and taken to the hospital, my apartment was broken into (at which time I had to pay to have the locks changed even though I had a police report) and a few weeks ago approximately July 17, 2015 I was brutally attacked in my apartment by a man who lived here but according to the standards should not have been here. The man stalked me for weeks, approached me by placing a note on my car and when I declined he became upset. He escalated to the point he burst into my apartment punched me in the face several times. When I feel he kicked me several time until I was able to get away. He stole my purse with my wallet and several of my other belongings. Managements response to this was that if I wanted to move I would have to pay. Subsequently my car was vandalize and I have not felt safe at all. I challenged the decision and it was not until July 30, 2015 that they agreed to letting me out of my lease however I would have to pay until I moved out unless I moved by the end of the month (all of two days). While the day to day pleasantries were nice not only did the community not ensure my safety, the follow up on the violent attack I experienced was way below a basic standard to care for my physical, emotional, and mental safety. In addition to these very horrific incidents I've had issues with maintenance staff coming in home without proper documentation and issues with my running ledger. When I asked if the management how I might be compensated for everything that I have endured they made it seem as though me getting out of my lease was a gift although I already had the paperwork in process to get out of my lease legally given the circumstances. I hope my experience will help your decision while your looking for a new home.
Windsor Falls is a nice apartment complex. The apartment itself is up to date and was remodeled just before we moved in. There was one main issue with the apartment. The first four months we had approximately 20 air conditioning issues. It took months for the maintenance men to identify the issue. In addition, The maintenance guy was very unprofessional on one occasion. He brought an unconcealed gun into our apartment and complained that we couldn't assist in figuring out what was wrong with the AC they put into the apartment we are renting. Very weird. Despite the endless AC issues we previously had, the clubhouse staff is professional and attentive to your needs as a tenant. And Windsor falls has a pool and gym but they both close around 8pm.
Windsor Falls Apt are spacious cozy apartments to live in. Since I've been here they have taken care of evey need in a prompt manner. The layout of the apartment is open enough space to entertain guests as well as for kids to run around. The layout is great for privacy as well with the rooms being on opposite sides of the apartment. Basically the apartment is great for families or a roommate situation. The only thing I would change is having a play area for kids, pool and dog park are great but need a area for kids to play.
Windsor Falls is centrally located near several large shoppiung malls, great resteraunts, and parks and recreation. It is 20 minutes from historic, beautiful downtown Raleigh with all of it's great resteraunts and shops as well.
