Maintenance is wonderful! Very easy to put in a work order online. Very friendly service, makes me think they must have a wonderful working life because they are always happy, even when they are driving around in their carts they wave. Very understanding and easy to work with office staff as well, they get things done. Life can be stressful, Highwoods makes apartment living easy and we can all use a little easy! Absolutely loving my stay at Windsor Highwoods Preserve. It has a community atmosphere which is very important to me. I love taking advantage of the beautiful pool. The grounds are very well maintained and everyone from the top on down has been very accommodating. I feel like I am at home. And most important to me is safety!!!
I really enjoy living at Windsor Highwoods Preserve. The layout is super unique and I’m a huge fan. My current rent price is a good fit for me. The apartment complex is located in a really great area that is walkable to a lot of great places. It’s a dog friendly apartment located in a really dog friendly area.
Go somewhere else! The senior management staff and corporate Windsor do not care about their resident’s satisfaction.
Everyone here is very nice and they keep the complex nice and clean. I never have any issues but when I do, they are very quick to reply. Maintenance staff is wonderful.
The buildings are very old when factoring the lack of maintenance. One example, take a look inside the a/c beyond the filter (before signing a lease on the unit). The hvac system has never been cleaned and has all kinds of mold. The office management is very rude and condescending. Parking is beyond horrible and they charge for guest parking if it can be found. Roof leaks (on fourth work order for same leak). Hot tub seldom works and you have to wear pool shoes due to ragged edges in pool/spa floor (beyond life needs resurfacing/maintenance). Amenities seldom work or stay functional. That is just a small assortment of the many issues. Oh, and don’t forget about the crime volume.

Here at Windsor, we pride ourselves on changing the resident experience from the previous management and are on the right track in doing so. We have taken on some challenges due to lack of maintenance from the previous company, but have gotten alot of accomplished in just a short few months and will continue to do so. As you are aware, we are actively restructuring the parking to manage it more effectively and you will see this alleviate with our new changes that we recently rolled out! Work requests are done quickly. Service technicians are always helpful, polite and respectful.

Spacious apartment and well maintained grounds are the key to enjoying this Windsor complex. Everyone is nice and courteous and the maintenance Team cannot be beat. They are extremely responsive and good at what they do. Price is right especially for the amount of sq footage in each apt. I have only been here 2 weeks and I am truly enjoying myself.
This is probably the worst apartment complex I ever lived in. The building is very very old, and with all the changes in management things never get done right. The area is very nice but there are always unattended children, theft, damage, and the gates and pools are notorious for “shutting down for maintenance.” When I moved in I met 2 neighbors who told me to run away, I really regret not listening. Beware of this place.

I regret to express my profound disappointment with the living conditions at Marquis of Tampa. Despite promises of functional amenities, my experience has been marred by constant issues and unfulfilled commitments. Firstly, numerous amenities that were advertised as accessible have proven to be only available during the apartment complex’s work hours, rendering them essentially inaccessible for residents who work or have commitments beyond these hours. This not only contradicts the initial promises made but also restricts the convenience and enjoyment we were expecting. Moreover, the persistent malfunctions within the complex have become a recurring problem. From faulty appliances to issues with utilities, the living conditions have fallen short of the standards expected in a residential setting. The lack of prompt and effective responses from the maintenance team exacerbates the frustration and inconvenience. Additionally, the staff’s demeanor and approach leave much to be desired. The rudeness and uncooperativeness displayed by the management and front office staff contribute to an unwelcoming atmosphere that does not align with the basic expectations of tenant-landlord interactions. I believe it is crucial for the management to address these concerns promptly and comprehensively. As a resident, I expected a comfortable and functional living environment, and unfortunately, the current situation falls far short of these expectations. I trust that your commitment to resident satisfaction will drive the necessary improvements.
Beautiful area and complex! What more can u ask for the staff is right on time with anything u need,and very helpful. They made it smooth with my transition from Chicgao! I recommend this complex 100%!
Great management and the pools are great, but the parking situation is horrible. I’ve lived here 8 months now and I think I’ve been able to park in front of my own door 4 times. Instead I have to park all the way across the property “wherever there’s an open spot”. Sometimes I’ve had to park outside the gate because there is nothing open inside the property.
Parking is terrible and whether it’s a spot and you vehicle is registered they will tow your car. The dumpster has piles and piles of trash. I’ve had roaches in my apartment multiple times. There is a hole in the wall behind my fridge they refuse to fix. They’ve told my neighbors they can park in front of my garage so I have no access to it.

My husband and I have been living here for almost 4 years! The new management is constantly trying to improve and update everything here to make everything always look nice and clean. Maintenance is also quick to respond to our request so that's also a plus.
I’ve been living here for 4 years. I just renewed my lease for another year because the living conditions here are excellent. The Management always is professional and helpful. You get your own garage included with the rent. Apartment units are almost sound proof. I can’t hear my neighbors. The location is perfect. It’s near shopping malls, etc.
I've been living at The Marquis for almost 12 years. Management has always treated me with fairness and respect. Maintenance has taken care of any problems that have arisen as quickly as you could expect. Indue noise has been minimal. I've thoroughly enjoyed living here!!!!
Most of the fice star reviews are managment and leasing agents but trust you will regret living here. never judge a book by its cover although things look nice from the outside nothing works and you wont realize that until your a resident and they haven't worked for months. Also crazy neighbors be prepared to have your car towed several times neighbors put nasty notes on your car and stalk you and call the tow truck on you.
CONSTANT PARKING WARS! neighbors fight over parking and do crazy stuff to you over parking spots calling tow truck on you and having your car towed.
Nothing works, there is no parking, I have been harassed by my neighbor since the day I moved in they have allowed them to set up a batting cage outside my window and have balls fly at my window and they harass me for over four months over a dumb parking spot. its false advertising the jacuzzi, the sauna the facilities nothing works. Everyone is moving out left and right they are so desperate to get tenants they are letting drug dealers move in the cops are here constantly they busted meth apt just last month. Dogs defecate all over the yard and garage area and they stalk you to tow your car. The neighbors are allowed to call and have your car towed too.
I reaaly like the marquis beacuse It is a very quiet and comfortable environment to live and enjoy its common areas such as the swimming pool and the gym.
We have lived at the Marquis of Tampa for two years and are renewing our lease again. The apartment complex is quiet and well kept with great office managers, staff and service technicians. The apartments are spacious, well laid out and have attached garages for two cars. The outdoor pool areas are also well maintained and clean, with new furniture and grills available for resident use. The complex is also close to stores, restaurants and an AMC movie theater. We are very happy with our Marquis of Tampa apartment and plan on staying for many years.
I’ve lived here for 5 years and it’s nice to finally see changes in the office staff and the new paint job that they’re spending on the buildings. No longer so dated looking.
One of the worst experience we had.worst worst stay away. One the shower glass is missing and we paid the rent with no shower glass partition .They said the reason for this is previous tenant removed it as he didnot like.But they did not inform us about this during our lease sign.When we came on the move-in day shower glass was missing and the carpet has a lizard and all over colors and holes in it .We went and spoke to the manager and they replaced it with new carpet. I hate this place ..the manager and all the working people thr are the worst people and don’t treat tenants well .They don’t even offer a chair to sit when we go to talk to them.They r the worst !!! Now the management changed on our moving out day and they are charging us telling that they don’t have contact with the old management and we are responsible to pay for the period that is left.we already informed previous management that we will be leaving early and the person accepted it but now the new management is not aware of it and charging us all the charges. This is not a place for families with kids too. Worst ! Worst! Stay away to have a peaceful life

The entire team is always cheerful, professional and courteous. Maintenance staff is very speedy when responding to repair requests and always very polite and helpful. The apartments have gorgeous vaulted ceilings and private garages. I never had a problem with them responding to my needs. Very nice area too.

PROS 1. John in the front office is friendly and efficient. 2. The maintenance staff is quick to answer calls in addition to being friendly and hardworking. 3. Having a garage that you access from inside your home is a great plus. 4. Friendly neighbors and it is set up so that in most apartments no one lives above you. 5. A relatively quiet neighborhood. On rare occasions you might hear loud music from a passing car. CONS 1. While we lived here they had to replace the microwave, water heater, kitchen faucet, and a heating unit on the stove. The staff also had to repair the air conditioning and dishwasher. They attributed the air conditioning problem to not changing the filter. After the filter was changed and the air was turned off overnight the air conditioning was still required to run non-stop to maintain a 78 degree temperature. We paid a $200 monthly electric bill for a two bedroom apartment. 2. Crazy Ants were a constant problem. One night my son spilled sugar on the counter. When I awoke in the morning there were so many ants it looked as if the counter was moving. They would spray monthly but the ants were back in a week. I did some research and suggested that they use Optigard Ant Gel Bait and spray Optigard outside to eliminate the problem entirely. They never did so so we purchased the bait at a cost of $30 for 4 hypodermic needle sized tubes. We did this right before we moved out so I can only confirm that it worked for at least 3 weeks. 3. The fees are exorbitant. Make sure you are aware of all the fees prior to move in. There are water, sewer, homeowners assoc., waste removal, special utility and payment processing fees. Not to mention the cost for a late payment. For a 14 day late payment the cost was $185. You try not to repeat this is if you can help it! I have attached a copy of my move out fees. The utility fee does not include electric. 4. When we moved out there was a disagreement about fees between management and myself concerning how much of the deposit was due to be returned. Management did not alter their decision. 5. We moved in sight unseen and were surprised to find the foundation tilted. One gets a sense of going up and downhill throughout the apartment. They assured us that there was no danger of the foundation collapsing. 6. If you do not have a garage, parking is limited. You can expect to park a great distance from your unit in the evenings. My family and I have been here for about 3 months. Overall thus is a good place to live. The front office staff is friendly (more the women than the men). Jenny, in the front office, is MAGNIFICENT and very responsive. She is trustworthy and a true pleasure to do business with. The apartment itself is well kept and the maintenance staff is wonderful at responding to any needs. There are a couple of big CONS about this place: 1st THERE IS NO PARKING. Do not let the front office staff convince you that there is ample parking for the tenants because this is FALSE. Each apartment comes with either a one or two car garage but outside of that there isn't any parking. my husband and I have a one car garage and when he comes home from work there aren't any spots available for him to park in. He drives the entire complex looking for spots and there isn't one. One of the members of the office staff told him to park outside of the gate (and assume all risks that come with that). When he parks along the curb, near the apartment, he receives an orange sticker telling him he will be towed. This is a HUGE inconvenience and very frustrating. We spend most of our time trying to find spots to park so that we will not be towed. When we moved here we thought we would gain the peace of mind we longed for after living in another complex. Once here we realized we gained the headache of "where to park". Having guests visit means constantly listening out for a tow truck because they do not have anywhere to park. Another CON is the amount of noise that some neighbors make. We have had a few mornings where we are awakened by children in the street playing. This isn't a huge problem (unless it's 7 am). There are also some neighbors who play music VERY loudly but if you mention it to them they tend to be accommodating. All in all, if you are OK with having only the garage to park in then this place would be perfect for you. As much as we love the apartment itself, when our lease is up we will be searching for somewhere else to live. The constant headache of parking isn't worth it to us.
After having lived here for over a year, I can honestly say that this is a great place to call home. From day one everything/everyone has been consistent. Maintenance is always quick to fix any problem whether it's changing a light bulb or fixing a bigger issue. They make sure the inside and outside of the apartments stay nice with landscaping, pest control, etc year round. I have yet to meet an unfriendly staff member. Everyone in the office is great but especially John. He's the one who leased me my apartment and from day one he's gone above and beyond to make my living here the best experience possible. Just recently, I had an important item delivered to the leasing office and I didn't get to it before it was closed. John went out of his way to make sure I got that item. I've never lived in any other apartment where the office staff cared so much for the people living there.
There is not enough parking for each unit and the residents know this, it has cause tension, and bad words flying everywhere. instead of dealing with it with their neighbor, their run to the office to make a big fist, then the office put out notice on doors and in the monthly reader that they are going to tow cars that are not in designated or lined parking spaces. THERE IS NO PARKING. you can even have guest. I don't understand the term (disable) you are disable and have handicap stickers on both your cars, by you arguing that you can't park your jet ski's in you garage do to no parking space. Really Residents that have dog do not pick up behind them.
Me and my fiance moved her from Missouri. Our first encounter was with the Assistant Manager, Liz. She is the greatest!! She is genuine and caring. We arrived a few days before move in date. After meeting her and checking out the apartment, she expedited the process of move in. She was able to move us in two days earlier, which saved us hotel fees. The community is Awesome!!! Staff is very friendly. I feel the quality of the individual apartments could be a tad bit better for the price. I do love the private entrances to your home. Pools are always clean and up kept. Raccoons have taken over the dumpster area but I see that as a problem for the trash valet provided!!
The appartments are fairly nice. There is plenty of room in the rooms and great amenities. You can pay a little more to upscale to granite and hardwood but it is not needed. There is pools and your own garage for those rainy days. Parking is also available through the property. Another plus is that you don't take out your own trash. They pick it up. Simple living I think.
I just moved here last month and I have to say it is the best apartment I have ever lived in. I have been apartment living for 8 years so have seen a fair share of good and bad. This one is above and beyond typical apartment living. After all the apartments I have toured, I have to say that the leasing staff here are truly the most professional and kindness I've ever met. The curb appeal and upkeep is how I found these apartments in the first place (we were just driving by and fell in love with them just by the looks of them). They are one of the very few apartments that have an attached garage, a huge plus in the hot Tampa weather. I currently live in a two bedroom but plan on living here long enough to fill up one of the four bedroom apartments that they offer because I know I will never find a better place at such an affordable rate like these!
