The city of Orange is a fantastic example of what resident love about Southern California. With an equal balance of laidback SoCal character, plus all the charm of a small town, Orange has an appeal all its own.
The city’s Old Town District features numerous antique homes, many dating back over a century — this gives the area a sense of living history that is unique among communities in this region. The area surrounding Orange Plaza Square serves as the city’s downtown district, with an eclectic mix of boutique shops, specialty restaurants, and other small businesses in a walkable, open-air layout. Chapman University calls the area home, making it a perfect spot for a college apartment or first-time rental.
The Hilbert Museum of California Art is one of the city’s most popular cultural institutions, featuring paintings, sculptures, and other installations uniquely inspired by the Golden State.

Property Ratings at Windsor Main Place
I was very excited to move into Windsor at Main Place as it is described as a "Luxury" apartment complex, however this has been the worst experience out of anywhere I have ever lived. Unfortunately, I wish I never moved in. The apartment was not move in ready. The staff is nice, but problems should have been resolved prior to me arriving. The paint was wet, bathroom flooded, no AC, no hot water, stove caught on fire while preheating just to name some of the more major problems. Furthermore, I was told the unit was the same as the one I toured which it is not.
So far, we love living at Windsor! It is such a nice relaxing place and the community is very friendly!
I am very happy with Nancy and Cindy in the office and Juan in Maintenance. They all provided me excellent service with maintenance needs I had. Juan fixed a cabinet door I was told could not be fixed. He did excellent work, was professional, timely and honest. I really appreciate all the character traits. Nancy went above and beyond to ensure the work was done in a timely manner which I truly appreciate. All my maintenance needs have been taken care of and I am one happy resident. I love living here at the Windsor. The best place I have lived so far.
Windsor at Main Place feels like a safe and calm place to live. The staff are very quick to help and never have negative attitudes, no matter how strange the question may be. The maintenance is very quick. There are times that they leave something off or wrong with my apartment with intention of coming back to fix it but I have had to remind them that it needed to be fixed after a long wait for their return.
Great place to live. The staff is wonderful. Always willing to assist.
My wife and I have lived here for three years and it has been great. They management staff has been very friendly and quickly responded to any issue we have had.
At first, I was not sure if I made the best choice for myself regarding renting here, but once I started moving in and recognized the beauty of The Windsor, all the amenities available to me and that my apartment meets all my needs, I am very happy and content. I especially recognize the hard working staff for their patience, professionalism and support they have provided to me. The office staff here are truly the best!
Maintenance crew is friendly, efficient and does a good job. BUT the entire administrative team is the worst. Careless, nod but do nothing. And are letting the place go to the rats (literally! trash bin areas stink! trash bags are left all the time in the corridor and will be torn with strewn trash in the early morning!)
1st year I lived here it was amazing. Its been downhill since then, the management and security are the sole reasons I will not stay. 80% management 20% safety. I believe if management listened to the community, safety would be a different story
The community is great and the leasing representatives are very helpful.
I really enjoy living at Windsor Main Place. Quiet community, food places in walking distance. The staff is very nice.
My first complaint when I moved here was the hallways. Im glad somebody listened and the floors were redone & walls repainted, looks brighter and spacious. Management puts a lot of time/effort into maintenance/taking very good care of this place. They keep us informed via email. I love this place, lived here 8 months and have no complaints so far.
Maintenance professionals carry a friendly and respectful attitude when attending to maintenance requests. They ask to enter the home with a mask on and will even use shoe coverings if needed. I am very grateful the maintenance crew can still assist residents during this time.
I love the layout of our apartment. It had everything that we needed and even everything we had hoped it would have. It was an easy decision to move into Windsor at Main Place. The office staff and maintenance staff are always so quick to respond and have great attitudes. I really enjoyed the fun events the community did (pre-covid) and look forward to getting those events back in place as they allowed us to really bond more with our community and staff members. :)
Windsor staff is amazing. They are attentive and the maintenance team are the friendliest and most capable ever. I feel safe here. The design of the apartment is classy and comfortable. One of the pools are heated. I wish it were the one closest to building B though. I feel the mgmt team does a stellar job with notifications. Windsor has so many activities to engage in. They have brought in a yoga instructor, they have done wine and paint, bubbles pool party and more. It's like living at a resort. I really appreciate how they are constantly trying to improve the living experience here. I highly recommend this apartment complex.
the maintenance team is awesome! They always fix the issues super quickly, and are friendly and professional!
I love how spacious the apartment is! It feels very large for a 1-bedroom and the full-sized washer & dryer are definite selling points.
Clean and secure property. Floor plans are well designed.
The staff has been very supportive, understanding, and amazing.
Windsor made us feel right at home right away! Even when we were planning to move from across the country, they remained very communicative! Elizabeth was/is awesome!
The apartment has the best Floorplan of just about any apartment in orange county. A dedicated room for washer dryer is like gold. The community is clean and quite and parking is better than most but not the best. Maintenance is quick and friendly and management is accommodating. The biggest concern for us after living here for 7 months is the trash disposal situation. Most days its easy and clean but the trash area fills quick and on days before pickup can be pretty bad. An extra day of trash pickup would definitely be beneficial to the community.
The Windsor community has done nothing throughout this pandemic to waive or discount our rent when we have been able to use no amenities during these times. Service ticket requests are now taking up to a week to complete.
Living in Windsor as both a new resident and amidst a global pandemic has been a very pleasant experience. Elizabeth and management have provided the necessary support and taken the necessary measures to keep us safeeveryone is friendly and plenty of doggos to spot around the community. Although we have yet to experience the full amenities (closed for covid) we are excited to try the gym, pool, and jacuzzi. Both my roommate and I are recent college graduates, working from home and can work without major interruptions. Highly recommend living here.
Windsor is very convenient for the commute to work, and the apartments are well kept.
Nice apartment from the inside, but from the outside still a lot of work to do, starting with the cleaning over the hallway neighbors dont respect other and we constantly found pets dirty over the floor, also the parking lot for first floor was always full and sometime need to Park on the 5th floor, not sure if all those cars lives on first level. The maintanance and costumer service always good service and response.
Everyone from the leasing office and maintenance staff to the people at the maintenance call centerALL extremely kind, helpful and professional people. Moving here after an extremely toxic and unsafe living situation made it a dream, and though I have intense general anxiety, I feel blessed to live in a place run my so many approachable people who work hard to *make* this a great place to live.
The response to my maintenance requests usually takes a very long time. However, if I contact the manager the result is almost instantaneous. The maintenance staff are great. They do a very good job in fixing the problems and leave the area clean. I think the problem is they are over worked. The management needs to add more staff in maintenance and cleaning services. I think the cost saving measures are at the expense of the services needed.

Warmest Regards,Windsor at Main Place Team
Everyone in the office is so attentive and helpful with any of our needs.
The maintenance staff is great; professional, kind, efficient. The HUGE problem with this community are the managers who will default to refusing and lying. It took 6months to get clanky fans swapped
Haley and the maintenance team are amazing. Lack of follow up from management. Property smells like urine and trash is left around for days before it gets picked up.
Nice place but having work done at the apartment can be challenging. It took 3 months to get a project done and multiple reach outs to the maintenance department.
Fun and safe complex. Convenient location and super nice staff. Parking is a dream and feels like home.
I love the little community just don't think we should be paying full prices when several of the apartments amenities cant even be accessed regularly. I understand you're adjusting to these hard times too but to be paying full price when I cant get into your "scheduled times" to use a facility..
The community has a lot to offer between the spacious apartments and the beautiful pools. When it comes to attentiveness I would give the office a 7/10. While they were really attentive for most of my questions regarding the move in, there have been a few issues that have not been taken care of in the same timely manner. Even still, everyone has been extremely friendly and the complex itself is quite wonderful. Upon moving in I noticed they had really taken their time to clean the unit up and touch up any imperfections. I would definitely recommend Windsor at Main Place to a friend!
I love my apt. and my location is perfect for me. Your staff has always accommodated my needs, when necessary. I also like that the office staff keeps us updated of the happenings in and around the community.
The water is continually being shut off. I have never lived in a place where the water needs to be shut off on the average of a once a month basis. The water is now being shut off again today to replace water heaters, and after 7.5 hours of having it shut off, they have to delay it further because they still don't have it right. The pool cannot be reserved conveniently, you must put in a 24 hour notice request, and each tenant needs to request pool time separately. You would think with that the internet would make advance notice times unnecessary, but I guess Windsor is not up to speed with it. Plus pool is only open during day hours now, which was terrible not allowing us an evening swim time after that heat spell we just had. An additional trash pick up day needs to be added. Trash is constantly overflowing in disposal areas. Pests such as roaches are constantly scurrying around at night. It is disgusting, pest control need to be vamped up.
Both the office staff and maintenance staff are very nice and accommodating. Even during the pandemic Windsor is very diligent in providing a great atmosphere to live in. Parking here is great which is why we moved here in the first place.
The staff is great! Very efficient and timely. Juan had a great attitude and very friendly. Work was performed quickly and correctly. I never have any issues.
I moved in 3 weeks ago, so far Ive had no issues, Im happy with my apartment. It meets my expectations, its clean, quiet, no problems with parking.its very close to work, #1 reason I picked this place. Leasing office staff especially Elizabeth is very professional, always willing to help.
No one ever showed up to fix, my sink is still clogged. Messaged the office, got no response, I am so disappointed...
The biggest issue has been our apartment was not move-in ready, or even cleaned before we moved in. It has now been almost an entire month of living here and the apartment still is not completely ready. The fact that the apartment was not cleaned upon move-in was a concern as well, especially with the COVID pandemic. We thought that because of the pandemic, the apartment would be extra thoroughly cleaned and sanitized before move-in; however, upon move-in, my mother and I had to clean the apartment ourselves. The microwave was coated with baked on food, the oven needed to be replaced, the bathroom tub needed to be resurfaced and cleaned, the blinds were dirty/stained, the patio door was broken, the kitchen floor needed to be replaced, the cabinets were all broken and peeling, the dryer does not cycle, and the bathroom and patio floors needed cleaning/scrubbing. For being a luxury apartment complex, we were very unimpressed with the quality of our move-in experience.
Very nice neighboring community and love the dog park!
This is a very safe complex and very close to shopping and Chapman University. Very happy with how the apartment looks and all they offer. Moving in was a breeze.
Very negative experience. Best not to share with potential renters. Issues were eventually dealt with by the property manager. I still wish I chose a different place.
It is a continuous struggle to get the office staff to care (beyond saying so) about maintenance or cleanliness in the complex. They have been responding for months that they are keeping a list of standing "non-urgent" concerns but that is not true as the maintenance staff are unaware of any concerns. I have been waiting for two weeks for the replacement blinds for my bedroom which were supposed to be ordered the same day. This after constant e-mail reminders and follow-ups.
Easy process to move in and get settled. Love the environment, and landscaping. Great size rooms in the apartment!
It is a beautiful complex with great amenities. Easy access to everything, even getting deliveries is painless with the lockers provided. Its like living at a resort! I love being in my new home. The staff is very friendly and helpful. I definitely would recommend this complex!
Previously, we would receive a response or reply via email or call within 24 hours from the time of maintenance request. Our dryer has again started to tear-up and ruin our clothes and a water-leak started behind the washer and dryer yesterday on Monday JUNE 29, 2020. Until now, we did not get any reply from the office staff since our email request on the weekend.
My apartment is great. The office staff is always very helpful. You know what they say location location and this place has it all. I'm a senior and want to let everyone know how very lucky I am to have my neighbors Selena and Tyler check up on me. I'll be staying here for a long time.
It is a good place to rent, very convenience, located close to everything and freeways, the inside condition is very nice and quality living. Office personal staff very cooperative, professional and you can establish a good communication with them.
