Great locations for walk ability to the park, to the grocery stores, and neighborhood small businesses. The apartments are very quiet and spacious.

Regarding the last service request (AC drip pan overflowing), the issue persists so I need to resubmit. However, the guys always respond quickly and clean up after themselves.

I've had a positive experience living at Windsor Memorial. The management, maintenance, and concierge teams are responsive, friendly, and always helpful. The move in experience was so easy and smooth. I love calling this place home.
Significant work recently to improve the building, which is of course positive although it means that some services are either constrained or not available for extended periods, but as a whole it's encouraging to see that the people in charge do care.
The location and views are amazing. Concierge and valet are also great. Our only complaint is the outdated appliances. The washer and dryer frequently stain our clothes and the stove doesn’t work properly.
Maintenance never showed up. I also have been waiting 3 days to get in my storage on the 5th floor. Need luggage to travel.Door will not open, reported to Jennifer, Jonathan, and also the Maintenance mgr. It is hard to get anyone to care in this building. I have been here for 7 years. It is very difficult to renew with this type of behavior.

It is rare to find such an amazing staff - from the Managers, Jennifer and Jonathan, down to the valets and even the maintenance folks, everyone is super friendly and helpful! Plus, the location and views from this property are some of the absolute best in Houston. Trust me - you definitely should do yourself a favor, stop by, and take a look into living here!
Not very much to complain about, excellent management, great neighbors and we love the valets and the concierge folks.
Do not move here unless you want your vehicle stolen from the parking garage and have management do absolutely nothing about it. It has been 3.5 weeks since our vehicle was stolen and they have yet to provide 3 hours worth of footage to law enforcement. Despite sending multiple emails week after week, we have yet to have a resolution to this. This has been the third time our vehicle was either broken into or stolen from the garage. The “security gates” are an absolute joke as they hardly ever work. There has even been an instance where we were told to shelter in place because of dangerous suspects on the property. We’ve spoken to others who have had their vehicles broken into or stolen from here as well. There are 4 elevators and max 2 work at any given time, causing there to be a line of people waiting to get on the elevators. This place is called a “luxury community,” but it definitely is not. One of the only good things I have to say about this place is some of the concierge staff are wonderful, especially Ontario. Be wary about this place.
The Memorial by Windsor is a great building to live in. The building offers amazing skyline views in every direction. The location is difficult to beat. The 24/7 concierge service is top notch. You will be spoiled by the valet service. It is a pleasure living here.
I have lived here three years and it just keeps getting worse. I mulled over moving out after Year 1, but I’m also lazy about moving and packing and the dread of that kept me here. I figured I could just deal with the bad, the views are so amazing, it didn’t seem like a bad compromise. I was wrong. This place has four elevators, but only one ever works at a time. So you find yourself waiting unusually long wait times to use the lift. Atleast three times now I’ve been stuck in one of the elevators, and once I was stuck upwards of 20 minutes. I was stuck between the 10th and 11th floor and we had to be yelled to be heard because even the emergency button inside the elevator didn’t work. Though this place has a concierge, there have been multiple break ins, and on occasion even gun shots that have led to damage of property. Tenants don’t pick up after their dogs, and the corridors always reek of weed. The staff that work here are incredible, and they’ll convince you to call this home or that the issues here are solvable. They are not. My biggest thing is I no longer feel safe here after the break ins and the elevator issues. We pay too much to live in a place that makes us feel unsafe.
I feel safe within the community and enjoy the events they throw for residents, amenities and location are a plus as I work three minutes away. That being said rent is about par for the course for the area but it's still considered high compared to complexes in other areas, and the experiences I've had with maintenance do not reflect the amount of rent I'm paying nor what I've come to expect from the community and I'm so disappointed.
Three frustrating issues: 1) the cleanliness of the property (most of it due to irresponsible tenants who do not pick up after themselves) is frustrating. 2) the water in the building seems to go out once or twice every 3 -4 months. 3) the elevator situation is quite frustrating. Rarely do all the elevators work.
Initial communication was scarce. Many emails went unanswered. Once we moved in we were made aware of some issues that weren’t communicated at any other point (when first touring, during the application process), and while relatively minor, were annoying since we were never made aware beforehand.

The view is outstanding. Everyone on the staff that I have come in contact with is very professional and courteous. My daughter leased this apartment for me without me seeing it first. I am very impressed!
This is a really neat place to live. Staff are ALL friendly and helpful. Location is great because we're in the center of all the major freeways.
Whatever request or concern was handled in a timely and professional manner. After works was completed maintenance staff always left my apartment clean everything in its place. From valet to concierge, leasing staff and maintenance staff have always been professional, courteous and happy to assist wherever needed.
Poorly maintained. Amenities rarely work well and are neglected for a while. Elevators, doors, garage falling into disrepair. Appliances inside apartments are old and work poorly, but aren't replaced.
The apartment complex advertising boasts renovated kitchens and new appliances, but our apt has had the same kitchen and appliances since its inception. We were not allowed to visit the apartment or receive a video of the apartment we were to live in before move in day. So only after move in did we discover all the broken doors, torn and stained blinds, old appliances, cockroach problems, and rusted parts. The ladies in leasing are good hearted and did work to help us resolve some of the issues, but this complex could do with a real renovation in the mid rise as well as the high rise.
Windsor memorial is a great place to stay. The staff are some of the most friendly and helpful.

It’s mostly quiet and I feel safe and secure in the complex, they hold lots of events for the residents which is fun. And the staff is kind. My apartment had some flaws such as kitchen cabinets peeling, the bottom of the bar was scraped, and the handles on one of my cabinets being A LOT higher than the other which was upsetting considering the price. But they offered to fix it for me.

Overall it has been a pleasant experience. Some issues we have had in the apartment felt more like band aid fixes compared to fully solving the problem, is problem we have had.
The only apartment out 6 apartments that I’ve lived in that actually feels like home. The amenities have made my life so much easier and fun. The staff is very helpful with any questions or maintenance issues. This place truly is the greatest location with the best views and amazing staff service. It has really elevated my expectations for future living conditions.
Applying and signing our lease process was really quick and easy. Jasmine was great and very helpful as well.

Pros: Location is great. Fantastic views. The valet and concierge staff are absolutely wonderful and helpful. Cons: The property manager doesn't respond to emails. Seems like they try not to spend money on upkeep, wear and tear is most obvious in the elevators. Upon move-in, the appliances were working but the unit had obviously not been deep-cleaned after the last tenant left. Noise levels can occasionally be disruptive, especially if you work from home, as some tenants' dogs are are left home alone to bark for hours at a time.
The location is unbeatable, the staff are wonderful, and the amenities are very nice. However, the interior quality of the units compared to other apartments at a similar price point feels outdated and lacking quality. The constant elevator maintenance is also an issue. Overall it is a great place to live!
Memorial by Windsor is an average to below average community. Workers don’t take a lot of pride in keeping that luxury atmosphere. Leasing office will forget about you as soon as you sign. Main hallways smell like a zoo 24/7.elevators are always dirty. Units are nice though, could’ve probably found a better apartment complex for the money I pay… my view is nice.
Trust me when I say that you do not want the details of my experience shared publicly. Clearly the place has changed management or owners since I lived here the first time. I returned based on my previous experience, which was outstanding. I loved the community so much so that I ignored red flags during the apartment hunting and leasing phase. don’t get me wrong: I still have faith. I love the view, the floor plan, and the staff are pleasant. Please don’t let the overall quality continue to deteriorate. I have spent years raving about Windsor Memorial (Memorial by Windsor, I believe it used to be called). So I apologize if I sound negative. It’s just been such a disappointing experience, but I’m staying positive about it.
The Pros: 1- the people who work here are fantastic. The concierge know you by name, and are always warm and welcoming. The valet folks are always willing to extend a hand and help, and when it's raining they're sweet and greet you with umbrella's- it's a little touch but so thoughtful. Jennifer/ Jasmine in the leasing office/ management are thorough and organized. They follow up and make sure you're satisfied if there are any open issues. I appreciate their attentiveness. The Cons: 1- folks are disgusting. The parking garage, the trash chutes, etc are always filthy. I don't know what it is but people seem to have a hard time with picking up after themselves. 2- In continuing with disgusting residents, everyone here has a balcony, and twice now I've had dog poop end up in my balcony (on a higher floor). As I don't have a dog, this could only mean folks above me are lazy, and throwing it out their balconies and the wind is sweeping it in, as opposed to them just going downstairs. This has resulted in my needing to replace patio furniture as well as my outdoor rugs ( wet poop on white carpets and furniture). 3- there is ALWAYS construction. I swear they must be working on the unit above me for about 9 of the 11 months I've lived here. I work from home and everyday, from 8:30am through 6 pm there's loud hammers, drills, and thuds coming from above. It's nonstop. I'd understand if they needed to fix up a unit for a week or two, but this is affecting my work and quality of life and doesn't seem to have an end in sight. I wish I had known about this specifically before I moved in- is it really worth the view and the price you're paying to live everyday with heavy construction noise? And it's most definitely affecting my work when I'm taking calls and having to explain the noise every time. 4- elevators are out of order often. Meaning you either walk down the many flight of stairs or plan to wait for a long time. Oftentimes we're reduced to just one elevator serving folks at a time. 5- safety- my fob won't work to open the two garage gates for parking. At 2/3am it's a bit scary, my concern is always what if I'm followed into the garage and then discover my fob won't work to let me in? I would be boxed in with nowhere to go if someone followed me in. I've reported this and been told they're working on an update to their whole system, this is an issue others have reported, but while waiting for an update this is still a pretty sticky situation.
Every staff member at Windsor Memorial has been so kind and welcoming - particularly Ontario and Jasmine! Jasmine helped us throughout the leasing process and was attentive, knowledgeable, and friendly. She sold us on moving to Windsor Memorial! Ontario never fails to make us smile and is always such a delight to talk to. When filing service requests, they’re fixed promptly and any questions or concerns we have are addressed quickly. We have no complaints and are very happy here!!
The most outstanding feature of the employees in our building community is their amiability, followed closely by their courtesy and helpfulness. Thanks, Guys!
The individuals who make up the maintenance and housekeeping team are doing incredible work in very difficult working conditions. They are terribly understaffed and under resourced to take care of a “luxury “ high rise that has many animals living there too. The building is no longer luxury. Because the management and executive teams are not resounding this build correct. They are going low cost and it shows. Hoping things improve dramatically. The location of this building is amazing.
Everyone has been very, very nice and accommodating. I still have a few minor problems, but they are working on them. The valet's are also wonderful.
