The office is rarely of any help. They work when they want to, and the mailroom is a disaster. We had hundreds of dollars worth of gifts from our wedding registry stolen, and the office said nothing of it and wouldn’t provide security footage of when they were allegedly delivered.

DO NOT LIVE HERE. 1. PESTS There are german roaches in this building and we had a serious infestation in our unit in summer of 2023 due to mismanagement by Windsor and dirty neighbors. Despite paying a required pest-control fee monthly the pest control company contracted did not come to our unit for weeks and I had to research, buy, and implement treatments myself. The leasing office was extremely non-responsive and hard to reach during this time. I was only able to get a response from the leasing office team once I reminded one of the agents our unit was directly above his and the problem would likely affect him as well (lol) 2. EVERYTHING IS BROKEN 1 of the 2 parking gates has been broken for nearly a calendar year. 1 of the 3 elevators has been broken for 90% of the time i've lived here and at least 1 other is reserved or broken way too often. The fire alarms go off frequently during the day and take hours to shut off. There have been packages stolen from the mailroom. The units are mis-wired and we have had issues with the circuitry in 2 different units on 2 different floors of this building. This is a serious fire hazard and Windsor would mark maintenance requests as "completed" without ever visiting our unit. 3. WINDSOR CONTRACTS A THIRD-PARTY TO TICKET LEGALLY PARKED RESIDENTS IN THE GARAGE Numerous residents have gotten $55 tickets for "not having their Windsor issued parking pass displayed" when it's clearly visible in the pictures the company provides as "proof" and then had their appeal for the fine denied. This is on top of charging for guest parking (NO other buildings in the neighborhood do this) AND the gates to the garage being broken. 4. AMENITY SPACES ARE DIRTY AND POORLY MAINTAINED All grill brushes are broken/missing, the pool table is destroyed, gym equipment is broken. Not to mention we pay a "lifestyle fee" monthly to maintain these spaces AND residents are additionally charged utilities for common areas. 5. UNITS ARE RENTED IN DISREPAIR When we moved into our unit one of the kitchen cabinet doors was missing. It took almost 3 months and a ton of diligence on our end to have the cabinet door replaced. Other residents in the building have had similar issues/delays getting appliances such as dishwashers, garbage disposals and washing machines kept in working order. This is a trash complex in an amazing neighborhood with a ton of other options- choose one of them instead!
This apartment is not maintained well. One of the three elevators has been down for nearly a year, gym equipment is regularly broken and not repaired, one of the two parking gates was out for 6 months, maintenance takes forever to respond to requests, fire alarms go off for no reason at all, management does not communicate with residents ever. There is a reason why people have been moving out with occupancy rates lower than neighbors. Stay away.
I moved into Windsor Old Fourth Ward about a month ago and I’ve had an amazing experience. Andrea was so informative and helped make this process so easy, along with the rest of the management staff. I couldn’t be happier to be part of this community.
Excellent location for access to I-75, I-85, I-20, Beltline. Extremely walkable. Complimentary electric chargers, pool, clubhouse, gyms. Not quiet at all. Individual apartments are fine but common spaces greatly lacking in cleanliness and maintenance needs.
Maintenance is terrible here. When I moved in, a lot of things in my apartment weren’t working. I’ve put in countless requests but they still haven’t been fixed. Communication is poor. Understaffed and hard to reach the front office when you call. Overall, I feel that I pay too much rent here to have so many problems with things not working/getting fixed in a timely manner.
Upon receiving the keys to my new apartment, I found a few things to be in need of repairs. The staff made all of the arrangements to have all of these repairs done. They completed these in a timely manner. Management also followed up with me following the repairs to make sure everything had been fixed and if I needed anything else.
Awful complex that doesn’t fix or take care of any issue. Both elevators are broken, main gate broken etc. for MONTHS
Apartment needed routine maintenance and cleaning before move in. I expected to have basic function of the unit such as electrical outlets and disposal working as well as appliances such as the dryer being maintained and connected to the outside correctly. Both of the electoral and dryer issue were severe fire hazards. I also did not receive a parking sticker after paying for parking upon move in despite registering my car with the complex and paying for parking access. I was ticketed and had to sort that out over the course of two weeks with the leasing office. Everything was resolved except the electrical issue which left me with several outlets not functioning, ventilation fans not working, and the disposal not working as well. These basic functions are something I expect to have at any apartment complex, especially at this price point.
So far it is terrible - nothing works. Elevators are all broken with no notifications provided and have never worked during time here. Serious maintenance issues take days to fix.
I enjoy living here but various things are broken all the time and don’t get fixed in a timely manner. One elevator has been broken for at least 3-4 months, one parking garage door has been broken for about a month, and the yoga studio peloton bike has not been fixed/replaced in 6 months.
Don't move here....seriously. The management and leasing staff is fully unprofessional. They do not communicate with residents in a timely manner. They will acknowledge your written intent to vacate at 60-days, and then they will charge you the month-to-month rate for the final portion of your last month anyway. They will not provide rental history in the event that you are applying to a new apartment community. They will lie to you about handling money owed back to you due to billing errors. If you don't watch closely, you will never get your money back. It's not worth the hassle.
The person that signed my up was great, her name was Cindy. However, the person that helped me in move in was terrible. They never gave me a time, never took me to my room, never told me about the trolley they have to help, and never told me how to set up my call box for guests. The elevator to my place has been broken for over a month now so my move in experience was painful.

From the very first day of my lease, move in day, I had a horrible experience. Upon turning in my money order, which I had two money orders, I had a question on who to write the money order to. The front desk person was in some type of rush and wanted to take the money order without anyone on the address. I told him I was not giving someone a blank money order. I asked if I could take a seat to write the address, and he didn’t want me to so I proceeded to write the money order standing up. I thought that was ridiculous so I made my way in the office and sat down. He was rushing me the entire time. It seemed like he had another customer he was trying to take on a tour. He took one money order and put it away. Then he took my second money order and kept it on him as he left the office. I didn’t get any type of confirmation. It was a frustrating experience and made me feel insanely unwelcome on the first day of my new home. Also, when moving, there was absolutely no one available to put the service elevator on freight mode even though I had reserved elevators. My movers had showed up and they had to manually use the elevator, which wasted so much of their time and also my money because my movers took twice as long. I was running around trying to find someone from Windsor to help me and no one could. They told me the person who could activate the elevator was at lunch, and he took forever to get back to me. Eventually the elevators were turned on to freight mode, after wasting so much of my time and money. The final straw, is a week into moving into my place I found German roaches in my apartment. I saw one, then two then eventually i saw a bunch in my dishwasher and on the floor of my kitchen. I’ve basically seen at least one roach and a few babies every single day since a week into when I moved in. I pay so much money in rent for this apartment, and it is absolutely ridiculous to experiences a roach infestation a week after I move in.
The only reason why I live here is because it is close to the interstate. But it is expensive and run down.
This is my second apartment at Windsor Old Fourrh Ward. I love living here. My new apartment was not up to par with the last one. The dishwasher was moldy, I had to deep clean it and I am not sure if it is any better. My cabinets were all scratched and marked as well as the floor. It looked like the place was quickly turned around for me to move in. Paint splatters on the floor…
DO NOT MOVE HERE. We came home from out of town on Sunday 3/26/23 to find our apartment ceilings had been flooded on Friday night (3/24/23) due to a washer line burst causing flooding in all 3 units below. Management failed to communicate anything properly to us, and all the repair work that has ensued. There is ALWAYS something wrong in this building, it is extremely poorly maintained, the hallways are extremely dirty with damaged and stained walls and carpets, trash problems, other ceiling leak problems, there is mold and paint coming out of the ceiling in the women's bathroom in the club room area, etc. My husband and I both work from home, and our unit currently looks like the photos attached (ceilings and walls being demolished). When asked for a rent concession, they refuse, and their solution is that we can either choose to stay in the apartment during the repairs (it is unlivable!) or move out (like it's that simple). They have zero empathy towards the situation, we had to go to a hotel at 9 pm last night, our jobs and quality of life are being negatively affected as a result of this insane mess and disruption, our mental and physical health (it's impossible to breathe in the air with all the chemicals and 6 industrial dehumidifiers & fans running 24/7). I could go on and on, but just save yourselves this nightmare and do not move into Windsor Old Fourth Ward, or any Windsor property for that matter.

The location is well kept, office and maintenance staff are always friendly. Very close to my favorite spots. The materials used in the apartments seem like they are high quality.
I love it but I disagree with charging visitors to park over night.
I absolutely do love this complex. However, it is extremely frustrating as a resident who pays rent every time on time, parks where they are supposed to, and has overall been a great tenant, to now have guests pay for parking. We pay as residents fees for the garage, our own parking, a security guard, etc. Why do guests have to pay? Simply because certain residents can't follow the rules and park on G2 or G3 if there are no spots on G1? There is plenty of parking between all of the decks, guests should not be penalized.
Walls and ceilings thin, can hear everything from surrounding residents, particularly above you. Not a resident issue. New parking rules are in on isnt for guests. Too expensive overall. Pet area subpar. Something always broken, elevator or punch pads.
Windsor O4W is a haven for young professionals and those seeking an elevated living experience in the heart of Atlanta. The amenities are great and the floor plans are top-notch, as well as overall details and value for the area. Highly recommend this complex for those who enjoy being in the heart of a vibrant neighborhood - love it here!
I have lived at Windsor Old Fourth Ward for over 2 years and I have always been extremely pleased with the apartment complex and management. The maintenance staff is always friendly and quick to respond to any concerns. As a healthcare provider I was impressed with the way that Windsor quickly implemented safety measures in response to the pandemic. They have been proactive with social distancing and hand-sanitizing stations throughout the building. I have always felt that it is a safe and fun place to live.
I have moved around quite a bit over the past couple of years And have had the opportunity to live in some really nice areas and in some very nice apartment complexes. Thankfully, I now have the luxury of living in a great location and a great apartment. Windsor has made the living environment pleasant, accommodations by leasing staff during my move-in allowed for a stress free experience and my life has been made just a little bit easier. These are crazy times we live in and people are the x-factor, and Windsor knows that. Everyone always conduct themselves in a very professional manner and seems to handle conflicts extremely smoothly. Every single individual I have spoken with has gone out of their way to be pleasant, kind and most importantly, human. I feel like I live in a community not a complex.
We have had a wonderful experience at Windsor from the first day we visited until nowweve lived here one month. Everyone in the office is so helpful and friendly. Our leasing agent was Ayushishe couldnt have done more to help us. We love our apartment. It is more than we expected. The building is immaculate, the amenities are kept in great working order. The parking and building seems well maintained and especially secure. And of course the area is lovely as well. Its been a great experience overall. We have no complaints or regrets. Nice building, but way over priced for what you get. The size of the units are great, but thats about the only justification for the cost. Insulation is not the best, you can hear every movement of an upstairs neighbor. Constant elevator issues. If size is what matters, Id recommend this building, otherwise, you can get the same experience for less at neighboring communities.
The Location is great. The apartment finishes and styles are incredible and the amenities are awesome. Great Leasing and Maintenance Team as well.
It would be appreciated to poll the tenants before making "upgrades" to common areas. Also notice or more advanced notice on various work happening that creates disruption / interruption / loud noises. We all work from home and unexpected rock shoveling in the courtyard can make mtgs impossible. Advanced notice of alarm testing will allow us to arrange schedules accordingly.
Fantastic amenities and really good maintenance team (thanks again, Kevin!) My only advice would be to either avoid the north-facing side (one that overlooks Aramark) or heavily negotiate down your rent. I am talking 30% at least. Why? Because since Aramark is an industrial zone, they can start being noisy at whatever time, and those times are Sun-Fri 2am-6pm. And boy, do I mean NOISY... crates dragging across concrete, doors being slammed, loud music, 20x trucks backing in, things being dropped, swearing, etc.
Tiandre was incredible in getting us moved in. We had an emergency where we needed to find a new place within 1 week, and Tiandre gave us all the confidence in the world that we would be ready to go. It calmed us down and we love our place. So far, we love our place. The Kitchen, Bathroom, Bedroom and living space are meeting all our needs. Looking forward to the summer to spend more time by the pool

Living at Old Fourth Ward by Windsor is nice, but there's been frequent maintenance requests for our apartment since we moved here in late January. We've had multiple lights just fall out of the ceiling, our sink leaks, our dishwasher runs for long amounts of time periodically, the bolt frame on our front door is crooked, our bathroom plug has already had to be replaced, and our dryer has already had to be replaced as well. The yoga room tv(where we were supposedly able to do pre-downloaded workouts via iPad) hasn't worked since we've been here either. It's a nice place to live, but for the price we pay, I think there shouldn't be so many issues.
The apartment location could not be better as far as access to restaurants, nearby neighborhoods, Ponce and Krog markets and in general walking near the path, beltline and Old Fourth Ward park. I love the management and maintenance team and they have always been prompt, professional and helpful from even before I moved in. I especially have appreciated Jasmine, Alexis, Shayna (not here anymore) and Gerald. The buildling is always clean and the decor has been very warm and welcoming. I love all the amenitis, the roof, the lounge rooms, study space and pool area. The gym is spacious and the hours have been wonderful and the grills by the pool are super awesome. I enjoy the large tv's and have loved the music that can play in the gym, pool area and roof. The apartments are well designed and have beautiful wood floors, large laundry area, spacious closets and awesome tubs. My only struggle has been the water temperature where it becomes cool before the tub fills and that has been attempted to be fixed but has not been successful. I think the experience with Valet trash could also be an area of improvement for the cost that we pay.
Due to Covid precautions, I opted to do virtual tours of apartments in the area rather than in person and the tour that I had with Windsor was great. Having never seen the apartment in person prior to my move in date, I was pleasantly surprised that the apartment looked even nicer in person. I had a really quick move in timeframe of less than a week and had a good experience
Our apartment is lovely and functional. The staff in the office (Jazmine, Alexis, Jenifer, etc) are wonderful and helpful. The maintenance staff are superb! Theyre always cleaning and improving and Im super impressed, especially after living in a few other communities.
The entire staff was friendly, and very helpful and very accommodating when I needed help or questions. . I also felt there was a feeling among all the residents when we met in the halls or interacted around the public areas of the building that everyone wore masks and considerate of one another. It was a very peaceful, beautiful environment.
Location, location, and location. The maintenance team and the management team are great. I really enjoy the social events before and during the pandemic. We had several interactive contactless social events.

It a fantastic place for young professionals with an active life style, or for those who are looking for a more european lifestyle.It enables one to use micromobility and decrease use of car: it is close to the o4w park and the beltline. There is no need to use a car for any of those. Also; the location is close to bars, shops and one is exposed to healthier citizens who bike, walk and jog on a daily basis.

The cleanliness is really superb. Sometimes there is trash sitting in the trash chute room but its always gone within 24 hours. The carpets are always clean. The noise level is also surprisingly quiet. I have neighbors above and to the side that I usually do not hear. I face the pool and if I close my patio door I usually cannot hear any noise from outside. Maintenance always responds quickly and gets the job done. The price is just too high for what you get.
We love living here. The staff are very responsive. The community has nice amenities, although we don't use them much anymore because of COVID.
Overall great location and new facilities
Loving the complex. I know its not been operating at full capacity due to the virus but I think yall are doing the best you could.
The complex is nice, the amenities are adequate and finished to the proper level for luxury apartment living. There is however a very noticeable air circulation and smell issue in most if not all apartments and corridors. This should be addressed with a fresh-air makeup unit in all residences and hallways alike. The smell is ridiculous due to non-circulation and poor HVAC, the valet trash scenario and lack of open breezeways. The units have horrible circulation and air turnover making smells and food almost unbearable at times. **Other design notes, for future consideration - The natural light could be drastically improved within the units by providing more windows, higher floor-to-floor heights with transom units above the windows and an overall better approach with unit plans by not having only balcony doors with no operable window units in the living rooms.
Despite several issues with the maintenance of the apartment, I could not be happier with Nichole, Jasmine, and Jazmine. They are probably the hardest working, kindest, most reliable and trustworthy team I've ever seen in any context. I feel very lucky to have them at the property. They convinced me to come here in the first place and I am so grateful to them every day I'm here!
