Property Ratings at Windsor on the River
Unsafe! Unsafe! I think it’s the neighbors I’ve been in the apartment scared for my life for a week Windsor does nothing cops do nothing. Do not move here stay safe do not put yourself in this predicament...
Windsor on the River was by far my worst experience in a rental. The entire management team is extremely hostile and apathetic to any of your needs or concerns. Theft, property damage, and drug use in common areas is frequent. The units themselves are in disrepair, with large chunks of carpeting missing, offensive smells wafting through the apartment, and most appliances showing a significant lack of upkeep. I also hope you're an entomologist, because I promise you've never experienced just how many bugs can get into your apartment until you live at Windsor. Seriously, avoid at all costs!
My two roommates and I have lived here since July 2022. Living here has been great, but the service not so much. Applying and touring the units went fine. They rarely pick up or call you back, so you usually just have to keep calling or go into the office. Kayla showed us a 2 bed 1 bath originally, then we decided we wanted a 2 bed 2 bath, so we scheduled an appointment later on to see the unit and drove up from almost 2 hours away. As we’re about 20 minutes away she calls and cancels because the walls in the unit are being painted and they’re putting new carpet in which was agitating since we drove that far. Since we made the drive, we went to talk to her about moving in and she had said we only needed one person with renters insurance which confused us because everyone is supposed to have it. So only one of us got it. One day before move in, we call to make sure we’re good to move in still and Chelsea says they’re missing the other 2 renters insurance. Not a huge deal, its easy to get renters insurance but why wait so long to let us know that. Day of move in comes I call at 8am to make sure we’re ok to leave. Kayla says no and that they’re putting in new carpet in an hour or so. Call again at 10 and she says we can start moving in at 1230. So we get there at 1230. They hadn’t even started putting carpet in 2 of the rooms, waited another hour and a half to start moving our stuff in(at 2:00). Move in was supposed to be 10am. Maintenance isn't the best, not fast at all. We’ve had 6 maintenance requests so far, shortest it’s taken to get fixed is 6 days longest is 13 days. The drains in the parking garage need replaced, we have talked to them multiple times about the drains and they don’t seem to care. They put a cone on the drain. I finally went to the office and told Chelsea I’m not paying for my garage spot because no matter how I park and pull out I run over a drain, just waiting to damage my car. Also I’d like to add that august 31, Chelsea said replacement was planned for the garage damages and it’s been over a month. Today she said there were no updates. Also was doing stuff on her laptop the entire time we talked to her which was very rude and unprofessional. Rent is a good price and the unit is very nice, very spacious. We love the location, it’s very pretty in the fall. Good walking trails. And we like the tennis courts.
We were very excited to move to Cedar Rapids but were then greeted with great disappointment. Leaking pipes, rotted out balcony wood causing great safety hazards and black mold. Little respect was shown about our concerns.
The buildings are getting far too old and becoming a maintenance nightmare. Expect extremely creaky floors alongside plumping, appliances, and electricity needing constant repairs. Management is abysmally slow to communicate and work with.
Stellar experienced management! Any time I have needed assistance the Property Manager has been there to address any issue that has come up and makes sure it is taken care of promptly. The staff is easy to work with and willing to listen and that is important.
I always appreciate the management here,, The maintenance does the best they can do with the few that we have. But everyone in the office is awesome, I have moved to one apartment a year and a 1/2 ago and recently moved to my 2nd apartment in the same complex, You will read a lot of complaints about management and Other stuff, But as long as you're following the rules and doing what you're supposed to do you have no trouble with Management. It's usually the tenants that's doing the complaining that are not following the rules, Some people can be disrespectful and not clean up after their pets or not have them on a leash which is both in the least that we are supposed to do, This is an awesome place to live but just like everywhere you have disrespectful people that will not pick up after themselves are just don't care and liter, Figuring it's maintenance job or who's ever to pick up after them, We have a small office crew and a small maintenance crew but they do awesome, And they do the best they can to help everyone in a reasonable amount of time, I love living here, there's more respectful people than not and everybody is so nice. I am going on 2 years of living in this complex. I feel safe walking my dogs even in the dark, As I said most people are very nice and very curious, I personally love it here
The quality of the apartment is great, the view of the golf course is splendid & private, the front office staff are especially kind & responsive & they were very accommodating to my interstate moving situation!!
Although this once was one of the better Cedar Rapids rental properties, it isn't any longer. The buildings which are more in the public eye are kept up much more than those behind. Many behind have damages, cosmetic patches, old appliances and finishes and just enough to get by. The local management team is very nice, however the overall property management company does not care about the individual people. Repair requests can often take days or even weeks depending on the item. Each month you can often expect near $40 in hidden costs they were not open about. You get a billing fee if not paid a week in advance as well as nearly $35 in water/sewage services. Although you will find many great neighbors, you will also find a drug presence in the area that will go completely ignored (in our case). In the end, this company only cares about roping you into a lease, collecting as much money as possible and nothing you have to say, care about, nor ask for help about matters. Very sad as this was once a great Cedar Rapids property...no longer and most definitely not recommended. I had to move my mother (we were co-renters on the rental property) to a purchased condo as she did not feel safe nor comfortable.
I have lived at Windsor for over 20 years and have really enjoyed it here.its a really nice area.Its close to Ellis Park.Katie and Jamie make me feel so welcomed and are so friendly and I know if I have any issues I know when I call them they will address the problem in a timely manner and when I take my Samoyed dog Koda up to the office the office personal really enjoy seeing him and he loves visiting them and the attention.if anyone is looking for a new apartment I would tell them they should visit here.the apartments are nice and it’s a very comfortable safe area.

Just moved in. The unit I got, while being an older one, was good in that it's spacious and has a good oven/fridge. Biggest complaint is that the floor models advertised are somewhat inaccurate in that "high speed internet" was just a connection to the internet. Still had to setup internet with a provider myself. Also the response time from the staff is a bit slow, and maintenance is really slow, my last request hasn't been fulfilled yet and it's been a full week.

My children and I are moving needing something bigger. Called this morning and spoke to Tina she was so friendly and nice. Showed me a few apartments and now paper work ! It’s so nice here and pretty and looks well taken care of and safe for me and my Little’s. 10 stars

Annual rent increases over last 5 years have significantly increased my monthly rent payment, especially with garbage and water added on. I would recommend Windsor as a very nice, safe, beautiful and quiet place to live, with a caveat about the rent increases.
It is not close to a bus stop. You cannot have a charcoal grill on the 3rd level. No folding area/table in the laundry rooms. And it is up to others to decide where they live, but I would recommend WOTR. It's a beautiful area.
I have lived here for 7 years and it has always felt like home to me! The office staff has always treated me with respect & promptly taken care of maintenance requests.

Its a nice, well maintained place to live. Wish there was less turn-over in my building. I used to be familiar with most of the people in the building, but now do not even recognize most of the other tenants. Would like to just be familiar with faces so I know if someone belongs here.
If a person is looking for nature and being where its out of the way and quiet, this is the place to be.
The proximity to parks, river, walking trails, etc, shopping, is excellent. My rent is an excellent price and saves me as I am on SS.

I LOVE MY APARTMENT. It is private and secluded. Clean and even though I thought I was getting something different, it was all that I could have hoped for! The staff is nice and the maintenance team is awesome!
This community is perfect for anyone and everyone. There are plenty of apartment layouts to pick from so there will always be something for everyone. The buildings are very safe and protected so families with have the protection they need. They are pet friendly and there is plenty of beautiful walking space for your fur family. The pool is extremely nice on a hot day and there is shade and sun provided around. The location of these apartments is great as well. It's minutes from downtown and right across from Ellis Park and Ellis River.
