Overall good apartment in a nice neighborhood. The building quality is poor, which makes the rent prices seem overpriced for what you get.
Windsor Totem Lake is a great community! I am always impressed with the cleanliness of common areas, communication from community management, and events for residents. This is a great place to live!

The staff at Windsor are consistently available and helpful. My work order was complete in a timely manner. I was never inconvenienced. I have been at Windsor for 1 year and will renew my lease. It's a very nice and safe place to live.
Windsor totem lake has been our home for almost 2 years and we have loved living here ! We made a lot of friends and the gym is amazing !
Windsor at Totem Lake is a home community. Very good management and maintenance staff. My home apartment is just what I need and it's the perfect layout. I love living here and will renew again in May.
Good Area and Very Convenient but this building is a little low ceiling. The building doesn’t keep the noise between the level.

A friend told me about Windsor in 2023 and she said it was the best apartment she ever lived at. She was not wrong. I agree. I have lived here about 7 months and it feels like home and the management is great! Management are the kindest people to work with and they help resolve issues in a timely manner. I'll nest here another year for sure.
Windows Tokem Lake has great apartments. The apartment interiors are very nice (dark wood floors, white walls, new fixtures, new appliances, etc.). The maintenance staff promptly fixes problems, and the apartments are well maintained. The staff also does a great job cleaning and maintaining the common areas. The apartments are usually quiet which is nice. The only noise I notice is the garbage trucks pick up trash between 8-10 AM, and my upstairs neighbor sometimes stomps his feet while walking around his apartment. Neither really bother me and I have been rarely woken up while sleeping. Another really nice feature of the apartment complex is it is very close to 405, supermarkets, gas stations, Costco, etc. It is located in a very convenient location. Basically, I would recommend checking out Windsor at Tokem Lake if you are looking for a nice apartment in Kirkland.
After just a few weeks in new apartment we feel like we live her for much longer. Apartment is new, clean and beautiful. We have a little kids and we feel safe and protected. There is no dangerous traffic or speeding cars around. No walking to the gym, it is just below my apartment, a minute away. The office stuff is friendly and very efficient. We wanted to replace a thermostat and we got a new one the very next morning. Parking lots are safe, gated, close to elevator. Neighbors are very friendly and the positive vibes are all around. The view is beautiful and we have a lot of privacy. Very cool place.
Things I like about this place: Modern design apartments and good lighting, amazing gym for an apartment complex and pretty nice management - always thinking about stuff to improve. Especially impressed with parking improvements and locker additions.

Industrial-strength carpeting and flooring are extremely unattractive. The bathtubs are much too small. Unable to use broiler or air fryer as smoke alarms activate. There is no utility closet or coat closet. There is no visitor parking because residents park in that area for free. Management is very helpful. Maintenance team is excellent!

The actual apartment is beautiful and I love the amenities however the noise levels from neighboring apartments and smoking is not enforced which has is considering moving out completely.
I have lived at Uplund for almost a month and it is starting to feel like home.

The maintenance staff at Upland at Totem Lake is everything a resident could hope for. They are efficient, knowledgeable and friendly. Questions are answered on the spot. The staff is presentable and the work is completed in a timely manner. It's a pleasure to be in their company.
I am extremely happy and pleased living here at Upland, everyone always so kind and helpful. The Maintenance team takes care of work orders so quickly, it’s amazing. All the guys are extremely knowledgeable and easy to talk to. The office team especially Trevor has been a blessing to this community. He truly is a huge asset to Uplund.

Management is friendly and responsive. However, most residents here pay top dollar for high end apartment living. It’s hard to not notice apartments with far too many people living in them. It appears this may be from an affordable state living. While I have zero problems with the state assisting families in need, it is frustrating when your neighbors have 5 people living in a studio/1br and they make noise all throughout the night, leave trash in the hallways constantly and smoke in their residence. Not quite fair that one is paying top dollar to live in a safe quiet community and that is not always the case.
Since I moved in this apartment, I am constantly disturbed by the upstairs noisy neighbor and their pets every single night during quiet hours. The management team said they will have a solution for me - the solution end up being "to live in a normal unit without disturbing by noise you need to pay another $1500 transfer fee and another deposit fee and you can only choose from one of these worst units left" - how ridiculous! I can't believe anyone with good conduct and respecting rule ever wants to live here because the only result is being forced out, the apartment failing to enforce the quiet hour rule and manage regulate residents.
The maintenance team and the office team are always so kind and eager to take care of any issues immediately and always explain things in detail, they all keep the community running beautifully
I enjoy the little things like food and concessions for holidays and unplanned events such as power outages. Overall, it's a really nice place. Staff is very helpful.
Costs 1. We lived there a year, clean inspection. They said there were scuffs, which is basically just some dirt on the wall, paint intact. Even if scuffs, this is covered under wear and tear, they are charging 350 painting for that. Not legal under WA law. You basically have to live in bubble wrap to avoid charges there. 2. Charging move out fees for closing accounts? never had that. I lived in an apartment prior for 5 yrs, was only charged cleaning fee. This apartment has over $700 in charges after one year there and flawless apartment left, not even one ding in the wall. 3. The renewal rate was so utterly ridiculous. It was $500 more than our rent (not including the incentives we had initially). Offered the same units for $300 less on their site with 8 wks free, 1k bonus. You can live in downtown Bellevue for less. Also the renewal was largest % increase I've ever encountered. We met so many others who were not renewing due to the ridiculous hike. Apartment 1. The walls are thin. You hear everything around you, folks talking as they walk down the hall. The worst part though is the upstairs neighbors. It feels like living under sumo wrestlers. You can hear every heavy step and because the cheap way building is built, doors shake and randomly close. You can hear the neighbors above you talk, music they play. We were unlucky enough to hear this in the AM hours as our neighbors were partiers. Emailed front office, nothing changed. 2. They have bathroom fans that are running 24/7. Very very annoying, sucks up the heat so you have to use more heating and $$ spent on heating and the running of the fans. 3. Their heater is an absolute joke. Nearly impossible to figure out, the buttons don't work. They have tons of complaints about it from residents, you cannot properly heat your apartment. We ended up buying heaters. Parking 1. Parking spots are incredibly small and designed by someone who clearly never drove in their life. My car has at least 15 dents from our neighbor's red car. The building did nothing and said sorry no spots available. $125 a month parking for getting your car damaged. My roommate's car was equally challenging to park, she could hardly navigate out of it because partial block by the neighbor's car. In addition, the garage gate randomly breaks and your car is not secure. Roommate had her car broken into. Again building did nothing and asked her does she know what time they broke in???

We had multiple incidents with automobile theft, property theft, mail theft, homeless individuals in the building, threats by armed homeless man inside the building. There is trash and garbage filling trash rooms and scattered throughout the roadways. The office does nothing to help with safety or security of the renters. Save your money and go somewhere that will help to assure your safety.
I love living at Uplund. Management is engaged but not overwhelmingly so. There is a sense of things constantly being done yet behind the scenes where it doesn't affect the overall feeling of peace in our community. I've had some challenges with my neighbors and management has been fair, quick to respond but willing to listen and seems genuinely interested in finding a resolution that works for both parties. What stands out most is that I feel heard.
Great location, close to shopping, close to highway. Clean and modern apartment. The staffs are professional and courteous. It is a great experience living here.

We are so happy to have moved to Uplund, it’s such an welcoming place with lots of common areas, everyone is very nice and respectful, whenever we need any service they get it done right away. We had a great experience with the leasing office, they were always trying to make our move-in experience better by asking if we had any questions or needed anything. The move-in was excellent, I loved how someone came to our apartment on move-in and took pictures of all the little spots that had damage as a form of proof that it was already there before we moved-in. I would 100/10 recommend Uplund to family and friends! Everything is very organized and they always let us know ahead of time if any service around the building is going to happen or if there’s any issues. We feel welcome, safe, and extremely happy living at Uplund! We have no words to thank the leasing office and maintenance team for all their help!

Great location, quiet place without exaggerated noises that may bother you.
Move in was simple and easy, the community itself is clean and safe. The apartment itself is great, I had an issue with the toilet seat coming off and it was fixed within 24 hours.
Good although slightly delayed in that they forgot I was moving in but it was alright as they were new and still getting all information together
I always get a quick response from the office team when I have a question or maintenance request, they are always very considerate and kind and always always answer my questions

The only redeeming part about living in Uplund so far has been getting 2 months of free rent. Stuff that has gone poorly so far at Uplund in my experience: - Submitted more than one online maintenance request and both of those were never addressed. I ended up having to call the office, setting a date, then them still coming late. - Was told I would get 2 months of free gym membership at LA Fitness. It ended up being 1 month. At least they paid for the sign up initiation. - Was told the BBQ grill would work for fourth of July. It ended up not even being plugged in at the time. - Only certain areas of the apartment have AC, mainly the community areas. So expect to get hot and have lots of fans in the Summer. - They don't give email heads up. All messages must go through an internal board so you have to go out of your way to check for announcements. - If you want to post a message to the greater apartment, it has to be approved by the apartment. Which seems kind of wrong, what happened to letting people voice their opinions? Personally, I would only stay for the 2months free rent and then leave. It's not worth it here.
