I have been living here since 2020 under the old management and I can say this living situation now has been a completely great turn. The staff now is very intuitive and helpful. Recent work order, I think his name was DJ who completed was very great. He was very professional and fixed our A/C in a timely manner where as it would’ve probably took a while under old management. If I could give ten stars out I of five I would for the service..!!!
Great place to live. Property is well landscaped, maintenance is quick to replay to issues, and the office is well staffed and very helpful.
Do not move here if you consider running water to be a basic necessity. Water has been shut off for “emergency” repair — meaning you get no warning — a dozen times in the past few months. For what the rent costs, this is unacceptable. But good luck getting management to respond.
Do not rent at Windsor Vinings! My apartment flooded three times in 16 months due to faulty maintenance and contractor mistakes. Each time, I had to move belongings, stay at a family member's house or slept on my couch, and dealt with property damage. Management failed to act urgently. They didn't communicate effectively and showed no compassion. Their promises of exceptional service and a caring community are a complete lie. Here's the nightmare: Flooded 3 Times: Broken water intake pipe caused by maintenance (Sept. 25, 2023) caused entire apartment to flood (no emergency shut-off!) Contractors pressure washing (June 5, 2024) faulty water faucet flooded bedroom, hallway, office (faucet not fixed!) Same contractor issue happened again (June 14, 2024)! Unreliable Communication: I had to keep calling them for updates, even when promised a call back. False information given about repairs and arrival times. Broken Promises: Windsor Vinings website boasts exceptional service and a caring community. Reality: Lack of urgency, communication, and care for residents. Currently: Still living in the living room due to unresolved water damage and restoration. No A/C since Saturday (June 15th), only a loud portable unit. No updates on A/C repair. This is unacceptable! Save yourself the stress and avoid Windsor Vinings.
The maintenance team here are great and they made sure all was done and we was good. They even followed up with a call.
It takes multiple phone calls in order to get anything done in this community.
Friendly and helpful leasing office, clean environment and spacious apartment
Whenever I have an issue, there is always a timely response. The staff here are awesome and really want to make sure that you are living as comfortable. Very efficient and make sure that you are completely satisfied and you need to met.

Communication is awful. Work orders from December 2023 are still not done. I have to call multiple times to get a status.
Absolute worst move-in experience. I guess our apartment was getting rehabbed prior to our move-in but we had a laundry list of things wrong. Luckily, the leasing team were professional and cared and the maintenance team came out within reason to fix everything. However, it really seemed like nobody cared to check any of this prior to our move in and all of this could have been avoided.
It’s in a great location and the staff is incredibly friendly. I highly recommend others to look into this community for a stable and good life

From my how lovely my apartment is to the friendliest of the staff, living here is amazing! The complex is always clean, the neighbors are so friendly. The staff will have events, raffles to keep the community active. Whenever i have a issue, maintenance is out in no time to fix my issue.

Since the day I moved in, roaches were an issue. Roaches appeared my first night. This has been an reoccurring problem for over a year. I am looking to move somewhere else.

My apartment is infested. I’ve put in countless pest control request even calling the front office to confirm but they never come. Honorable mention my apartment was not ready when I moved in. Rent office does not respond to emails or call you back. Do not move here . Keep your peace.
I have been living here a year and have nothing but positive experiences regarding the community. It is in a great location and the staff is incredibly friendly. I highly recommend others to look into this community as it has been nothing but a joy!
Reconsider moving here if you don’t want to possibly have to deal with a reoccurring pest issue (in my care roaches). I moved here in January 2019 and initially had a pretty good experience until I encountered this ROACH issue! I’ve now had to contact the office on 6 separate occasions (and counting) about roach sightings in my unit and whatever pest control is doing after the fact hasn’t made my living situation any more more comfortable.
Living here for about a year now and just renewed for another year. The staff is friendly and kind, maintenance team is always super responsive and helpful. I have had no issues and look forward to another great year.
After a long search for the right apartment, I found Arium vinings and have loved it ever since. The staff is extremely friendly and always helpful.
This is a horrible place to live. The leasing office staff is unprofessional. The apartments are falling apart and maintenance is incapable of fixing anything. The only positive about this place is the location. If you want to pay too much to live in a crime infested, run down dump, by all means rent here.
Been at the property two years. Looking to move when my lease is up. Pros 1. It's a smaller community so you have a homier feel 2. Grocery store, nail salon, cleaners and two eateries right across the street, Amazon Prime Now service (which is sweet) delivers here & Instacart 3. Diverse neighborhood and area 4. Mins away from downtown, midtown, nightlife, etc., but still a nice distance away to have peace 5. Washer & Dryer hookup, Up-to-Date Gym, internet cafe (kind of a Con because the cpu's are virus ridden) 6. Non-renovated units are a little cheaper with the same benefits Cons 1. Maintenance is amateur at best. You're better off Googling and trying to fix it yourself--trust me you're going to do a better job. Emergency maintenance calls never get answered. 2. Parking sucks! If you get home after 5p, you may have to park a little further (if you can even find parking in a different lot). Even the assigned spots get taken with little to no enforcement from mgmt. 3. I have seen Cobb County in the neighborhood, but it wasn't because they were patrolling. We were getting frequent emails of break-ins at one point 4. Neighbors are relatively quiet, but they do not clean up behind their pets 5. Gate is always broken 6. Very few community events 7. Can't rent out the clubhouse 8. Leasing agent is rude and the manager has more of a titular role than an authoritative role 9. Packages are held hostage by the leasing office. If you're not going to be home, better deliver to your job
My job relocated so I had to leave Estates at Vinings Station after 5 years. I was very happy with my apartment and the management. I moved in when it was a Gables community and while we lost some fabulous amenities, I must say that I still remained please with my home. I would definitely recommend this property in the future. (BTW, the grocery store is located directly across the street!! How convenient!!)
