PLEASE READ: If I could give this place a 0 I would every single time! This is the WORST apartment I have EVER lived in. I moved in with a roach infested problem which they did not notify me about. I had multiple adult roaches and baby roaches. I had to have exterminators come for a month straight and I STILL HAD A ROACH PROBLEM. Over the last few months living here, they had ensured me that “roaches are a Florida problem and you will find them in any apartment in Florida” this is what my leasing agent and manager had told me when I moved in... I had to stay multiple Fridays and lose pay from work to ensure the exterminators would come each Friday because the front office “lost my exterminator request”. Over the last month I would say it has been the absolute worst. Of course the roach problem has gotten worse and I would write into my front office EVERY week and have to remind them almost every day to come in every Friday. They never came for a month because “I did not have access to your apartment and the key must have changed”. I had the maintenance people send me an email saying they had come in and completed the request but I got a call each week saying they could not come in because they did not have access to my apartment. I had the manager of the office come in and test out the key herself and she saw that the maintenance people lied about not being able to get in to do their job. I dont even feel comfortable to live in the apartment because of all the maintenance issues, the break ins in the apartment parking lot, the roach infested apartments and the lack of effort on upper management is PITIFUL. All the upper management says is they are sorry and it will be fixed... okay, I did not know that a roach problem took 10 months to be fixed but, I didn’t know this would even have to be a problem to fix because THERE SHOULD NOT BE ROACHES. Please if you have read to the bottom, do not move in here. They say bad reviews are bad reviews and I NEVER write reviews but I never want someone to pay money for a roach infested place and for a place to call themselves “luxury” when they have roaches and maintenance problems throughout your lease. My roommate and I moved in here because from the staged apartment we saw, the place looked very spacious for two, super nice, updated, etc. we were never allowed to see our apartment and we were told that we would have tile in ours, which would be more expensive than carpet. Now we when finally moved in, it was all carpet and we were still charged at the tiled price. We also had water leaking in from the top of our door since the first day we moved in, cockroaches dead AND ALIVE and least 4 or 5 times a week, and our carpets are soaked from it, all of the trim and crown molding you can tell are ANCIENT and painted over every time a new person moves in, and not to mention the second we moved in it smelled like someone smoked a pack of cigarettes and it still does 3 months later. I also had a mold problem in my closet that forced me to throw out almost $500 worth of items. And when I told them about it, they simple told me there was no mold in there, after I showed them pictures and pictures of what it had done to my stuff. Now I have water damage in my wall and ceiling that you can physically see, and it's been an ongoing problem for a month and a half, and they still have not come in to fix it or do anything to it! I'm going to have to get sick from living in my own home before they decide to fix and start. They will not accommodate and let us move to another unit as we are constantly plagued with a new problem every single week. Tired of it all. I WOULD NOT RECOMMEND LIVING HERE AT ALL!!!!!!
The apartments are quite old an poorly maintained. They've been sold to a new company which isn't maintaining the property either. Waterfowl are all over the apartment and leaving huge messes on the concrete walkways but even after a couple of months nothing has been done to clean up (a simple pressure washer would do a lot of good). Rent's going up despite that and they're looking for more ways to fine residents.
There are some good things about living at Windward. It's a good location (not far from downtown WPB), the amenities are nice (pool, tennis courts, electric grill, gym), the parking is great for guests, maintenance is prompt for small issues, office staff is nice, apartments are updated (granite counters, nice kitchen cabinets). The biggest problem we have with Windward is that the apartment building are old/dirty and you can tell. The appliances are old and cheap, the bathroom fixtures are rusty/corroded, the a/c unit is old and moldy, floors are uneven, window screens all have holes. The repairs that have been done in the past were not done well (i.e., holes patched poorly, paint on ceilings/tile, painting over dirt/hair/uneven repairs, poor workmanship on installing the granite, bad paint jobs, wobbly toilets). The maintenance team is good and comes to fix things when they break, but there is not much that they can do when the real problem is that we need all new appliances that actually work. Our a/c has broken at least five times in the last 5 months. A few of those times it happened after business hours and we had to have no a/c all night. The overall condition of the apartment is not what we were expecting upon moving in and it is nowhere near the quality of the model apartment we were shown. After living at Windward, I do not think it is worth the $1350/month rent for a 2/2. I would expect issues such as the ones we've experienced at a place with a cheaper rent.
Pros: Nice size, good location, mostly quiet neighborhood. Cons: Windward neglects to fix big things (i.e., dishwasher, air conditioner). Painting not down well. Parking fills up at night and I sometimes have to park far from my building. Some parking spots are a very tight fit. People park unregistered vehicles in parking spots and take up spaces. The main gate to enter community is always left open. Lots of termite problems (I find termite wings and termite droppings daily).
I like living at Windward at the Villages. The community is very quiet and the office staff is friendly and laid back. Compared to places I have lived before, this community is harassment free. There are no restrictions as to where you can park. Although at times may be frustrating as parking spots closest to your building tend to be occupied, especially at nights, forcing you to park and walk rather far away. But at least you don't have to worry about your car being towed. Overall, the neighborhood is good and is very close to the highway and downtown wpb.
This is a very old, very poorly maintained property. The current owners foolishly remodel apartments, rent to people that trash them and move out in the middle of the night and repeat the process. Long term residents get nothing. The gate never works, there are dogs swimming in the pool and owners never clean up after their dogs. The view is wonderful, but that is about the only positive thing that can be said.
I am unwillingly leaving this complex after living here for a little over 2 years.From the very beginning the office and maintenence staff have been more than helpful. There was rarely anything wrong but when there was it was addressed immediately. This is the first place that has felt like home and I will genuinely miss it.
- Old building - poor maintenance - gates never works - prices always increasing - gym; 4 x4 room 4 machine nothings work - old paint / no renew at all - pool always dirty - no security; No Fence Basically they charge every month and you dont know where the money is going.

I have been living at Windward since October 1st 2013. I rent a one bedroom apt and have a beautiful view of the lake from my 3rd floor unit. the apartments are well kept and I Never had a problem with any of the staff..I go to sleep early for my job gets me up in the wee hours of the morning. I never had a problem with noise outside my unit. actually its quite peaceful. The pool is kept pristine and the pool company that maintains it is here on a regular basis.I had read a lot of bad reviews about this complex, but have yet to find anything wrong with it.. Remember, some one always needs to complain about something. A little tip..When reading negative reviews, and they are written in a fit of rage, look at the grammer and spelling. They are typing so fast they cant get simple words right. For the price it is fine. I would recommend this complex. By the way, the residents are diverse and friendly and of all age groups...
