Property Ratings at Witham Village
The apartments are nice and clean, the facilities are well kept, the neighbors are great. The two bedroom apartments are totally the way to go for the pricing difference between one and two beds! Double decks are amazing! Everything was going wonderfully, and I was preparing to renew my lease when I started interacting with Annie in the main office. She was snarky, tart and very offensive even to her coworkers who are supposed to be her supervisors. Not to mention she huffs and yells at you if you try to get a word in edgewise. Katie is wonderful, if you can do all your business with her then I'd have stayed in the building.
A good place to live in Corvallis. Friendly neighbors and staff. Woodsy environment away from the college scene, about two miles from campus. Comfortable apartments. Did not give five stars because the laundry machines are not in unit.
I have never seen so many spiders in my life. I lived there for 2 years and there was a spider problem the whole time. I even lived on the second floor. Not much of a sound barrier between apartments. Floors creaked a lot. Old musty smell to the apartment. The management team is ridiculous. They watch people pretty closely and won't hesitate to threaten a fine for even minor problems. It felt like there was a bit of a power abuse there. There was a notice on my door about 2 times a month. I work a lot and I never new what I was going to see on my door when I got home. It was just unsettling. The also entered the apartments frequently, at least once a quarter. One day I came home and there was a letter stating they were not renewing my lease. I was pretty shocked. They gave me 3 months for me and my kids to move out. They refused to say why. After moving out they sent me a letter saying basically I lost my deposit and owed a couple hundred more. They said it had to be paid in 2 weeks or it would be sent to collections. It took week for that mail to be forwarded to me. And the letter said not to enter the office or call, only to mail. Basically they scare you into paying it and give you no time to dispute. Pretty shady. I can't recommend this place to anyone because truthfully there are plenty of better options in Corvallis. And ya...spiders.
I lived at Witham Village Apartments for 5 years from 2013 to 2017 and loved living there. The staff is very friendly and always says high when they see you. There maintenance guys are awesome. You have any problems and they are on it asap. It is also a very quiet place which I personally valued a lot in a college town. There are two large dog parks within walking distance as well which was great for my dog. My dealings on a financial note with them was always more then fair. They are the type of people who stand by there word. I left my apartment clean and got all my deposit back. I am not even sure if I deserved it all but they gave it to me none the less. Great people! Great place!
It was our first apartment as newlyweds and we couldn't have had a better experience in our 1 bed apartment. All the staff (Katie, Anne, Tyler and Lewis) are super friendly welcoming, and generous to help out in any way they can. Maintenance guys were always super helpful. We squeezed a sectional couch and big auto man in the living room which almost completely filled the room and was actually pretty awesome. We got nearly our whole deposit back, and they helped us save money when we had to break our lease (we were sad to leave Witham because we enjoyed it so much, but we were given other opportunities to follow). If we come back to Corvallis, Witham is probably the first place we will look to.
I loved living at this apartment complex and they ladies who worked the office were always very nice to me. But when it came time to move out I cleaned to my absolute very best abilities. I will admit, there was a stain in the bedroom carpet that required replacement. But they charged me almost $400 to replace the carpets and over $500 for "miscellaneous cleaning". I vacuumed, swept and went over nearly every surface with Clorox wipes. I bleached the bathroom and kitchen and left the place nearly spotless. RENTER BEWARE unless you cover everything while you live there they will charge for every crumb left behind.
I have lived at WVA for about 8 years and have lived in both the 1 bedroom bottom floor apartments as well as the split-level town homes. I love living here and the management staff (Katie and Anna) are really great. I currently live in a one bedroom apartment and find it's extremely quiet. Any time I have ever had an issue the staff are always quick to work on it and very good at communicating. This place is also great for the price though they have changed the length of their rental agreements. The grounds are well kept and I feel very safe here. Would definitely recommend this place.
Apartment is a nice size for the price and it's a perk that it's pet friendly. The downsides are; there are no washer/dryer hook ups, the walls are super thin so you can hear your neighbors and the road very well, the apartments are slightly outdated and needs to be fixed a lot, breakers always trip, and there are random flyers that are handed out. Other than that the office staff are nice and efficient and you are definitely getting what you paid for....
Staff are friendly, but the ace doesn't make up for it. No washer or dryer so you have to do laundry on on site facility; which gets spendy. Places are kind of loud and you can hear the road noise really well. The deposit for a pet is crazy expensive with a lot of dog breed restrictions. Sometimes there is mildew smells or possibly a mold smell; especially if it's winter. It's cheaper rent in Corvallis which is nice, but wish it was slightly nicer.
These apartments are affordable and well taken care of. I have lived here for 5 months and the fitness room is finally open after being remodeled. The management and maintenance staff are very friendly and talkative. The communication from staff to tenants is pretty good. They often leave newsletters or announcements attached to a clip outside your door. There is a small pool area which is great. Maintenance responds quickly to repair requests. The rental agreement came off as extremely strict, but it is a comfortable place to live knowing that I am in a safe area. My only real complaint is the insects and spiders that get into the apartment and are all over outside the building. The complex is in a wooded area though so it is to be expected. It seems like maintenance does their best to prevent bugs getting into the units. It is a well kept area and improvements are constantly being made. Many people have dogs here and they are all friendly and well behaved. It's a very quiet place to live. It is a great place for young families, graduate students and those who live alone. Overall, I would say it is pretty average, but good quality for what you pay.
