This property does not care about tenants. Neighbour's are loud and inconsiderate and the apartment will do nothing about it. They do not care about anything, and will not resolve anything. This is not a luxury apartment. You are better of moving somewhere with policies that show that they care for their residents.

According to the community manager, the resident you’re referencing making the noise has been contacted multiple times regarding the issue. In addition, you were offered the option to transfer to another apartment within the community or to terminate your lease agreement without penalty, both resolutions you declined to exercise, and instead you chose to renew your lease agreement in your current apartment, so it doesn’t seem like an accurate assessment that management did not make any attempts to resolve your issue. We appreciate your feedback and are committed to improving our services.
The management team is rude and disrespectful to tenants. Changing polices on their own. Disregard to leases already signed..If your smart you will stay away! Ripping tenants off with this new internet/cable charge on the lease. It's 100% profit in Woodine's and Morguards pockets. They do not return phone calls or emails. You call them out on things and they write up a new policy. Look Else Where to Rent.
I have been at this location for over 10 years. The people are always so helpful and ready to assist with anything I need. The community is kept in great condition and the people who run the community are great. I highly recommend this property. liza

I lived in this community for almost 5 years. Through out my tenure, i faced lot of issues like Mold, Roaches, Centipedes, Ants inside the house. This property is very old. They recently have done the roof work. They look good from outside. That's all. Do not believe in that. They did the mold remediation for everybody without a cost, but they didn't do it for me. For me they asked me to pay $2400. Because of that, they did withhold my rent. I will not recommend this to anyone. On top of that, there is no good school near to this property.

When signing the lease and moving in the entire office is always attentive and quick. The actual apartments are not bad, the park for children is a 2 piece. The gym is small and the pool is nice. Maintenance is extremely slow. About a 1 week or 2 before things get fixed. Maintenance ratings are fixed... you are told to never put your honest opinion about the service. They only accept it when you put the rating as 10! Also, pay attention when you put in your maintenance request - they often cancelled my requests or marked it as completed and it wasn't. Living there was not bad until my family and I decided to move out. It went downhill quickly. I was charged for damaged carpet and missing keys and neither was true. They sent me pictures of what was suppose to be my apartment, the carpet and the bathroom and the pictures belonged to someone else. I sent pictures of my actual apartment showing that those pictures didn't belong to us. Never heard back from anyone and every time I called. When I finally spoke with the manager she said she was denying my claim because I was rushing her. They charged me for someone else's damaged apartment. They stopped answering calls. So just know ahead of time moving in will be great leaving will be hell. Do not expect the deposit back and expect crazy charges. The way everything ended it wasn't worth the 2yrs that I was there. It was such a horrible feeling, and I was lied on. Move with Caution.

In the meantime, I can clarify that our maintenance response time was slowed due to COVID-19 as we modified our practices to allow for social distancing and other precautions. Now that we have acclimated to these new procedures, emergencies are addressed within 24 hours and non-emergencies are addressed within a few days. At times we may cancel requests due to an inability to enter which may be for various reasons such as lock changes or if there are children present without adult supervision. Living in Woodbine Apartments has been pleasant. I moved here in June of 2018. I visited the leasing office as I was browsing other Palm Beach Gardens apartment homes, However, Ashli, the leasing agent was very polite, eager, helpful, accommodating, just to list a few things. Once the tour was over, I couldn't help but feel genuinely welcome. I left with a feeling that I'd be returning, well about twenty minutes later I stopped at Publix for a money order and that was just the beginning and returned to fill out the paperwork. The view from the patio and bedrooms is a beautiful lake view which was a "must have." Upon move in, there were a few things that were missed, I made the office team aware and they were taken care of promptly. Security is another plus here. Hope has been been very friendly and helpful whenever I've had to stop by. Nicole is very personable, she definitely goes above and beyond- Our conversations always end with a smile. Overall, I'm very pleased and happy to call this home.
A dreadful community. It used to be cheap and secure once but those days are long gone. The new management is horrible. Tamika does not even know how to talk to the residents. Maintenance is bad. Security is also a concern not even one security camera. My suggestion is to pay an additional 100 bucks and move North. Horrible school Grove Elementary which is 2/10 school. They also removed the tennis court. I can't believe some reviewers have given five stars; I am sure it is fabricated with the management themselves putting the reviews.

Way over priced, upcharged for a pool view but they dont tell you that the pool is open until 10pm, residents can play music from speakers so loud you can here it with the windows closed (which they do until that time). The security is a joke they are supposed to lock up the pool at 10 or so but I've got home many nights past midnight to find people having parties, playing music, blowing whistles. Even during the day someone brings out a DJ size speaker puts it 4-5 chairs away from him and blasts music. The office set new rules and timesfor picking up packages make sure you dont show up 5mins to soon because they will say they can't give it to you and make you wait as you just watch them look at their phone. Move in day was a joke the apartment was still dirty the carpet was supposed to be new but it looked like it was just spot cleaned nails were still in the wall, dent ontop of the oven, the slab under the window came up if you touched it. Maintance will just walk in if you don't tell them differently (learned that the hard way when they "knocked" but I was in the shower)

In the meantime, we wanted to clear up a few of our community policies to better assist you. We gladly accept packages on our residents' behalf, however, we receive so many that the courtesy was interfering with the office staff's administrative responsibilities. To better support our residents, we enforced regular pick-up times for package retrieval in the office. We sent out an email notifying our residents of the change in policy and we encourage our residents to contact the office with further questions about the policy change. We haven't received any noise complaints, particularly those pertaining to parties happening in the pool area, but should we receive any concerns of loud noise from a resident, we will happily address the concern(s) immediately. I have never left a review before but feel compelled to warn people about living here. I lived here for two years, was a very quiet resident and paid my rent on time every month. I tried to ignore the overflowing garbage, the drunk people and smell of weed at the pool when I tried to bring my son there, the loud “parties” young people liked to have At he carwash right outside my window, the cops constantly having to come in, etc. That said, I just moved out and when I asked about my security deposit, the staff member asked me, “What deposit?” They have a high turnover rate and I guess my file was turned over to someone new who was not told that I’d transferred apartments. I call and no one calls back and when someone does answer, I get the run around about “corporate not responding” or “the district manager has been out of the office.” The girl who handled my transfer and explained how much my security deposit was a month before I moved out got n attitude with me on the phone and said she couldn’t help me. Really? They owe me what is a lot of money to me and I feel like I am getting nowhere and will probably have to get an attorney involved.

My family moved into this apartment 4 months back and we are liking this community for its good maintenance, Security and attentive leasing office members. PROS :- - Good Security System - Clean and well maintened - Leasing team is friendly - Lots of trees and big lakes - Maintenance requests are attended immediately Cons :- -The community gym is not that great, they have all outdated and very less equipment. -Rent is high ( 150$ more) -Restricted dog breads are in the aprtment community

We're continuously striving to update the variety of our community's fitness equipment based upon our residents' needs as well as available space. That's why, just last month, we purchased two new Elliptical machines and a new recumbent bike. Also, we wanted to clarify that the past management company did not have the same breed restrictions we currently have in place; therefore, some of our furry residents have been grandfathered in. We do carefully monitor our pets and their owners though to ensure everyone is behaving responsibly. Thanks again for the helpful feedback! Woodbine isn't worth the cost. The security is a joke, anyone can walk in the place, and they frequently do. The "community events" are annoying and prevent people from using the pool. Repeating fees like $30 trash pickup are annoying, especially if you live 100 feet from the dumpster and can do it yourself. The apartments are very small, the appliances outdated, and the only cable/internet provider is ferociously expensive (over $100/month for internet only). Traffic frequently backs up into the complex gate, so people wind up waiting 1/2 an hour to get through the gate, as I have. The office keeps irregular and inconvenient hours and is frequently inaccessible. The worst part: Woodbine simply forgot to mail me my last bill. They had my new address, email, and phone number, but never contacted me. I was contacted by collections, and my credit took a hit. When I contacted the office (after several phone calls) , they claimed that the bill, sent by certified mail, was "lost", and that I needed to pay them for the bill. This is another lie, I had to pay the collections agent. Woodbine apartments is, in a word, incompetent. Security, staff, maintenance, all incompetent.
My apartment is fantastic! The location is awesome! We are minutes away from the turnpike and around the corner from I95! City Place and Palm Beach Gardens are extremely close. We are within a gated HOA community (although, we are managed and owned by a separate management company ) I have a 3x2 on the third floor with vaulted ceilings! The apartment is spacious with a split floor plan (so we all have privacy!). The unit is upgraded and no complaints on working appliances either! We have valet trash pick up which I absolutely love. Woodbine is a fantastic place to call home! We will be here for the long run!

The rent is great for the location, the staff are super friendly and helpful, maintenance is quick all the time. Valet Trash pick up at your door, two community pools, a gym, computer room, gated community with security at all times, plus periodical patrols during the night. Plenty of parking spots. Very friendly neighbors, and a great trail for walking around. Location is central between a few active spots, city place, PGA mall, Clematis....etc. Downfalls: sewage smell outside a couple of nights a week (never inside though)
My daughter and I have lived in Woodbine Apartments for over 3 years, we absolutely love living there. My neighbors are very friendly and the guards are super friendly and make us feel really safe. The management team and staff are really great to interact with. They keep the grounds, pool area and play areas really clean and beautiful. They respond very quickly when I have needed their assistance and very quick on any maintenance needs. Management is really big on planning family fun activities for the community i.e. movie night at the pool, Easter egg scavenger hunts and pumpkin carving contest just to name a few. Most recently they had a family pool day with food, DJ and games. Woodbine is a fun, safe and family oriented place to call home and they bring the community together.
