Property Ratings at Woodbrooke
Nice place. Lots of kids here. Security doors would prevent the kids from running in and out in the evenings.
Great location and price for living off campus. Short commute and nice community.
never knew this place was here until i seen an ad on my facebook page. the apartment is very big and updated. there are 12 apartments in my builiding but it is very quiet. the staff has been wonderful. They have been working on updating the halls and I am excited to see how it turns out. I lived at a different complex up the street for a year and it was very outdated and the carpet in the halls smelled terrible. this complex was like a hidden treasure because the rent is much lower than most and its very very nice with great employees. My neighbors are great and even help babysit when i am in a pinch. We are happy with our move. We also love that the woods surround us and we see lots of animals. Great for my homeschool lessons.
I am in my upper 30's and have lived the apartment life since I was 18. I have probably lived in all that Delhi has to offer. Woodbrooke is by far better than any other complex locally. There are only a couple of employees here, but you would never know it. The place is always clean. Our repairs get taken care of usually within minutes of calling. Both the manager and the maintenance man are friendly and talk to us when they see us around. The playground is nice. I do wish they would of used something besides sand for the filler. It tracks in easily on and in your shoes. So far we seem to have great neighbors, though I do think I smell marijuana in the halls every couple days. I have mentioned it to management before, but I know there is probably nothing they can do about it. Our favorite part of the apartment is the kitchen. Nice full size wood cabinets, large pantry, dishwasher, disposal..etc. Features of a house at a fraction of the cost. I have been here for just about 8 months. 5 stars!
Moved in last year and have no major complaints. Apartment is nice. Staff has been great. Someone in my building smokes weed alot. I really wish the front doors were security doors. Nice place.
nice place. plenty of room. I assume its just 2 people that work here becasue that is all i ever see. They are both nice and very helpful. Besides the oder of marijuana in the halls sometimes, we are happy. We are coming up on our 12th month, but do not plan on moving any time soon. Great schools.
I am new to this area. With that being said, i think i am in one of the best communities on the the west side of Cincinnati. The apartment is nice. Its plenty big enough for my family of 3. The building is always clean and the neighbors are nice. I have had to call the maintenance person a couple times and the manager always makes sure he is here within minutes. Nice guy that knows what he is doing. Not the kind of maintenance person you hear bad stories about. He actually fixes things and doesn't leave things for later. The manager is very nice and works very hard to keep the place clean and is friendly every time we see her around. Its nice to not have a corporation running the property. Much more homely. I still have several months left on my lease, but i definitely see our family sticking around as long as we can until we can afford a house. So far we have been very impressed with the oak hills school district at well. Very happy with our move!
I love the living here it's so nice and quiet. There's a playground for the kids cameras for security. Nice washers and dryers on each floor they fix any problems you may have asap and Lisa is so sweet. It's and excellent price for Delhi location in oak hills school district. It's amazing.
I loved my experience at Woodbrooke! First of all, the layout is different than most 2 bedroom apartments. Love the walk in closet. There is lots of storage throughout the apartment. Rent is reasonable compared to other 2 bedrooms. They allow you to make the apartment your own. You can even paint it your own colors! I have nothing but great things to say about the staff. Never had to wait for maintenance issues and was very happy with the cleanliness. There is a lot of traffic with kids that come through and I agree on the weekend, the halls can get gravely from the playground pretty quick. Not sure why they use sand and not mulch. The building I was in did have someone that was having people in and out alot, but that is possible anywhere. All in all i would absolutely recommend Woodbrooke. I'm in a house now, but would definitely go back if I needed to!
Based on my own personal experience and standards :) .The apartments are small for what you pay .They have carpet in the hallways which to me, is foul, because with the amount of traffic in and out of the hallways makes them harder to clean and provides a pathway for bacteria and bugs to hide in (seriously who does this in an apartment building in 2016), and unfortunately the halls aren't kept very clean . The tenants have to sign a Bedbug Addendum as terms to be able to lease from this property, but no extermination documents regarding the nature of inspection of the apartment, what the findings are/were, what extermination company was used, so the tenant can't even verify that the exterminator is qualified, are provided to the tenant. It also states in this Bedbug Addendum that the 'tenant' has inspected the apartment and has found it to be Bedbug free. The problem with this is that most tenants (unless they are a qualified exterminator) are not qualified to inspect an apartment for bedbugs. Basically the tenant is expected to 'blindly' trust that the landlord has had the apartment inspected before move in. So what this Addendum means for prospective tenants if they sign this document is that if neighbors bring bed bugs in, if the apartment was infested from the previous tenant, that the current tenant alone is responsible for getting rid of them in their own apartment and vice versa. The problem with this is that neighbors do not have to treat or inspect their own apartments. The Landlord bears NO Responsibility once you sign this document and therefore is not required to treat, and bedbug infestation is costly, especially when everyone isn't on the same page. The law in Ohio is mute on bedbug infestations in apartments. Something to definitely think about before renting from here or any place that requires a tenant to sign a Bedbug Addendum. Parking for folks who have more than one vehicle is a nightmare because you are assigned one parking spot, and you have to park in that spot or all the way down at the other end of the building where you can't keep an eye on your vehicle. .Definitely don't have visitors because a) they have no where to park b) the apartments are so small you'll literally be falling over yourselves .It is wall to wall carpeting in the apartment which to the well trained fellow apartmenteers out there, I need not say more .Small storage
Quiet, on the Metro line. Convenient to downtown Cincinnati. Great management company. Close to shopping.
