Property Ratings at Woodfield Apartments
I am a very clean person and have always had a deep fear of bugs. The first year I lived here only the occasional house fly and a stink bug. However, the second year was the roach infestation. It was so bad I didn’t feel comfortable in my own home. I even contemplated leaving before my lease was up and still paying rent here. DO NOT MOVE HERE unless you are fine with roaches.

My boyfriend and I moved here 2 months ago now, and aside from a few issues, it's a pretty nice place. Would give 5 stars but the neighbors can be loud at times and the stairs in my apartment broke and caused injuries due to a poor previous repair job. The area has a lot of nice trails for walking and biking though.

Super friendly staff members they make you feel welcome and are always working fast to make sure everythings good and you’re moved in on time and as soon as possible. Also very affordable as well. Very safe neighborhood as well security is always driving around during the day and night plus police usually patrol the area once every other week. Only downside is that there is no pool only a soccer field and play grounds. As for the apartment only issue I have is that there no heating vents. I assume central air but my apartment is always cold and my thermostat is always at the highest it can go. Other then that I’ve had no other problems. Really recommend this place??

My sons and I signed a 3 month lease ~ paying extra for the privilege. There is a paragraph on page 7 under the staple about having to inform them in writing one month before the expiration of the lease of your intention to NOT renew. I had several discussions with different employees about not needing the apartment more than 2-3 months. Never was it mentioned that I needed to come into the office and fill out their official form. Because I failed to do this, management retained my $500 security deposit. If I hadn't had so many discussions during our residency, I probably would have said 'shame on me for not reading the contract carefully'. However, our move out date was verbally shared with the management on several occasions, and not once did they mention that I needed to come in. Feels a bit like a scam.
PLEASE, DO NOT STAY HERE! This shouldn't even be a last resort option! This place is extremely disgusting. We have been here not even 2 years yet and so much has happened. When we first got here there were spiders here and there, nothing too bad. Then the roaches began. We would have maintenence notes on our doors every 2 weeks to have the entire building inspected and sprayed. They would crawl under the carpet where you can hear them crunch when you walk and on the walls. Even the hallways in the buildings were infested with roaches. One night security came in the building looking for roaches because he got a call about them on the walls and floors. And maintenance is so slow to attend to your needs, they come the next day when you even forgot you called them. When we called about mold in our window frames, they didn't clean it the right way, they simply painted over it. Also the front office has messed up our rent more times than I can count, they are never loyal to their word. These apartments should be shut down for violating the health code with all the roach infestations. We are getting out as soon as possible!
This review is about as fair as it gets. I have been here for about a month. I was candid about wanting to not be surrounded by reckless neighbors and I managed to get a 1 bedroom with a lot of quiet neighbors and families. So that was nice. The community is affordable and fair for the price. HOWEVER. These are the few things youll want to keep in mind. They pay for 72 degrees of heat in your home. However I have been lucky for my heater turned up to 75 degrees, to have a house anywhere above 68.. Ive attempted 4 different times this month to have someone sent out and none of the office staff helped until i called the emergency maintenance guy who walked in, scanned the temps of the heat under the floors and walked out saying it was fine. Currently my temp is 64 and the heat is set to 73.. you tell me how fine that is. Only other negative scenario I have encountered was that the community does not do a good enough job of checking their apartments before moving people in. I moved in and there were wall plugins that dont work, the heat as stated above, cabinets peeling, wood frames on walls peeling and chipping, and nail holes in certain areas of walls. I have fixed most of these myself however come on.. you are an apartment community. do your job and fix these things before someone moves in. Aside from these two problems, the staff, while not always helpful, are friendly. The rules arent ridiculous, dont do drugs.. dont break the law.. dont disrupt your neighbor. pay your bills. Thats about it. Its a decent apartment if its your first time moving in. Or if you are on a tight budget. I wouldnt recommend it as a family location. Its literally a step up from wingate and that's about it.
You get what you pay for when you rent with Woodfield. My biggest complaint would have been my neighbors and unfortunately there's not much they can do about that. The apartments are cheap which can bring all sorts of people. People would just hang out in the hallways or just be hanging outside after midnight. I did not feel very safe here. As far as the actual apartments go, they are decent. The living room layouts are kind of odd but other than that everything is nice and semi-fully functioning. If you have a maintenance issue, don't expect it to be fixed in a timely manner. Most times they will just do whatever possible to put a bandaid over the real issue. I have never had problems with the office staff but I will be moving out soon so hopefully everything goes smoothly.
My husband and I have lived here two years now and are finally getting out of this place! We never had any issues with bugs or anything like that until they came in, in January to spray for roaches. Now we can't stop finding them! It's so disgusting because they tell you to move all your stuff when they come in to spray but don't touch the stove or fridge! Which is were we are noticing some coming from. It's so gross I can't wait to move! The maintenance people don't do things properly they "find an easy way out". We have had issues with brown water spots on the ceiling and all they do is come in and paint over it so it keeps occurring nothings done to fix it! Again with the roaches we've never had any until recently, as I was walking to my apartment I noticed one in the hall on a different floor!! Just be aware of what your getting yourself into, it's not as great as it's cracked up to be..
Been living here a week now and so far I haven't had any issues. Maitenence is good the people at the office are nice. The only thing I disagree with is the fact that you have to pay a 300 non refundable deposit for a cat and 25 a month per cat and you have to get them declawed which I think is wrong. And someone upstairs has a dog and dogs are not allowed unless a service dog. I'm the only person with an animal sticker on my window so they know who paid for their animal but plenty of people have animals so they should prob check people for animals to make sure they are paying. I didn't expect to have to listen to a dog barking all day at a place that said only cats.
I've only lived here for a week so far but everyone that works here seems pretty nice. Maitenence seems to be pretty good about everything. My building has been mostly quiet which is good. I don't like where the cable hookups are located. They make it so if you want a decent setup wires are going all over so I had to tape mine down to the floor. The dog someone has upstairs is also very annoying all day and I'm pretty sure they are not supose to have a dog unless it's a service dog. I moved into the apartments because it was cats only and now I'm listening to a dog everyday so they need to figure out a way to figure out who has animals they shouldn't have if they are not being paid for.
The actual apartment units are very nicely laid out and in good condition. Maintenance is very helpful and having a garage is nice. However the hallways smell like smoke and that smell seeps into your front entry way of your apartment. The grounds are no well kept, there is garbage and broken glass strewn about. When we moved in there was a pond next to our apartment but now it's a stagnant giant swamp. Will not renew my lease here.
I love my apartment even though some of the things are outdated like the stove, the faucets in the kitchen and both bathrooms.
Woodfield apts. are pretty nice. some have granite counter tops in the kitchen and bathroom,large master w/ half bath and walkin closet. The kitchen has a long walkin pantry anyone would love to have . Units have air, and Small animals allowed. For your safty all buildings have a secured entrance.
