Property Ratings at Woodfield Circle
Do NOT rent from this company. The apartments in general are spacious but everything in them is cheap. At first the neighbors were quiet and kept things clean but then newer tenants started leaving garbage outside their doors and outside on the doorstep. They were loud all hours of the night and the police were called numerous times for domestic issues which carried out into the hallways. We notified management and was told that they would look into it but that we should just keep calling the police so that they would have a history to review when it came time to renew their lease. After months of this and there being no action taken on the part of management we decided to leave at the end of our lease as we no longer felt safe or comfortable there. On pre moveout inspection we were told we would need to have the carpets professionally cleaned which was not a problem but we told them they should replace the carpet d/t cats damaging some of it. We were told they would repair it and there was no intention of replacing it. We had the carpets done and spent days thoroughly cleaning every room from top to bottom and left the keys on the counter by the required time so they could do the walkthrough-which we were not allowed to be present for. We received a bill from them saying we had left the place filthy and that they had replaced the carpeting that they said they would only be repairing. I knew that we would not be receiving the full amount of the deposit d/t the cats damaging areas of carpet and 2 of the blinds in the living room but to keep $1800.00 and then tell me we still owed them blindsided us! They said it needed replacing because the cat odor was strong. We told them how we had been in the apartment just an hour before they were there for their inspection and there was NO cat odor. We reminded them that we had asked them to replace vs just cleaning and that it was THEIR decision to repair. When we asked if we could be refunded the amount for the cleaning we were completely ignored. We had been warned by previous tenants that they find reasons and NEVER give security deposits back. There was absolutely no way that they needed $1800.00 for repairs. The last communication with them was to ask two simple questions- can we be refunded the amount to have the carpets cleaned and do they keep all security deposits or just those requiring a double deposit. I'm still waiting for the answer 4 months later. RENTER BEWARE!!!!!

This is a great place to live. Liz is an excellent caring landlord who is always available by phone and gets back to you promptly. The maintenance staff is excellent. As for the apartments: spacious rooms, quiet neighborhood, air conditioned, public washer and dryer on the main level... outdoor parking. That’s the bad thing during winter is you have to be sure to move your car into the street before the plow comes or it will be towed. Not always easy when the city has no parking on street rules during the winter. The complex is right down the road from an elementary school and down the road from a gas station and several restaurants and a grocery store.
I just moved in over the weekend and our property manager, Liz, was helping with the move in checklist. They also had a welcome basket! I never had any landlord or rental management company do that before. I’m excited to live here ?? The only complaint so far is that it seems like the previous tenants didn’t clean very well before moving.
We have lived here for almost 2 year. We are trying to buy a home and it’s been that in between place for us. But we have never had an issuer with Maintaince, or when it came to our appliances. They have replaced our dishwasher when we moved in and our stove and our air conditioner. They have been great with customer service. Our property manager is one in a million. She goes above and beyond to make sure her tenants are happy!
Melody took her time to make sure that I had the home I wanted as well as needed. I needed a first floor as I am wheelchair bound. She kept me on a waiting list as she didn't have any first floors at the time. To my surprise, within 6 weeks, she called me back. By her being empathetic to my needs, I felt as if we had connected, building a working relationship I could trust. She and Eric always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . These are great apartments in a great area. I have loved my time here and will always recommend it to others a "a great place to call home".
We have been living here at Woodfield Circle for over a year now. Eric and Melody make a great team! It's very spacious and it's quiet living. Downside-no garage. Upside-family friendly, pet friendly, washers & dryers are one the first floor, not in a basement. Will we recommend living here? Absolutely! Our grandparents lived here at one time. Our parents lived here at one time. And now we live here!
We've been living here in a 2 bedroom for about 6 months. I really like it here. The location is very quiet and it's in a good neighborhood. The property manager is nice and helpful with any issues you may have. Very affordable and just all around a nice place to live.
I've been living at Woodfield circle for over six years. I really like the location just on the edge of town and close to the highway. There's not too many places around that allow pets and this one does. The amenities are pretty good and the rent is reasonable. The caretaker does a very good job and I feel like people listen when I have an issue.
We lived here for just over a year and our ceiling fan just about came off the ceiling (we hardly used it), the bathroom ran was coming off of the ceiling, the dishwasher broke about 10 times, the toilet paper holder literally fell off the counter, the paint they use to do touch ups is so cheap that if you take a mildly warm shower it would drip on us, the closet door came off about 20 times and wouldn't go back on. Also the bedroom has no lights, the spare room also doesn't have any lights at all, the storage unit was destroyed when we moved in. If you want to pay a $200 electric bill go ahead, due to electronic heat that didn't work whatsoever our bill was always super high, even when the heat wasn't on and we weren't home it was still insane.
My significant other and I love our very spacious two-bedroom apartment here at Woodfield Apartments in Wausau, Wisconsin. We feel it is a great value for the money. The appliances are all new as well as the carpeting. We have loved living here for the past 1-year plus! We recommend Woodfield Apartments to anyone looking for a lot of space and a great value. We have had no complaints. The buildings are well maintained and the staff are friendly and helpful. We dare you to find a more spacious apartment in Wausau for the dollars you spend on monthly rent!!! A very quiet and peaceful setting. We have truly enjoyed our time here at Woodfield Apartments.
