She tried to charge me $1000 in “damages”. The damages she found were damages they pointed out to me in our walk through when i moved in. I literally had to show them pictures of everything for them to remove it from the list. I ended up paying $400 because i left led lights up in the living room and a small spot on the carpet. After i paid the $400 they got a debt collector calling me for $100 for “electric”…. They didn’t even pay my electric i did that through Georgia power. They are very money hungry now so please please please take pictures of EVERYTHING when you first move in and make sure everything is perfect when you move out.

Pest are prominent, from earwigs to huge roaches and other random bugs getting in no matter how clean you are; no matter how many times “pest control comes”. On top of that, management will either not be fully clear with certain information that you ask them and they can have an attitude or appear to be annoyed if you bring up issues with your unit. This is the most honest and up-to-date review. Please steer clear of this complex and ANY complex associated with Sandhurst Apartment Management. Please do a deep dive research on the rental companies and check the BBB.

My review is an honest review. Moved there in 2018 out of state. Managed to get deal before they started remodeling. I had no issues with neighbors. It's pretty quiet. Residents really should utilize pet trash stations bc i have stepped in poop several times. The pests are horrible to the point id buy my own pest control products to keep at bay. Insides of apartments def need some remodeling bc they are outdated. Also, need to utilize parking pass or something bc there were points in time where I would have to park on the next level and hike back up to my building because residents with multiple cars/friends would take up all the space. Also need to do a sweep of cars that are just broken/flat tires and need to move them. They are taking up space. Rent continuously went up and I get it but I didn't see any new or updated amenities to correspond. I'd recommend doing a full renovation to apartments to keep up with competition. Also, do some updates with the flooring, being on the 2nd floor i could feel all the hollow parts of the floor.Other than that , I enjoyed my stay at woodhill.
Cars getting broken into ALL the time. So much but they have yet to have a consistent plan to keep people’s belongings safe (security cameras, patrol, etc). Roach central. Not anyone’s fault, I’m sure it’s just the area but still. If you’re afraid of roaches this may not be the place for you. Apartments are made very cheap (recurrent water damage, broken/crappy cabinets, faulty front and back sliding doors) but they’re overpriced like hell. Work orders are SO hard to get completed. You’ll put in a order but won’t see anyone until months later (speaking from experience). When finally fixed, the job was half assed. It’s just sad. That place has a lot of potential but seems to be money hungry instead of having their paying tenants in best interest. Nice/friendly women that work up front though
I have had pest issues since the day I moved in. I understand that these are older buildings and surrounded by woods, but seeing at least 2 water bugs (nice name for cockroaches) a week makes this a terrible living environment. When I leave for a weekend or the holidays, I come back to at least 10 bugs. The apartment provides pest services every 2 weeks, but he literally sprays a few baseboards for 30 seconds and leaves. I have asked the leasing office if there is anything we can do, and they say “it’s just because we live in Georgia“. I honestly dread coming home to my apartment because I know there will be alive and dead cockroaches waiting for me. I am counting the days until my lease ends
I'm graduating this year and moving out next month. I've lived living here this whole time. It is close to the University. I would stay longer but I'm going back home after graduation. I'm going to miss living at Woodhill

On first look, it was a clean environment that reminded me of the mountains. Within my first week my apt was flooded from the upstairs apt. A crew was bought in to clean which took a couple days. I was expected to pay for my hotel and no reimbursement attempted was made. The water heaters are out of date which will make your eclectic bill surge without warning, they offer no assistance with this either. There has been countless occasions where maintenance people were in my apt when I would showed up throughout the day, without work orders which is also unsettling. I would lock my sliding doors, only to find them unlocked when I come home in the evening. Living alone, that seems to be very unsafe. Only comfort I was given was an apology, then two days later it happened again. My apt still leaks water from the ceilings in different areas of the apt, and has never been resolved. Mold and mildew are a daily cleaning issue. I have had to throw many things away. Because of the water leak throughout the apt,bring pest as well, no pest control has been able to stop the sudden onset of pest coming out of dishwasher and drains. I honestly never fully unpacked. I have been more then cordial with property management, and currently leaving on good terms. I put in my 60 day notice in December but because of office negligence was forced to stay until the end of March. I was curious to see if they took care of the apts issues, I found that they moved some poor unaware family in within the same week I left. There are so many residential places one can stay if your new to the area like I was. This unfortunately would not even be my last resort. Please do not move here!

So this needs to be put out there. I’m warning people, PLEASE DO NOT MAKE THE MISTAKE OF MOVING HERE. My fiancé and I? moved here in September of 2016. We had problems from the get go. From mold on the showers, to our front door not locking properly, to work orders going unfixed, to the ceiling in our second bedroom falling apart because of water. The list goes on and on. However, the most recent event has made me extremely upset. My fiancé is military. Air Force to be exact. He had orders to leave. We turned them into Courtney, and she said they were incorrect. We asked how come? She said they need to be PCS orders, mind you, the orders he gave had the box “PCS” checked. Also, mind you, you can not our process from the military without your orders. She refused to take our orders, signed by the commander. So he asked to see an example of what she needed, she showed him a form. He pointed out that it was an “Army” orders form. Now, all branches are different, and their forms are different. She proceeded to respond with “No they’re all the same and should look like these examples..” I? spoke with the Flight commander today and she even told me those were his orders and their was nothing wrong with them. They will not accept them. While emailing with Courtney and telling her we’d come to the office the next morning to explain stuff to her and point certain things out (giving her the benefit of the doubt that she may not know certain things..) she proceeded to email me back and say “You can do that but I’ll just tell you the same thing I? just said..” she won’t even try and hear us out. They are making us jump through hoops and hoops for something so simple. This is a slap in the face to a veteran who just got out of the service. An utter slap in the face. We have tried to reach out to corporate but we have gotten no responses, because no one ever answers the phone. This is the worst managed place in the world. I? know a lot of people have put positive reviews and I? wish my experience here had been as so but it hasn’t and I? will not hide the injustice being done here. DO NOT MOVE HERE.
I would not recommend these apartments to anyone! First the rent is going up.. which I use to live in "luxury living" apartments and their price is about the same. It constantly smells of sewer, and they don't care that we have to put bleach on our tub every week to get rid of the mold that constantly grows. When we first moved in it was so bad we didn't need a deposit and it was so dirty it looked like no one tried cleaning it. Management is rude too, can't even sublease one month because they do a criminal back round check? Then told me it would be fine because it's only one month! Well I'm sorry but that $900 would definitely help with our move. Basically, don't even is waste your time moving here.
Recently moved into these wonderful apartments. They have everything from 1-3 bedrooms and can come fully furnished. Some even include fireplaces. There is a pool, fitness center, and a stocked fishing pond! Views are great. Centrality located so minutes from great restaurants and attractions as well as downtown and the army base. Rent includes great amenities for the price. I would highly recommend this place to anyone who is looking!
GREAT STAFF OLDER APARTMENT BUT NICE RENOVATIONS....
We moved here a year ago. Our balcony overlooks the pond. Love it! It's like living in an echo system. Wild geese, wood ducks, turtles, hummingbirds everywhere. Maintenance is prompt. Everyone so nice. we love it and Will live the rest of our life here. We call it home. ??
Woodhill Apartments has been one of the nicest places I have lived. They do an excellent job of maintaining the facilities and grounds, and repairs are done in a very timely manner. The rent is higher than some other places, but I find that when you factor in the size and look of the apartments it is well worth the price.
