Property Ratings at Woodlake Apartments
Avoid Woodlake Apartments at all costs! The AC issues here are unbearable and management's response is completely inadequate. Despite countless complaints and maintenance visits, my apartment remains a sauna, often exceeding 81 degrees Fahrenheit even with blinds closed and multiple fans running. This has been a persistent problem throughout my lease, making the living conditions absolutely miserable, especially during the scorching summer months. The building is outdated, and while the management admits the AC can't properly cool the units, they refuse to provide a permanent fix. I had to buy a portable AC unit out of my own pocket just to survive, and even that barely helps. To make matters worse, the management repeatedly tried to gaslight me into believing that 81-82 degree temperatures are normal for an apartment. This blatant disregard for tenant comfort and well-being is unacceptable. They fail to uphold basic living standards, leaving residents to suffer in stifling heat. Don't make the same mistake I did—find a place where management actually cares about maintaining livable conditions.
outdated, cabinet is very bad shape, AC would not cool the room enough. Many current tenants want to move out if moving process is easier or the inflation has not driven everything up.
The office staff is so friendly and helpful! The property is well-maintained and John is always helpful when there is a maintenance issue. I would highly recommend this property.
We have lived here for almost 4 years. The neighborhood is very quiet. The location of the apartment is perfect smack dab in the middle of the metroplex like 8 min away from the airport, down street from Southlake and down town grapevine is 4 minutes. The office ladies are always so nice and helpful. Maintenance always takes care of your problems fairly quickly and always friendly. Our townhome 2 bed 2 bathroom is pretty big 1300 sq feet and very affordable.
Property Manager at Woodlake Apartments, Responded To This Review
This review made our day! We are so grateful for your kind words. Thank you for sharing your review with us and the community.
This apartment complex has MOLD and the office says there is No Standard for Mold testing!! There was a horrible smell when I first got the keys to my apartment wasn’t sure what it was. I mentioned it to the apartments but they were not concerned about it. I started feeling sick within 30 minutes of being in the apartment but I always felt better once I left. My apartment tested positive for mold and they have done nothing about it other than let me out of my lease with a 30 day notice. I have since then found many reviews of people that have left this apartment complex because of mold and the office not doing anything about it. I am seeking further information for what I can do to ensure this apartment complex takes care of the MOLD in their buildings. Don’t move in unless you want to be sick all the time!!
Property Manager at Woodlake Apartments, Responded To This Review
Woodlake management takes any report of mold seriously. After inspecting the apartment, no mold was detected. All prior residents in this apartment had never made any complaints about any mold. Since this was a new move in, we gave the resident the opportunity to move.
The staff is always very responsive and the maintenance guys are always great to work with. Love the community setting and I have great neighbors!
These are very old units, but the maint. Crew does a great job and very quick to respond
The office staff and maintenance men are fantastic. I’ve lived here for four years and they have all been here for a long time and really care about this property.
The manager ran off many of the long term tenants. Many of them had been there for YEARS. I hated it because we couldn’t even sit outside on the lawn or plant anything.

We love Woodlake! Since moving in about a month ago, we have realized this is definitely a great place to call home! There is a great sense of community. Everyone is so friendly and it is nice to walk the dogs around property and people want to talk with you. Our young son really enjoys playing on the shallow steps in the pool. The landscaping is gorgeous and all the mature trees make this a special place to be. We would recommend Woodlake to anyone.

Thank you for taking the time to share your experience! As always, please feel free to reach out with suggestions or ideas. We appreciate you!
I want to commend Kathleen in the leasing office. We had an issue getting our spectrum internet set up. There was a section of cable missing from the junction box to our apartment. (A Spectuem issue, not an apartment issue like Specturm kept telling us) Kathleen went out of her way to go to the Spectrum office for 45min to try and resolve the problems. I appreciate her doing this even though she did not have to help at all. The maintenance staff has been very helpful resolving some minor issues in our apartment. Thank you for going the extra mile
Great place to live. I've been her for 6 years and never had an issue, but the new manager is extremely rude and always seems mad. I hope she fixes her attitude or she gets replaced for the better of this property. Vicky and the other office lady are usually very nice but under her orders they've also been changing their attitude towards people.
For the most part, the apartments are good. Not great/phenomenal, but good. On the pro-side, it is one of the better priced apartments for the space you get in the Grapevine area. While it is not exactly old, the apartments could use some general renovation and upkeep (warped cabinets, old fixtures, ...). But you do have the ability to update things, by purchasing yourself and having maintenance install. The facility grounds are kept pretty clean, and other than the squirrels, there's not many pests. But the squirrels do live in the "attics". Don't hear them really, but you can spot some areas where nests are. It is a nice and peaceful area. The maintenance crew does well, and the front office is very friendly (although the open hours are short). Overall- it's a good place to live, just could probably use a little renovation
I have lived here for over 6 years and really love this place it is quiet lots of trees the maintenance is always right on it! The apartment is spacious like having a private back yard but will not my upstairs Neighbor walks ver loud it is annoying but i use headphones at night. But really happy that I found this place they are like family. I miss the manager that moved to another property but havent had any issues....
I moved in 2 1/2 months ago. The entire experience was wonderful from start to finish. The office staff is outstanding. The complex is shaded by many trees and very quiet. All of the tenants are friendly and say hello when ever you see them. The floor plan of my apartment is perfect for me and I am enjoying all of the space! I moved to Texas from out of state and feel very fortunate to have found this place. It feels like home. You know, It says something about a place when you log into Apartments.com and they rarely have any available apartments. If you are lucky enough to be looking when they have an opening, move here!
There is no A/C in the gym. They are very anti dog. They water the grass so much there are ant infestations. The property manager is also very nosy. At Christmas we were issued a memo not to have packages sent to their office to sign for as they didn't have space for it (they advertise package service). No Sunday hours. New property manager doesn't do Sunday's. No chairs on the grass for any reason at any time. I had a flood with water damage throughout. They did almost nothing. They told me they repaired the mildew and mold on the walls. They did not. There are also no social activities. I used to love living here but not any more.
I went into the office to see about becoming a resident around summer time and the office worker was very rude. Will not be going back that's for sure.
I have lived here nearly 1 year. The more I live, the more I like. The room is so spacious and well-organized. The interior furnitures are new. Staffs are very friendly, accommodating, professional. They are always there for you. Whenever you request or call to fix something, they are quick to respond and on time as you request, even when you need emergency fix after working hour. The neighbors are kind and friendly. In addition to, everything is so convenient. The appartment is right in the center of everything, shopping center, food area, market, Mall, church... i definitely will extend my rent here. It is reasonable price for what you need.
I like this apartment complex, it has more square feet for lesser rent. Apartments are spacious with a lot of greenery outside.
I have lived here for over 6 yrs. and totally love it! The grounds are so lovely, many trees and flowers. The neighbors are great and very friendly. The office staff is very accommodating and warm and professional. Whenever anything goes wrong or breaks, the maintenance men are fabulous! They are so nice and fast to respond, usually the same day. Can't say enough good things about Woodlake. It is a little jewel in Grapevine!
