I lived in this apartment complex for year and it was the WORST. The management is totally rude, unresponsive and doesn't give a darn about the residents. They will charge you for damages even if you have proof that you didn't cause them. I was charged for new blinds even though I had replaced the damaged ones myself. I showed them the pictures of the new blinds, but they still refused to refund me. The carpet was also damaged when I moved in, but the management refused to do anything about it. I told them about the damage when I moved in, but they said it wasn't their problem. The maintenance crew have this habit of wandering into our apartments when we weren't around. This is totally messed up and makes me feel unsafe in my own home. One time, I was chillin' at home when a maintenance worker just strolled in without a care in the world and stayed all day. I had to tell him to leave after 6 pm. So, if you're thinking about living in this apartment complex, I'd give it a hard pass. The management is MIA when you need 'em, they'll charge you for stuff you didn't do, and the maintenance crew can be pretty unsettling.

I lived at Woodlake Downs for a year, and it was the worst experience of my life. The low rent is not worth it. You'll be spending more money on repairs, maintenance, and other unexpected costs. The buildings are old and falling apart. There are leaking pipes, broken appliances, and other safety hazards. The management is rude and unresponsive. They won't fix anything, and they'll make you pay for repairs even if they're caused by their neglect. They even try to bribe tenants for positive reviews. They prioritize money over tenant safety and health. The pool was opened with unsafe water, and they refused to help with pest control. When you move out, they'll hit you with hefty damages charges, even if the damages are not your fault. There are better options available in the area. Don't waste your time and money at Woodlake Downs. The management is only concerned with lining their pockets, not with the well-being of their tenants.

Steer clear of this place! Yeah, at first glance, the price might look tempting, but trust me, they'll sneak in all these crazy charges while you're there and then stick you with unnecessary fees when you try to move out. I've been around the block, rented four different spots in the last seven years, and never once had to pay for any damages. But guess what? Woodlake Downs hit me with a massive bill. And let me tell you, the buildings there are straight-up ancient and falling apart. They don't lift a finger to fix anything, but you can bet your bottom dollar they'll make you foot the repair costs. And don't even get me started on the management—rude, unresponsive, and their sole focus is squeezing every cent they can out of you. No joke, this place takes the cake for being the absolute worst I've ever called home. Oh, and get this: they try to bribe tenants with gift vouchers and all sorts of goodies just to get positive reviews. Makes you wonder if any of those rave reviews are even legit, right? Seriously, do yourself a favor and run the other way!

Old buildings, pest problems & poor management. They will treat you well to lure you in the beginning and start treating you badly afterwards. Only good thing is the location.

They were by far the worst management I have ever encountered, showing little concern for anything other than making money. Their behavior drastically changed after I signed the lease. I submitted a request to fix a clogged toilet. To my astonishment, upon returning home, I discovered that they had placed the toilet directly on top of the bathroom tub. This was a clear violation of basic hygiene protocols, and it only takes them a mere five minutes to properly fit the toilet without resorting to such an unnecessary measure. What's worse is that they failed to inform me about this unconventional placement. I promptly reached out to them through phone and email, but received no response. As a result, I was left without functioning bathroom facilities for approximately 24 hours. To make matters even more unsatisfactory, they left my bathroom filled with dirt after completing the repair. Adding insult to injury, the management falsely charged me for damages I did not cause. Despite repeatedly voicing my concerns to them, they continued to overcharge me. When I expressed my desire to break the lease during the first week of the month, they charged me a lease break fee for the following three months, instead of the standard two months. They did not return my security deposit. Living in that apartment was an absolute nightmare, and I cannot express how relieved I am to have finally escaped their clutches.

Be cautious about this apartment as it can be a financial drain. The management is highly incompetent and expressing any concerns to them often leads to their anger. When leaving the apartment, they will impose unreasonable charges for issues that are their responsibility, and demand the apartment be returned to its original, pristine condition. I highly recommend exercising caution if you are thinking about relocating to this apartment.

I’ve been living here for over a year and my experience has honestly been great. Always good customer service when speaking with office staff, maintenance team is very respectful and bring great energy into your home when making repairs (I hate bad energy entering my home), the complex is always very clean and well kept, the location is great! You’re near glenwood, brier creek, north hills, & can easily take 540 to get to durham. The staff is very good with updating you on the status of the pool, fitness center, etc. Overall, I’m pretty satisfied and don’t have anything negative to say about my experience living here. Move on in!!

They will charge you for normal wear and tear. The facility is ill maintained with duck poop all over the walkways and near the pool area. Not very sanitary and there is water leakage in the wall pipes that I believe caused mold in my unit. There is better apartments in the area that will not increase your rent by 45% twice in the same year.
This place is an old structure with pipes that leak into the walls. A couple of times I had to call because water was flowing under the sink both kitchen and bathroom. In the bathroom there appears to be a leakage behind the toilet that they couldn't fix. The water caused mold and blackening of the wall which they went ahead to bill me for even though I called it in. This place cares more about money than the safety and health of their tenants opening the pool even when the water was not safe to swim in. In my opinion nothing is as advertised; shoddy all the way. Please rent somewhere else if you value your health and peace of mind. Wendy will drive you crazy at the bare minimum you will leave the place with grey hair.
I was a resident of 3.5 years. From my time at the complex I had multiple bug issues where 100's of flying bugs were coming out of cracks in the apartment. The office refused to take the matter seriously. I had to come out of pocket for many supplies to treat the pest. On top of that cost, after moving out of the apartment we were charged $1,051 in damages. Between my roommate and I we have rented from 7 apartment complexes and we have never been charged damages. Needless to say we are still disputing these charges from when me moved out in April. From the reviews it seems this is a very common occurrence. The office sends out multiple communications offering gift cards if you leave reviews, which leads me to believe this is the only reason they have any positive feedback. Recently the cops have been called to the apartment quite often so that was another thing I did not like towards the end. Your money will go much further at any other apartment in the area. Don't waste your time on this one!
Be very careful with this property I am still battling them about my security deposit. I emailed them 40 days after I moved out and was told I should received my security deposit by the end of the week it was sent to my new address. A week later I got an email saying I owed for damages. How is it one minute you are telling me my security deposit is in the mail to now telling me I owed. When I stated the NC statue that they had 30 days to send me an itemized bill or they forfeit the rights to my deposit I never heard back. I knew I owed for my last water billed which was about 50 dollars. My deposit was only 100 dollars so I made no big deal of getting it back. Now last week these jokers have sent me to collection which I advised them I will be going to small claims court. They are claiming I broke the fire extinguisher when I moved out. Remind you the fire extinguisher is not even inside the apartment so anyone could have broken it. They also want to charge me for the paint peeling off on the outside of the front door by the door knob. These jokers are crazy. Please make sure upon moving in and moving out you not only take pictures but also videos. Do not delete them until your deposit is returned to you. Since I moved across the streets I walked back over back in June 2018. Below is one of my pictures I have where they have claimed to have repainted the door. I guess the next sucker will be charged for repainting the same door. The same exact paint chip is still there. These people are the devil. When I was moving out the property manager at the time called me shady because I moved across the street. She got all upset but I told her I was only moving because I needed more space and would probably move back if and when a 2 bedroom became available. Well guess that would not happen after seeing their true colors.

I have lived here for 9 1/2 years. There have been a few negative incidents but nothing that would have caused me to move. Most of the staff is great, it's the people who move here from other states and don't want to follow the rules that I have the most problem with but whenever I have an issue, they do their best to address it. It's a beautiful area and mostly quiet. Close to everything.

I knew my lease was coming to an end (may 11) and I had to give 90 days notice. So come February 11, I sent them an email giving my notice. They tell me that was not enough notice and I had to give notice on February 10. But why????? now I'm on a month to month lease which ends on June 11 AND and now I have to pay 250 more then my regular rent!! They couldn't explain why just that it was the rule!!! So I did my own research and realized that because February has less days then the rest of the months you have to count and extra day. So I went to the office and asked them if there was anything they could do to help me out. I was just looking for any kind of compromise!!! Yes, I was late in giving notice but only by 17 hours!!!! But they didn't care AT ALL because now they get more money out of me!!! They said they have to treat everyone the same!!! So if you live here now or are looking to live here in the future DO NOT DO IT!!!! All they care about is money and they treat everyone the same which by the way is terrible!!!!!!

This is a nice community. The grounds are well maintained and the staff is pleasant and professional. There are two pools, a playground, gym, and the office area provides computers, lounge with tv, and you can borrow books and movies. The complex abuts Lake Lynn which offers great walking trails, fishing, and other outdoor activities. Woodlake is located close schools, hospitals, and shopping. There are a few problems though. Some buildings have problems with the walkways flooding, the washer dryer hook ups are on the patio, and some apartment's feature old appliances. Choose your apartment carefully, and you've got a nice place to live.
