We just moved in and during my walkthrough I pointed out items that needed immediate repairs to the Property Manager. She stated that I needed to submit work orders for repairs. I have submitted several work orders to get things fixed and I am still waiting for repairs. We shall see what happens next. Neighborhood looks well kept and clean in the parking lot. I do not see any roaches jumping from the walls or running. I see a fitness gym nearby. The neighborhood so far sounds quiet. I hope that it is the same way at night. I am happy that I do not have to pay for a concierge garbarge collection service that never takes place. I am happy to finally get a washer and dryer included unit to do laundry each week without having to hike 3 flights of stairs with 2 torn meniscus in my knees. This unit looks like it is handicap accessible. I sure hope that it is for now. `~New Resident

Looking for 1 bed 1 bath that was spacious, 2nd floor and 14 month lease. Told during tour that our requests were obtainable. List of grievances: Never answers the phone Sent 2 drafts of lease that was for 12 mon. and price was higher. the price was adjusted but we were told that the unit wasn't available for 14 mon. lacks storage: cabinets, no pantry or linen closet unable to see our unit until a week before move in still wasn't clean. on move in day the apt wasn't cleaned due to a communication issue in the office, manger sent out cleaner but they were not detailed as the was dry wall material on top of the cabinet and the covers for the screws on the toilet were not secure rushed paint and cleaning job, gaps in woodwork and tacky hole behind washer that were never fixed had to have fridge and dryer replaced had to have dishwasher cleaned and fixed faulty wiring causing outlets not to work which we were told the other light switch has to be flipped for it to be halfway decent. Month 3 we received a late fee for an error on zego and had to contact corporate to have it remedied. AC stopped working during summer and they wanted to have us move our bed to install a window unit instead of fixing it urgently. I told maintenance I didn't want a window unit and they went out got the part and fixed it There are holes in the roof that squirrels get in and we can hear them in the walls in the morning and they have yet to send anyone out to seal them. Now as our lease winds down and we are excited to be leaving this dreadful place they are stating we have to notify them within 60 days of our intent to vacate, which is redundant because we're less than 60 days from move out. They also want us to come to office to fill out the forms and I stated that we would not be doing that, they can accept the email or not. The manager tried to state that isn't sufficient and sent me a copy of the lease to refer to. I could see if we were breaking the lease early, but we are moving out in the agreed upon lease term so I will drop of my keys on that date and I better receive my deposit back or they will have a big problem on their hands, I'm not going to further inconvenience myself for them especially because they have provided a horrible experience for me and my spouses first apt.

rarely answer phones , never return calls or emails. I miss the last leasing company. . The towing company they use prowls through the parking lot with all their lights off. Scary at times.

Maintenance is awful, they take forever to come and there’s no communication between you and them. The apartments that haven’t been remodeled have no been taking care of and have a lot of broken or half- operating things.

My then-fiance and I moved into Woodlake Reserve on April 30, one week before our wedding. We promptly moved out that same day as the smell of smoke in the apartment was overwhelming and the apartment complex not only claimed that they couldn't really smell the smoke, but they did not have any other units available, despite there being 6 open apartments on their website. Their inability to provide us with livable conditions left us without anywhere to live one week before we got married. Thankfully we came across another apartment complex in the Durham area who stayed an hour past closing time on a Saturday to get our application approved and ready for us to move into on May 2. It was a real relief to see that some leasing agents actually care about potential tenants, unlike the manager at Woodlake Reserve. Fast forward a month from moving into our new apartment we received an energy bill from the third-party company Woodlake Reserve works with charging us for energy used from 5/3-5/12, a period of time that we were not in the apartment. After calling the third-party company it became clear that Woodlake Reserve were the people responsible for fixing this mistake. After calling every day for 2 weeks, someone at Woodlake Reserve finally picked up and told me to email them the bill and they would get back to me. After a week of silence I called multiple times a day every day until the due date on the bill (7/1) with no answer. I finally got the email address of the regional manager from Harbor Group Management and received an email back saying they were working on it and would get back to me. 10 days later and multiple follow ups and they have gone radio silent and I now have a bill that needs paid (that probably includes late fees) and even if it was my responsibility to pay it, I cannot do so because I am not a resident so cannot login. Do not expect Woodlake Reserve to pick up if you call them and do not expect them to answer your emails. I am very very fortunate that my husband and I have ended up at a wonderful apartment complex that we love, but I know that is not the case for everyone so I would encourage you to look somewhere else if you come across this apartment complex.

We are genuinely sorry for your unsatisfactory experience, especially so close to your wedding day. Ours is a smoke-free community however we understand that is no guarantee. We also understand that smell can be subjective. Unfortunately, the other apartments you saw online were renovations in progress and not available for an immediate move-in. We hope the issue was ultimately resolved to your satisfaction with a full release from your lease contract and a full refund. Again, we do apologize and are very happy to learn you were able to find another home that you love, and so quickly.
I very much enjoy Woodlake Reserve Apartments, and recommend it highly. The management is extremely professional, and they work really hard to make sure that the community is always clean and well organized

This place is just a roof over your head. I’m very irritated with the “customer service” here. I had high hopes of renewing my lease but it’s looking very foggy. I hope things improve here in the mean-time but until then I suppose I’ll keep hearing the “covid-19” excuses.

I'm only a few months into my lease and I'm afraid I made a horrible decision. The leasing consultants changed since I moved in 3 months ago. The new leasing consultants have nasty attitudes and poor customer service skills. They misplace packages, they don't give proper notice about repaving the parking lot, and they never apologize when they make mistakes. The condition of the apartments are disgusting and dirty. I should have known when they never showed me my apartment before move in that there would be problems. There were stains in every room. The paint job was sloppy at best. Everything was old except the new carpet and linoleum. I wouldn't recommend this complex if it were the last habitable place on Earth. Save your money and go somewhere else.

Woodlake Reserve is under new management. We have installed a package concierge for the residents and we are proud to report we have not had any reports of missing packages.
This complex has been taken over from one shoddy management company to the next. You will be charged fees, like MAA connect every month, that have no explanation. All of the appliances in my boyfriend's apartment had to be replaced because they were over 10 years old and in terrible condition. Broken washing machine and dryer, refrigerator leaked and would not cool, the central air/heat also had to be replaced AS WELL as the faucets in the bathroom and kitchen. Save your money and live in a place worth the money. Sad!!!!
Great office staff, always courteous and timely. Emergency maintenance staff are fast and get the job done right the first time. Quiet community, with lots of young families and children. Great for me as a single student!
I have currently been living in this apartment for a couple of years now and the apartment complex has grown in some ways and still has some growth to do in other areas. I have a 1bed/1bath apartment and it is a pretty good for a single person. It's a small apartment and I wish the closets were bigger. I don't have problems with bugs in my apartment and the apartment is clean. However, outside there are lots of spiderwebs on the stairwells. The area is pretty quiet throughout the week but you will hear a little more activity outside on the weekends. Generally the apartment complex is pretty safe. Your cars will be safe as long as you keep your doors locked. There needs to be improvements on waste collection because the dumpster gets full quickly and then trash bags pile up outside the dumpster, which is unsightly and disgusting. I would NOT recommend getting an apartment by the dumpster. There probably needs to be more frequent pick ups or more dumpsters. Generally maintenance responds timely, but recently maintenance has had some new hires so their response times are a lot slower than normal. I do have a problem with the rent because it goes up significantly every year (or with every lease renewal) for the same apartment. There is no additional incentives added for the higher rent or any real explanation as to why the rent increases. So this is some place you would want to stay for a short term (like a year). There aren't many amenities. We have a pool, a very small workout room, and the clubhouse. Lastly, cable which is a $50 charge is added to your rent every month and must be paid with your rent. You can't opt out of the cable charge if you don't want the cable or if you wanted to get cable from a different company. There are pros and cons with all apartments but you just have to choose what's best for you.
I've been living at the Colonial Village Woodlake for 6 months and am pretty happy with the place. Rent is reasonable for the area, staff is friendly, grounds are kept nice Really I don't have any complaints.
