Property Ratings at Woodland Gardens
The rent is far too expensive for what is offered. A majority of the apartments, especially the appliances, are extremely outdated. There is no air conditioning in the apartments so they are extremely hot in the summer (>85F) and the heat rarely works in the winter (>55F). Hot water can be out for days at a time. The laundry rooms are fairly disgusting and typically only one washer is working at a time. Blinds and closest doors are typically broken. The external doors to the buildings are often broken and do not shut properly. Maintenance is extremely unwilling to fix issues. Various monthly "service fees" and utilities are costly. The rent is raised exorbitantly every year when no work is done to the apartments. The staff has extremely high turnover, and it is often not helpful. You are much better off finding a different apartment complex.

Trust me. I’ve been here for 2 years. Don’t do it. The property is covered in rats, and nasty neighbors only make it worse. The units are supposed to be smoke free, but the guy beneath me smokes and the smell comes up through the vents. The plumbing is old so the pipes get backed up frequently. They change maintenance men every couple of weeks it seems. Office staff too, now that I think about it. The walls are super thin, and the basement floods. So much so the water from outside leaks down the walls on the inside. Currently 2 out of three dryers work and the ceiling leaks/ collapses in the basement almost on the regular (2 or 3 times since I’ve been here). People around here don’t clean up their dog poop….. just a stressful place to be.

I had only issues living here. The management and staff are as rude and unprofessional as they come. Maintenance requests are not responded to in a timely matter if you're lucky enough they come at all. Neighbors can be loud and do not pick up after themselves or their pets, this place is covered in dog poop. I was not happy living here and you will not be either.

They don't even deserve the single star. I had to sue the complex and they didn't even show up to the court date. 5 managers in 2 years is very telling. Upper management won't answer you either, calls, emails, nothing. Do noooot let the location fool you, these are the slums. Bugs, mold, dumpsters overflowing with sharp objects, heat and water always go out, but you'll sure still pay for them year round.

They are not professionals. After paying for the application. Ashlie, the leasing consultant, told me to pay further fees to hold the apartment. I paid for it. Then, they stopped responding altogether for a week. One day finally answered, and they were incredibly disrespectful and would not give me a refund for the holding fee apartment. Dionte, The manager, did not answer any calls or email. They KEPT the money and never gave me a refund. They are not serious. I called corporate, but nobody answered. Be careful.

I lived in a 2 bed 1 bath at Woodland Gardens from 2016-2021ish. I loved the location - it is within about 15 min from four different downtowns - Clawson, Birmingham, Royal Oak, and Ferndale! Groceries are close by as are two different malls. Also only about a 25 min drive to downtown Detroit. The area also has a lot of places to go for walks or ride your bike. The apartment itself wasn't anything too exciting but it worked for me and my budget. Fairly spacious - enough space to have people over for the occasional party which was nice. Parking was also super easy, though not covered. I believe they have some renovated units now and I'm guessing my place was renovated after I moved out since it hadn't been in 5+ years. Some maintenance issues but in general they were pretty quick to respond. The pool is great as well! I moved because I got a job out of state.

Everyone there was friendly things were done in a timely manner they kept me updated on everything I needed to know before and while moving in and Jasmine was a great person to work with I greatly appreciate them
I've been living at Woodland Gardens for over seven years, it's been great! Quiet area, schools, stores, hospitals, etc in area. Nice warm, understanding, knowledgeable staff. Any problems the staff and maintenance crew resolve quickly. Good place to have nice area to live in for yourself, rise kids, or spend time with a loved one.
Lived here from June 2014 to June 2017. Management is friendly and understanding, including the new manager John. Had a 1BDR large unit right off of 14 mile. The noise was not bad unless I wanted a window open, but I'm sure it is much better further into the property, given that I was on 14 mile. Water is divided by tenancy (2 people pay more than 1 even for same size apartment) but is fairly priced. Just received notice of my deposit (I moved out end of June 2017) and it was fairly measured, even so far as to include pictures of what they noted as damage (stain in the carpet from a fabric softener spill in my case) which is more than I had come to expect of apartments in general. I would highly recommend living in these apartments, even at the rates they charge, as maintenance is competent and quick.
The office and maintenance staff are nice and prompt. The neighbors are quiet. The apartments are a little out dated. The pool is nice and clean.
I have been at Woodland Gardens now for 5 months and I have enjoyed the location, the quiet surroundings and the fine location. There are shopping centers and food establishments within close proximety. A great area to raise a family and within close proximety of schools and community college and a large university.
I live in a two bedroom apartment that includes a kitchen/dining room, living room and one bath. The size of the rooms are small and you must be careful of the size and amount of furniture you need to furnish each room. A separate storage area is located in the basement along with the laundry room. The kitchen/dining room is equipped with a stove, dishwasher, and refrigerator. The rent and water bill are combined and you are required to pay the balance in full between the 1st and 5th day of the month. The electric bill (DTE Energy) is paid separately via internet or by mail. You have the choice between Xfinity or Dish Satellite. Open parking is available (no covered car ports). Mail boxes are in a central location and you have to go outside to retrieve your mail. The swimming pool is open during the spring/summer months. A gym is available for apartment residents in the Manger's Office building. The management and maintenance staff are polite, professional and very helpful. I've lived here for years, it is a very peaceful area and it's near Somerset Mall and the business district in Troy.
Old style apartment equipped with two old air conditioners. Hot in the summer and even hotter in the winter (no central air or controllable thermostat). The apartment is built for double occupancy but is better suited for one occupant. Rent is moderately high but the management staff and maintenance personnel are friendly and professional. The building is within walking distance of a CVS, a Meijer's grocery store and a Midtown Square on Coolidge, and the Somerset Shopping Mall on Big Beaver Road. Downstairs laundry room, the washer and dryer are operated by using a money card (issued by apartment manager). Postal service is excellent but the mailboxes are located in a central location near the apartments, you must go outside to retrieve mail. Large packages are delivered at the door by FEDEX, USPS and UPS. Management office will accept packages if occupant is not at home. Parking available but it gets very competitive during winter if there is a heavy snowfall due to the telephone poles. Peaceful area, good for singles.
Well I think that the noise is okay not very loud I this this area is perfect it's way better then the other one that we stayed at but the tek lone keeps beeping but other then that its perfect!!
My wife and I have lived at Woodland Gardens for the past year, and we have been extremely pleased with everything. The office staff are generally very helpful and willing to provide assistance. The maintenance staff is always very nice and respond in a timely manner. The appliances & amenities included (heat, A/C/, fridge, oven/stove, etc) all work fine and we've never had an issue. Our biggest complaint is that our apartment overlooks a parking lot next to a pool and playground, and during the summer there are often kids running around screaming often as late as 11pm.
