Situated just north of Austin, Georgian Acres is an energetic neighborhood with easy access to I-35. Founded in the 1800s largely as farming area, the neighborhood has become a hotspot for families because of its relatively affordable homes and apartments and its proximity to the downtown area.
The neighborhood is largely residential but does have a few local restaurants and shops on the perimeter. Georgian Acres is a very walkable area with a few pocket parks located nearby, such as Payton Gin Park.

Property Ratings at Woodland Heights
tengo apenas un mes viviendo acá y desde que vine reporté muchas cosas que están malas y no les a importado una de esas es el aire acondicionado la temperatura 85 ?? ?? muy mal mantenimiento
You have to write a formal letter for any maintenance work to get done, we told them about a leak that ruined the flooring and they didn't come until 3 days later. They also overcharged us so that they wouldn't give any back AFTER we deep cleaned the whole place, they charged us for not giving them back parking stickers that went on our cars that aren't even reusable? You also don't feel safe living here, there was a drug deal gone wrong and someone was SHOT in the complex late 2019. DO NOT MOVE HERE

I just moved out of these apartments after living here for one year. The apartment was dirty when we moved in and there were roaches everywhere. The kitchen appliances barely worked and they were filthy. Trying to get any work orders completed was very difficult because the office would lose them after I filed them. The parking lot is full of pot holes and the parking spots are tiny. I did not feel safe walking from my car to my apartment at night because of all the cat calling from fellow residents. Neighbors would leave trash outside of their doors so there were opossums and rats outside of my front door every night. Yes the rent is cheap but it is not worth it.

The apartment manager has no idea how bad her apartments are. All the neighbors complain about incompetence. I had a problem with humidity and flooding in my apartment and Asian never complained to the city, only then they fixed the problem. Many people do not have the courage to complain but trust me, you as renters have rights and they have an obligation

Dear Valued Tenant, We are sorry you feel the way you do and we apologize for any inconvenient you may be experiencing. Your more than welcome to come by the office and request maintenance orders for your home. We have no knowledge of what you describe to be experiencing. We upgrade units upon turn and if you live here and wish to transfer to any of our upgraded units - come by the office to discuss the options. It's always best to move without rushing or needing things fast - planning things ahead of time is always your best option. Sincerely, Management
I was skeptical at first due to the prior reviews, but I took my chance due to price and location to lease at these apartments. I was impressed with the customer service and how easy and smoothly the process was. I have a beautiful apartment which beats any location in the area due to its size its comfortable , clean and I have exactly the place I was in need for a way beyond better price. I have lived here for 2 years and I understand the staff was new back then and the Manager also, along with maintenance staff. I haven't had any problems with maintenance being performed when an emergency arises nor Management. I make sure to pay on time, keep my home in order and everything seems going great for me. the community is also very friendly and I have met my neighbors whom also seemed to have lived here 5 years and they are very happy for the changes and management that the management has made. All in all this is a great place for me, my spouse and my daughter, and I am hoping to he here for at least another 2-3 years before we wonder out in purchasing a home. Hope this review finds it helpful, do to many other reviews that may be negative - due to someone being angry and trying to put all their dirty laundry out. I tend to say, see for yourself and get a feel for it - not every bad review is due to the property management or team fault.

Thank you so much for this beautiful review we truly appreciate it!
** IF I CAN GIVE THIS NEGATIVE STARS I WILL** We were in desperate need of an apartment so we HAD to settale for these, but I really looking forward to loving out. They are horrible, I moved in because they told me it’s ready and 1st thing I see are dead roaches everywhere (and I mean everywhere.) 2nd my car got towed away the first night because the attendant failed to give us a parking sticker, knowing we were moving in. 3rd by fixing the apartment they just go over the walls with a Thick Thick coat of white paint. ( They even painted the bath tub) 4th donteven try to open the window, my husband got cuts trying to open it and it broke. 5th we still have no light in our front porch at night we can’t see. 6th when they came to put poison for the roaches, I told him to wait so I can move the food and he just sprayed right over them. 7th PARKING is hard, I park about two buildings away to get to my apartment. 8th got water shuts off at certain times. 8th water bills never come on time. They told me they were going to evict me because I don’t pay 20 more dollars for the water. And I told them I never got a statement and Vivian the manager said it’s my fault. 9th Neighbors smoke weed outside and when high the go randomly and start to blow air horns at any time of the night/day. 10th A tile from the fire place was broken when we moved in and we didn’t see it until after we signed the paper saying our problems. They said we will have to pay for it. They they take picture of when the residents leave and I asked them to go back and they said no. That it’s out fault. ****VIVIAN THE MANAGER WILL SAY ITS YOUR FAULT FOR EVERYTHING. ****
