Property Ratings at Woodland Park
Please don't live here unless you enjoy dealing with a cockroach infestation. They charge luxury apartment rent prices for an old property that is not well maintained and has a huge insect problem inside units and outside of buildings, breezeways, and the parking lots. They must be embedded in the foundation at this point because since maintenance refuses to do anything, I continually spray every week, and they are still there. I made the mistake of not reading reviews before moving here. Other tenants have told me the bug issue is a common issue that reoccurs every summer but no preventative or weekly sprays are ever done and something we just have to deal with. Maintenance orders take forever to be completed and the staff doesn't care. Amenities are next to none for the price. Supposed to be a gated community but they have never been closed or working in the 9 months I've been here. I hate writing a negative review but I hate living here and really wish the staff would at least try to fix these things.
We have lived here for 4 years and we like it a lot! The apartment space is perfect for our family (a couple and two daughters). We also love the size of the balcony, it is very spacious! In addition the staff are very kind and helpful, and any and all maintenance is done quickly. I can't forget to mention that here we are close to everything, the market, pharmacies, great restaurants and good schools.

I am a current tenant saddly, but I will not be resigning my lease unless new management is brought in to replace the current. Manager "A" is a control freak that has no management skills or talents and should try managing herself first. Manager "B" is cheerfully able to lie to your face just to get you to sign a lease, but all those promises are out the door before you leave the office. They both will blow smoke up your behind and never follow thru with any solutions to complaints. Don't live here it cost more than its worth and utilities will eat the rest of your check each month.

We just moved out. I don’t recommend living here AT ALL. The office staff is chipper. But the apartments are crap. You can hear EVERYTHING, except when the AC is running, it’s so loud you can’t hear anything. And don’t get me started on BUGS. Roaches everywhere. Inside. Outside. Sidewalks, patios. It’s disgusting. And the $50 late fee on the THIRD OF THE MONTH AT EIGHT AM also comes with a legal fee that they fail to mention. Crime is AWFUL. In the first month we lived there, we witnessed, reported to the police and had to identify suspects who were breaking into cars while we were sitting on our patio. Another time my car window was broken and my purse stolen, along with several other vehicles damaged. I asked specifically when moving in if the gates were always closed, the answer was yes. Then they were open 90% of the time I lived there. Overall bad experience. 0/10. Would not recommend.
"What matters to you..." The only thing that matters to Weidner is collecting money from residents. Every penny they can get!! I would highly recommend that you stay away from all Weidner properties in Tulsa. Envlave on Brookside, Memorial Creek and Woodland Park. First, there was a roach problem in my apartment on day one that took three months to rectify. That includes pulling everything out of my cupboards on a bi-weekly basis. Other repair orders I places were haphazardly fixed and required my own personal attention. One of the reasons why people rent is to have to avoid issues like this. The last month I was there I had to do my laundry elsewhere because it took them 5 weeks just to look at the issue (this was after a repair had gone wrong earlier in my lease). Do not expect to be able to utilize the work out facility, all the pieces are nice but the fan and radio have been broken since I've lived there. When running on the treadmill the heater kicks on, seriously?! Furthermore, the utility charges are bogus! I was in a one bedroom apartment and they were charging me $30 a month just in sewer. (Total bill ran around $65/mo). I called their local management team and all they said was, "Try sending an email to corporate". I never received a response. Unless your a dead president printed on paper you are of no value to this organization! Do NOT expect to get your deposit back.
Woodlandpark Apartments is located in the heart of all the action! There is a theater to walk to and resturants all around! I love having all that at my fingertips and the staff is so wonderful. Our apartment is so nice, I would highly recommend living here. It truly is an apartment to call home.
This complex is very quick to call you when you forgot to pay and extra $20 but will take almost a year to give you your refer a friend reward. I referred some friends here because we where told we would get some kind of rewards or something and still have not gotten anything, but they where very speeding when we forgot to pay the renters insurance on month. I have been in contact with them about this but still have heard nothing back. I am always having to call because something in our unit broke, or is leaking or something else is wrong. When we moved into the unit is smelled of paint and dog urine and it took FOREVER for someone to come and clean the carpets but it still smell at times i found out there was a elderly lady who lived here before we did and she needed a service dog, but she couldn't get up and down the stair without help ( we are on the 3rd floor) so this lady couldn't take her dog out when it needed to unless someone helped her( why would you have an elderly lady on the 3rd floor if she couldn't get down the stairs by herself). The ground keepers play around on the carts all day, and no one cleans up the dog and stray cats feces everywhere. The kids in the neighborhood are out all hours of the night and trashing the gym bathrooms and the grounds. Overall this complex is horrible

Very nice community in a great location. Walking distance from many restaurants and movie theater. Only 2 miles from the mall and a Walmart within 2 miles each direction. Apartments are very spacious. We live in a 3 bedroom 2 bath with a fireplace. We like it very much. Not much noise compared to other places we have lived. Our only complaint would be the outdated appliances, such as the washer and dryer, refrigerator, and especially the dishwasher. Also it is gated community, yet every other day a gate is wide open because of a malfunction. Not much parking at all. Staff never responds to emails or voice messages and is very slow responding to maintenance requests. For the cost of monthly rent I feel we should have many more ammeneties as well as better customer service.
