Called the “livable forest” for its abundant woods, Spring's Porter Heights/Woodbranch neighborhood sits midway between Houston and the expansive Sam Houston National Forest. The area features over 500 acres of parks and nature preserves, such as Peckinpaugh Preserve and Spring Creek Greenway Nature Center. Residents enjoy easy access to shopping centers like Valley Ranch Marketplace and a variety of dining options. The area is car-dependent, making major roadways like US-59 essential for commuting, with Downtown Houston just a 40-minute drive away. Lone Star College serves as a significant educational hub, contributing to the community's vibrant learning environment.
Many residents commute to nearby cities for work, taking advantage of the Houston Metro Park and Ride service to avoid rush-hour traffic. The neighborhood's history is rooted in its development as a master-planned community, maintaining its identity with annual events like the Mardi Gras Parade.

Thank you for taking the time to leave us a review. Woodland Pines
This place honestly overcharges for the space and security actually provided. They posted notes in the parking lot after cars have been broken into or stolen but there has been no change in security. There are no sidewalks so kids are always walking in the streets. The gym is so tiny. No room to even try to stretch. Maybe a max of 4/5 people can work out at the same time. There is a major ant issue. Pest control isn’t the best. I was better off going to the store to take care of the issue myself. Management rarely answers the phone. Then all of a sudden, they start charging for parking spots that no one uses. So there are just empty spots. They are so fast to tow your car. So parking is definitely an issue. At this point, they are just charging based off of location. Even then, the area Is slowly getting worse.

Dear Anonymous, Thank you for reaching out and providing your feedback about the community. I am sorry to hear about the recent incident involving your vehicle. Unfortunately, this is a somber reminder that crime can happen to anyone and anywhere. Please understand that any preventative measures we have in place are not an implied guarantee or warrant security. We do take these matters very seriously and have requested additional patrols throughout our community from Montgomery County Sheriff's office. If you would like to provide me with your apartment # I can contact our pest control company to insure we take care of any issues you are having in your apartment. If you would like to discuss your concerns further, please feel free to contact me directly at dbergeron@livehilltop.com. Respectfully, Donna Bergeron, Community Director
On May 18th, 2023, I had my car stolen from the parking lot, something I have feared for a long time could happen. I have stayed here for 9 years and have seen and experienced a negative trend with respect to what I perceive as a safe and caring environment. This trend has not been taken seriously by the owners and management and reflected in increased surveillance of the apartment complex area and increased control with who is entering and leaving the property. Woodland Pines can market itself as a gated community, but in reality, the surveillance and control with who is coming or leaving the property at times of real interest for crime prevention, is close to non-existent. The current security installation is out of date and below the standard of what you would find even for a decent private house security system. Totally inadequate for a large apartment complex. Before Woodland Pines takes crime prevention seriously and make investments in protecting the people living here and their properties, I will not recommend renting apartments at Woodland Pines

Thank you for taking the time to give us a review. We are grateful you call Woodland Pines home!!
I moved to this complex in October. This is a great apartment complex. The staff is very friendly and always willing to help. Maintenance is quick to take care of any issues. It is a older complex but the apartments have been remodeled to make them more current. The things I like about this apartment complex are: An enclosed dog park Package lockers The response time for maintenance The square footage of the apartment. For the price you get so much more space than in the newer complexes. 2 bedroom has 1150 sf. The ceiling heights. Having high ceilings just makes the apartment seem so much bigger. They always are offering occasions for residents to get together. They listen to your concerns The office staff including the site manager Donna are willing to do all it takes to make your life here comfortable. While you are not getting a brand new apartment that is tiny, what you get is a complex where you have room to live and not feel closed in. I have met several residents since I've been here and they all are friendly.

Thank you for your great review and for your kind words about our community and our staff We love having you as a resident!!! Thank you again. Woodland Pines
There are very few sidewalks, no dog park... The amenities for people generally suck, too. The appliances are super outdated and run up the electric bill. The delivery vibe of the whole interior is very 1990 pre-fab. The pool is super small. The fitness center is a walk in closet. Don’t get me started on the trash compactor. I wish I’d done more research before moving into this apartment. There are MUCH better deals elsewhere, with amazing amenities, that are actually pet friendly.
The ladies in the leasing office are so nice and and professional anytime I go into the office. I've been here going on my third year and I don't have any plans on moving. I have a large 1 bedroom apartment with vaulted ceilings and nice open floor plan. Maintenance is really fast and keep the property well maintained. Beth, is a really good Property Manager. She is always friendly, professional, and helpful in anyway. They all work consistently to keep the property looking it's best for the residents.
I loved my time at the Landmark. The staff was incredibly welcoming, nice, and so so helpful. They were always willing to work with me whether it was with packages, rent, a service request, or any problem I had. 10/10 would recommend!

Thank you so much for your review. This is exactly what The Landmark staff strives for.
I toured here on Friday and it was so pretty! Perfect for what my boyfriend and I are looking for. I toured with the manager, I can’t remember her name but she was awesome! She was so sweet and answered every question I have. The customer service was OUTSTANDING. It’s so hard to find places that have such good customer service. We have been looking around at apartments for the past week and think we will lease here(if they have availability for our time frame), not only because it’s very nice but because of how nice the manager is!!

Thank you for you review. We truly appreciate your input.
I've been a resident here since 2013 and I wanted to leave a final review as I move out into a new home I recently purchased. I feel that I am the most quality to write this review in hopes to give you a clear picture of what these apartments are all about. First, management is and has always been excellent. Lauren is the manager and she has always been professional, very welcoming, and sweet as pie. Matinence is super fast, and they keep the apartments well maintained. I stayed on the front of the property and parking was great. However, if you stay towards the back the parking will be horrible. Summers were kind of loud because of the teens who played in the pool, but tje Landmark nipped that into the bud by sending out a mass email to residents about supervising their children at the pool. Aside from that it's so peaceful at night. And I hate the traffic but that comes with the area. Love the vaulted ceilings, the 1 bedroom had was huge and beautiful l. As I say goodbye, I will miss everything about living here. It was home, but I must move on to start a new life. I HIGHLY RECOMMEND anyone considering to live here.
I would recommend the Landmark Apartments for someone looking for a nice, gated community with large, open floor plans with lots of amenities in a good, central location to I-45, shopping centers, restaurants and more! The management personnel are friendly, very helpful and easy to work with. There is reserved parking available, a large pool area, and a nice gym area available to all tenants. The maintenance personnel keep the common areas clean and well maintained. I have lived here for the last year and a half and have no plans of moving in the future. This is a great place for both single individuals and those raising a family.
