Located about 26 miles northeast of Memphis, Atoka is a tranquil small town on the rise. Property Ratings at Woodlands at Capital Way
As others have said parking is awful. I pay for a parking spot and someone is parking in it at least once a week. All they do is tell the person not to. That’s it. Also people can not park. They are over the line so you can’t get into your car. I have complained about this multiple times but again all they do is tell the person to not do it again so it continues to happen. The quality of the apartments are awful also. I have 6 outlets that do not work. I have to run my drier 2-3 times. The water pressure does not exist. When I first moved in it was a little better and then they came in and switch out all the heads in the shower, and now there’s no pressure. The big reason I am giving them two stars is because it’s impossible to get ahold of the person in the office. I don’t blame her. She is just one person. I blame the company for not hiring enough people to run things smoothly.

These apartments are okay. They are well-kept and generally nice so no complaints there but I want to give everyone something to think about: 1) These apartments are advertised as spacious. They are in fact not at all. The living room is extremely small and for some reason does not have an overheard light and ceiling fan. If you have a lot of furniture you are going to have to put some in storage or down size. 2) For some reason there is carpet in the dining room area. So the odds of you accidentally staining the carpet is extremely high. The bigger issue with that is when you move out because you left with stained carpet, forget getting your deposit back. 3) You are told you are allowed 2 parking spots per apartment. You will be lucky to even find one close to where you live. The simple thing would be to mark the parking lot spaces and number them. Easy! Instead they choose not to do that which frankly means they have no desire to correct the problem. 4) While as I said the apartments are well-kept, they are too small for the price charged and every year they are going to go up on your rent. 5) There is no real sense of community. There are few activities provided and it would be nice to maybe have a newsletter once a month and introduce new residents and make them feel welcome and maybe even learn a few things (nothing private of course) about them like are they military, etc. 6) There should be set rules on noise. Some neighbors are ridiculous thinking you shouldn't turn your tv or radio on. You live around people and this is supposed to be your home. 7) Pets should not be allowed in apartments so small or at least not large dogs. It is no place for a large animal and is cruel to the animal. Also very contradictory is the fact you aren't supposed to make a lot of noise but a barking dog somehow is different. 8) Forget a hot shower. The water heater is very small so you will get a luke warm shower but if you do hard physical labor and want a hot shower to relax your muscles or stretch out and take a good hot bath, forget it. As I said these apartments are not terrible. The maintenance is actually really good but there are some things that are concerning and this is probably better suited for a single person or a married couple without children as there simply isn't much room.

If you are looking for an apartment to take your money. This is a place for you. Here is reasons why I think it’s a 2 star Rating. 1 - Parking is terrible, 2-they apartments does not salt or take care of the driving areas or take care of the stair cases when winter storm comes. 3 -Office always sending out warning emails and not taking action. 4 - D Building doesn’t have a dog waste station and there’s 3 dog waste stations down by the back gate. 5- There’s no one checking for un authorized vehicles. maybe checks once a month.

There is not even 1 parking space per resident, much less the two this listing claims. Also, unlike what this listing asserts, they will not hold your packages for you. You will have to go to the post office for all USPS and most UPS packages. They claim to have a courtesy officer who is either unresponsive or nonexistent. Don’t bother calling the office for any concerns because they won’t be addressed. I lived here two years and the happiest day of my life is when I moved out.

This place is a very safe and beautiful place to live! By far the best apartment complex I have ever lived in. The staff is super friendly and quick to respond to any concerns I may have. If you are looking for a great apartment, come here and you will not regret your decision!
We recently moved into an apartment here and love it!!! I've always had friends who lived here and always said that I wanted to also. Well I finally heard about a vacancy at the perfect moment. Now I'm enjoying The Woodlands too. :)
We just moved in last month! Dana made the whole process so easy and the staff are very friendly and eager to help. We are excited to enjoy some of what The Woodlands has to offer and meet our new neighbors! It's such a quiet and beautiful little community and we are so excited to call it home.
I fall in love with this property every time I visit my daughter and grandchildren! The grounds are always beautifully maintained, the pool is amazing and I love the new security gates. Every time I go in to the office, the staff is always so polite, friendly and helpful. I would definitely rent an apartment here myself.

I have lived at The Woodlands for about 3 years now and would highly recommend this place. Everyone in the leasing office has been so sweet and helpful. Maintenance is quick to fix any problem that I may have had. The property is beautiful and the new gates are amazing.

I would not recommend living in these apartments, because of the office staff. She was very rude when I confronted her with the problem. She said there was nothing she could do and wasn't willing to even try to fix the problem. They don't tell you when you are charged extra and they say it's not their problem. They assume everyone knows everything about apartment leases and don't inform you of vital information when moving out. It was just a horrible experience with them.
I would not recommend living in these apartments, because of the office staff alone. The front desk clerk is HORRIBLE. She doesn't communicate effectively at all. She won't try to help you fix problems. Instead, she thinks she is right and claims there is nothing she can do nothing to fix your problem. She isn't helpful and doesn't give you all the information you need. She also is rude when you confront her about problems. The apartments themselves are nice, but it isn't worth living there because you will have to deal with the rude front desk clerk.
