I really want to start by saying that the staff has been wonderful. The maintenance staff and the office staff have always been incredibly kind and helpful. Everything else has been terrible. 1)Our AC goes out multiple times every summer. 2)Paper thin walls- you get 0 privacy and hear everything your upstairs neighbors do. 3)Tone deaf emails from the landlord during COVID. 4)Being next to 95 is nice- but be ready to hear people racing down 123 every night. 5)I sure hope you like smelling weed everywhere. Don't get me wrong- do what you want in your own apartment, but please stop doing it in the stairwell. If this is your only option, it's serviceable. My wife and I have made do for the last 2 years. But know that if it wasn't for the pandemic making me lose my job; we would've been out MUCH sooner.
Staff are nice, the upgrades are not too bad for the price but the walls are sooo thin (low/degraded insulation) you can hear your neighbors peeing, literally. Worse are neighbors who intentionally make noise even though you ask them to turn it down; the caliber of tenants is lacking here as they don't have basic human decency. The staff doesn't do anything about the noise besides make calls to the neighbor to turn it down where that neighbor can just start right back up again, yet staff claims they "take noise very seriously".

I’ve live here for awhile about 5years. When I first moved in it was a very nice well kept property. Maintenance is awesome! Within the last year it has been so much noise and police constantly called here. Because these instances happen in my building I don’t feel safe. And when I say cops I mean 20 of them showed up one night. Your really only paying for being close to Occoquan otherwise the apartment complex really doesn’t have any amenities just a small fitness center and computer area. Dog park is not well kept. Property is just ok.

This Apartment complex is the absolute worst! I would know I have lived in both the renovated and non-renovated units, which was not worth it at all to even transfer. Nevertheless, this Complex is managed by severely incompetent and touched individuals. Maintenance does not seem well trained to properly address property issues. The property Manger hires under qualified people who renovate poorly. Moreover, do not renovate up to code. As you may find electrical outlets placed upside down, or not placed at least 6 feet part from one another other. You will also most likely have stains in your "brand new carpet", notice a spolchty paint job, and a leaking/under pressure toilet. Which is due to the renovators pouring debris down the toilet because they are to lazy to throw it out properly. Which also, caused brown water to secrete from the shower head. I know Gross! But wait, I have more. Your newly renovated unit may not be cable ready, leaving you to pay for it all on your own. Because the renovators cut the fiber optics line and couldn’t even come back to fix the issue. You also, will not have storage in your renovated unit and have to share with other people who have access to the room with your belongings. The walls are very thin no matter which unit you are in; so, you can hear EVERYTHING! Beware, or you can enjoy Noisy Neighbors in general from LOUD intercourse, TV shows, stomping feet, the company they bring during the night. Essentially, anything your neighbors do you will know about it. Oh, and people are selling and smoking marijuana. You can smell the marijuana from your vents which is the other tenant’s prerogative; but it effects my asthmatic family and is a safety risk for all of the surrounding neighbors. Which, the complex cannot seem to effectively handle, so your health and safety will not be a priority here. In case you have a family and have this place as an option. All in all, the only positive thing is that we thankfully haven't experienced bugs, but they do make you sign a bed bug/lead base paint addendum in the lease.
Maintenance is subpar at best. The property manager is a snob, and while the leasing specialist try to put on a good face, they are not that helpful. I cannot wait to move! Especially, because the stairwells inside of residence building smell moldy, and the walls inside of the apartments are thin. At least they do a good job of ensuring that the outside grounds are kept nicely to fool you this far into moving here.
Absolutely disgusting! My mother has been living her less than 1 year and had been complaining about the smell of marijuana coming into her apartment since the day she moved in in January and to this day this property management refuses to do anything. My mother is a cancer survivor, works 12-14 hours shifts and has to come home to the smell of dead skunk in her own home. She is getting no rest because the smell is constant. She has been sick because of this and her doctor is certain it's because of this. Being in her apartment is nauseating. Save yourself the hassle and find another place to live unless you enjoy living with the stench of skunk.
Went through the application process with these people, spoke to them about 5 times on the phone the first few days after I applied. At no point did they mention your security deposit will not be refunded if you withdraw your application after 48 hours of applying. At no point have they answered my emails or responded to me to confirm they have received documentation or to keep me posted about the acceptance process. The only reasons I have gotten a phone call is because they couldnt get in touch with my employer. Finally after 3 weeks of hearing ABSOLUTELY NOTHING from them, I called to cancel my application. I was told "unfortunately you won't get your $300 back" and when I said I was never made aware of this after asking about 50 questions about the complex Tiara responded "Is there anything else I can help you with?" FYI this place is underwhelming anyway. Checked it out in person and it looks like a dump. Units are way too expensive to not have utilities included, and management is garbage. Didn't need to move in to figure that out.
I have lived at Woodlee Terrace for about a year. I love this place as far as the apartment itself, location and friendliness of staff. It is an amazing value from that perspective. However, there is a huge problem I want to bring to the attention of potential renters. When you visit during the day, you will be impressed.....until you sign your lease and your upstairs neighbors start walking around in their apartment. If I could upload an audio file of what our apartment sounds like everyday when the upstairs neighbors come home, you would be amazed! It is unbearable! Our neighbors are very normal and nice people. However, the floors are so squeaky and thin. We hear every step clearly. If you are not getting an upstairs apartment at Woodlee Terrace, you need to run from this place. Respectfully...
