Eastern Hills has something for every renter and its affordability makes the area even more attractive. Similar to the rest of Dayton, Eastern Hills has a lower cost of living and lower cost rentals in a variety of styles. Along with cozy apartments in brick buildings, the neighborhood features a hodgepodge of 1920s craftsman-style homes, 1930s bungalows, and 1940s ranch-style homes. Along with affordability, Eastern Hills appeals to renters for its excellent location.
State Route 35 runs through the southern portion of the neighborhood, allowing for easier commutes into Downtown Dayton, which is only five miles away. Interstate 675 nearby will take you throughout the metro area as well. Great for renters who want off-campus housing at a more affordable price, Eastern Hills is just over four miles from the University of Dayton.

Always conflicts, yelling in complex. Swimming pool never open. No cameras to catch who tears up pool. Apartments dirty when moving in. If you want new carpet you pay for it. Rent keeps climbing. Snow removable is horrible. Sidewalks stay snow covered.

Cheap, but they nickel and dime you Roaches and excessive move out fees I lived in Woodman Park Apartments from 2019-2022. It was a cheap apartment after getting a divorce and the quality of the apartment, including soundproofing and quality of materials, are poor but it worked for that time of life. There are definitely some not so great neighbors but that is probably true in most places. July 2022 I started having roaches come up from under my water heater. I put in tickets for pest control and the problem just seemed to get worse. Turns out the office staff did not give me a checklist for roach treatment. I had asked about animals and such and got told that they would still treat with animals, but the checklist said that animals needed out. They did not give a time for pest control to come either so there is no way when working 8-5 that you can work and deal with the pest control checklist. My apartment became INFESTED with roaches because I got given incorrect information. I started treating on my own even though they were supposedly treating every other week. I bought diatomaceous earth, roach spray, bait gel, and had to get rid of many items that the roaches had infested. The only treatment that worked was when I fogged the apartment. All of this with the fact that I PAID a pest control fee every month for the time I was there. Fast forward to move out. If you go here, look closely at your lease. They charge $10 per drip pan to replace drip pans, they charge $50 to replace a single blind. The cleaning fees are extremely high ($35 to clean the oven), expect to have a carpet fee and they have a $10 final bill fee. Their pet deposit is not actually a pet deposit and does not go towards these charges. I do not recommend this apartment and remember to ask all the questions like can I get the roach checklist and can I have the move out checklist. The office said that they gave me a move out checklist but I do not believe that I got it.

This is the first apartment I've rented without any help from my parents and I was nervous about the approval process and things of that nature. However, everyone in the leasing office (particularly Janice!) was very kind and welcoming. They really went out of their way to make sure I was informed as well as had the correct things in order in hopes of getting approval. The property is tucked away but still accessible, near a shopping center with a gym, furniture stores, and food, as well as an urgent care center. The units have a ton of outlets and closet space and are neutrally colored. Honestly, a great apartment for small families, students, or recent grads.
My friend lived in these apartments and had things stolen on more than one occasion. Items were stolen from her laundry and a police report was filed. When she reached out to management, they wouldn't talk to her and said it was on her. Stay away from this place and go literally anywhere else

The worst apartment I’ve ever lived in the heat doesn’t work they half assed the paint and cleaning before I moved in and the leasing agent are liers tell you one thing just to get you to sign just a trash place honestly don’t do it
Looking to relocate to Dayton and trying to find a reasonable short-term lease. Walked the apartment filled out the app and was told at the end of the 30 minutes. I would be charged an additional 100.00 per month for the short term lease. Not before the walk through and finding the right place but at the end like a car salesman. Other places only charge 50.00 and if this person had the power to lower the monthly fee I would have taken the apartment. But no they do not have the power and really should try and work with customers. I know it is a rental property but remember customer service is very important. I would stay away since there are lower priced options out on the market in Dayton. After this expirence I drove 10 minutes and signed a 6 month lease savings $100.00 a month compared to this location.
Have been here for close to a month now and everything has gone good so far. Spacious, especially for the price you're paying. Andrea has helped a whole lot through out our moving process. Definitely recommend communicating with her if you're interested in moving into an apartment here. Located next to highway 35 which is convenient too.
Ridiculous they allow yappy, unvwtted little dogs there but not a well trained fully vetted dog because it's one of 5 breeds. Ignorant.

the management is horrible. they don't seem to care about receipts and accountability for your end. I was denied a rent receipt for using the night drop box because that is their policy (no receipt given when using the drop box) even after requesting it multiple times. when I moved out, I was given no record showing that my keys were turned in to the office. what if the office clerk lost them, like they did my rent check before at another time? It's your word against theirs. Its a very unprofessional practice.

My favorite thing about my complex is how dog friendly it is! Many residents have animals and everyone is always walking their pups and I love it. The staff is friendly and always helpful. On the flip side, the heating in the apartments are base heating, and it is terrible. There is no temperature , it's either on or off. I'm either sweating in the middle of the night or freezing. Also, as my downstairs neighbor smokes cigarettes, my entire kitchen smells like an ashtray.

My apartment is perfect for me. It's cozy and the rent is affordable. There is plenty of open parking. Laundry is located throughout the complex and easy for everyone to use. The location makes it easy to get anywhere in the surrounding area. I fear a rent increase is in my near future, which may mean I'll have to search elsewhere, but hopefully they will be nice and make it a small increase that I can handle.
If your a college student or just moving out on your own this is a great place to start. I've been in my current apartment for 3 years. I haven't had any serious issues other than a few minor repairs to my kitchen door. They normally respond to maintenance pretty quickly. I enjoyed the apartment being next to the bike trials it made it easy for me get in my cardio. If you're looking for a decent price apartment this would be the place especially if your going to Write State. I will say this not having central air is what keeps these apartments from having a four. It gets too hot during the summer and too cold during the winter. However, like I stated in the beginning this is a starter apartment if you're not sure what amenities are important to you or if you're looking for a low priced apartment. I'll be moving so because I need to be closer to work, but I don't regret my time here!
Its the perfect family place there is a large pool , basketball court, dog park,and a play ground for kids .There are restaurants in walking distance .The staff here is awesome .I love it here
This is a very well maintained complex. The windows and doors are snug and tight fitting, insulating the apartment very well from the outside temperatures. The maintenance department responds in a timely manner and are efficient in their repairs. The landscaping is very nice and the swimming pool is cool and inviting. Neighbors are friendly and quiet. It has been a nice experience living here.
Woodman Park Apartments have been the best complex that I have lived in. The past 3 years have been amazing and they are always there and willing to address any issues and concerns that you may have while you're living there.
As of this point, I have lived there for almost 18 months. My BIGGEST complaint is the heat. The one bedroom that I live in is anything BUT well insulated. On windy days I can feel air blowing in around the cracks in the front door AND around the through-the-wall AC unit in the living room. I EASILY double my electic bill in the winter. The rest of the things are great. The office staff has been nothing but nice and helpful and attentive to my needs. It is rare that I have to wait more then 24 hours for someone from maintainance to address my issue. I LOVE the pool. The fact that the complex has certified life guards on duty in the summer time is a nice touch. The on site dog park was a nice selling point for me initally when I moved in, however it's not as great as I anticipated. At first it was only unlocked during office hours (9 - 5ish) and I wouldn't get home till well after that some days. ONce they decided to keep it unlocked all the time, it got abused and vandalized by the locals. The location is THE BEST. On the corner of Woodman and rt 35 and has it's own 'private' access to the Creekside Bike Path. The do allow pets, with a fee, of course. If I am offered the same no-increase rent option for the next year, I will most likely take it. I've also considered staying in the complex, but upgrading from a one bedroom to a two bedroom because over all I'm very happy with it.
I have lived here for about 8 months now, and I absolutely can't wait to get out of here. First of all, the heating and A/C are HORRIBLE. Neither work right, can't keep cool in the summer or warm in the winter. Second, the staff is awful. They don't care about residents one bit. I have seen numerous pitbulls running around off leashes, and if you make complaints nothing is done - but they will threaten to fine an entire building if they find dog waste or you have a tiny charcoal grill outside your apartment, RIDICULOUS. Also, I have been awaken COUNTLESS times from neighbors screaming and yelling or who knows what else.Lastly, my air conditioning went out one night, so I called the emergency maintenance, and they said they wouldn't come out unless it was 90, I'm supposed to sit in my 90 degree apartment because the staff is too lazy to come fix my A/C? What about my dog that can't catch his breath? Mind you, I live on the second floor so with no A/C 80 degrees outside means nearly 90 in my apartment, and it is impossible to cool with the windows open. All she could tell me was "we can send someone out in the morning, we open at 9". So my dog is supposed to sit in my 90 degree apartment while I'm at work? You would think they would treat someone who has always paid their rent on time and avoided any complaints better, but apparently not.
I have lived here for almost a year and overall I like it. Let me start with the 3 things that I don't like (bad news first): no option for covered parking (no carports or garages); the heating is baseboard style (so it's difficult to keep a consistent temperature)/ the a/c in the 1 bedroom apartment is only in the living room (which doesn't reach the rest of the apartment); and third is that there's no hook ups for laundry in the 1 or 2 bedroom apartments. That being said, there are a lot of great things about the complex that make it a great value. (THE GOOD NEWS) First of all, you are extremely close to the highway (35) so you aren't far from anything. There is a dog park, picnic areas, and pool (plus we're next door to MacGregor Park if you like to run). I haven't had any trouble with noise or smoke (although, I'm not sure of the complex's smoking policy). The office staff are very helpful and I have never waited more than 1 day for maintenance to fix anything. Water is covered in the cost of rent, so that's one less bill to think about. Each apartment has a separate entrance, with a patio or balcony space. The 1 bedroom apartment is much more spacious than a lot of other single units I looked at and the closets are huge! I thought the best part was the price- I'm a graduate student and I'm living off student loans, Woodman Park is very affordable.
