I've put in an order to fix my A/C for months and it still hasn't been fixed. You can get way better apartments for the same price. Please do not rent here. You will be sorry.
I've lived here almost a year, and will clear out as soon as my lease ends. So many bad stories. Very poor management. Rats and cockroaches. Random water shutoffs. Trash and dog crap strewn about the complex. So many foul smells. My car has been towed, which they refused to cover/refund. This has happened to several other tenants too. Every now and then, neighbors will have a screaming match. Within a few weeks of moving here, someone smeared dog crap all over my car. They overcharge for utilities (there's now a flat cost that was more than we ever paid). This place sucks. You will be mistreated, and I can guarantee you will not enjoy living here.
I debated writing this review because I know how challenging running a place like this can be, and I've tried to give the benefit of the doubt, but after what happened today, I am so beyond frustrated. We have dealt with continual inaction and incompetence from the staff here, and it is frankly ridiculous. My roommate and I noticed the towing truck just a few minutes ago, and since my roommate has been towed, we were keeping an eye on it. The towing guy noticed us and beckoned us, informing us that his car was about to be towed because the office had put his information into the system incorrectly. We almost had to pay upwards of 300 dollars because someone here cannot do their job. They are continually slow in getting back to us. I emailed the manager earlier this month and still haven't heard a response. The switching over to a new company has really showcased the unprofessionalism and slow response time. There is a new company coming in, and if they are better, I'll adjust my review. But as of February of 2024, this is a terrible place to live. The rent is cheap, but you absolutely get what you pay for in this regard. Please avoid.
No communication, nothing is maintained or prepared.
Enter at your own risk! Before move in date someone broke into my unit but they failed to mention it to me. If it’s getting broken into before moving imagine how unsafe it will be after moving in. There’s no safety lock either, its just one lock system and also, if you have important paperwork coming via usps good luck in getting those cause they do not have mailboxes for most of the units.
I strongly recommend not living here. I had my apartment broken into. Workers going into the apartment without permission. Management is very shifty and try to add on fees. Will do anything to get money out of you. One of the worst years of my life.

We have lived here for over 20 years. The property has recently changed hands and the new staff is really working to upgrade the area. The staff is friendly and helpful. Maintainance requests are filled in a timely manner.

I was interested in a 1 bedroom apartment with washer/dryer connections. I was told SOME units have them but not all. I had placed a $245.00 deposit, and was told they needed ANOTHER $125.00 deposit for First time renter. After many emails with the ASSistant manager, I was informed there were NO washer/dryer connections in the entire complex. I told her that Rent.com and Apartment.com had them listed as amenities, and the girl in office said they had some through out the complex, she stated that was old info. I asked she cancel my application and return my total deposit. She would only return $125.00 of the $245.00. BEWARE OF THIS SHADY COMPLEX!

Please understand this is a normal industry standard that as a first time renter you are considered a higher-risk applicant which is why you were asked for an additional deposit. In your case you have been correctly refunded from the cancellation request. Regarding the washer and dryer connections you were correctly informed that a select few of our apartments had connections but at the time of your visit we did not have any homes available with those connections. You confirmed that you were okay with this option and then applied for the home. Once we run the application and it is approved then you are no longer able to cancel without forfeiting the fees as our staff ran all the background checks and withheld the home from other people looking for a home. My boyfriend had lived here a year previously before I moved in with him. At the time the property went through a management change I believe. Once I moved in the problems started to occur. I would like to say that the West is supposed to be nice, and cannot speak about those. But the East is awful. We lived on the 2nd floor, and experienced the a/c being out for long periods of time(sometimes days) during the summer, water being shut off all the time (we were out of water for 4 days once). The floors are uneven, and makes you feel like you are gonna fall over/trip. The place had to be bug bombed several times, and there was still a roach problem. One time my boyfriend even got sick because of the lack information about it. Renovations were attempted to be made, but they had workers who were openly drinking on the property go on the roofs to do patch jobs. After that we had a mold/leak issue in the bathroom. Things are always done haphazardly, cables and insulation were always all over the place. I truly felt bad for our actual maintenance guys, they made do with what tools they were given, and couldn't really do much. we had several cabinet drawers poorly glued back together when they fell apart on us one day. Beyond the internal issues, we also had problems with the other people living on the property. We made several noise complaints about several residences, there was even a family that would set up a dining table outside IN THE PARKING LOT and would take up several spaces and have dinner there. There were always people drinking and smoking weed outside as well. I personally never felt truly safe. Another personal issue I had was yes, the laundry room. The price would always fluctuate, you never knew how much you would have to pay. I have had my laundry thrown out, and gone through by complete strangers. I made a complaint with the office staff and I was told "well, maybe you had them in there for too long, sorry." When I informed them that a dryer was not working she didn't want to reimburse my money because I should have checked first. And last, but not least, the plumbing issue. Some pipes were clogged and busted. Feces were all over the ground, and it leached into the parking lot. Our neighbor downstairs had her bathtub fill up with the stuff. Did anyone bother to at least clean it up? nope, we had to walk in human waste everyday. They had a plumber look at it, but obviously we had had enough and moved out after that final straw.

I really love living here. Moved in about 3 months ago. I've had a few issues with my unit, and they were all fixed quickly. I had a continual issue with my garbage disposal, and I have a renovated unit, and they still replaced the disposal, even though it was new! The dog park helps so much with my little pup. My friends that have visited always comment on how quiet and peaceful it is in my unit. I totally agree. Very glad I moved in here.

Lived here for some time and I am very disappointed with the way the staff and maintenance is here. The office is often rude and condescending when you bring concerns to their attention. Instead of helping to resolve them they treat you as if its your issue not not theirs. One has also been known to belittle people. Trash removal iis provided by the city for a small fee for containers but the complex wants charge $18 for recycling that the city says (I called to check) should be free and included in the original cost. Repairs are often done with minimal effort and are band aided. AC condensation drain tubes are over the showers and drip onto you while showering sometimes in your face or mouth. Water is shut off every week sometimes without notice for hours. They say its for repairs but we dont see the benefits and our water bills dont reflect it.. Laundry rates go up with no warning or notice. The complex also has shared broilers so having a steady shower is a pipe dream; you can get cold or scalding water in seconds. Iced over driveways and walkways during winter are left that way, no attempt to de ice is ever made. Electric bills are submeterd shared and split so even if your use is minimal your bill fluctuates. That inludes power used by reno crews and other services conducted on the site. When asked an office assistant stated use all you want youre billed the same anyway. So much for the individual meter panels hanging outside each building. The water is billed the same way. Other than that living here great. Since new management arrived many if not most previous residents have moved on.

My name is Ron and I own and operate The Woods of Ridgmar East and West. My company, NSpire Management, welcomes constructive feedback and respects all opinions regarding our properties. It is equally important that we clarify any misconceptions or inaccurate statements that are made. Our goal is to have prospective renters hear both sides of the review and make an informed decision when searching for a new place to call home. The reviewer is correct that the City of Fort Worth does not charge for this mandatory recycling program. What they failed to consider is that the property still needs to collect, segregate, and transport the recyclables to a designated facility. There is a cost for this and the specifics are detailed in the Texas Apartment Associations (TAA) lease that all residents sign. The reviewer also did not mention that our trash program is a door side valet pickup program. The service picks up recyclables and regular trash six days a week. The cost is $15/month and includes a $3.00/month admin fee. This service doesn’t generate profit for our company. As for the AC drain lines, those “band aided” repairs were installed by the previous owner(s). This is not uncommon approach to fix this problem. We on the other hand do not like to take the “band aid” approach. A majority of the units at both the East and West have undergone a significant rehab. One of the corrective actions we take is to reroute any HVAC drain line into the same line that tub drains into. If a resident in a non-rehabbed unit does bring this to our attention, we often route the line to the exterior as a solution. This is not ideal, but is effective and practical until we can rehab the unit . We do not own the laundry equipment or control the price charged for the washers and dryers. The reviewer’s statement that the water is shut off every week without notice is 100% false. We shut the water off for two reasons. Either to address an emergency water leak or to replace water shut off valves and shower diverters when we rehab the units. We do this to replace old pluming parts that are prone to leaking water. The contractors know to work as quickly as possible to minimize the service interruption. We notify the residents via text or email. The only time a resident would not be notified is if they have not provided a current cell phone number or active email address. The ice storm mentioned shut down schools and businesses for several days. I sent my employees home early and instructed them to not come to work the next day for their own safety. My residents well being is important to me as a business owner, but is it also important to manage the property properly and not all requests from residents can be rectified. The TAA leases specifically deals with the ice issue in section 24.4 : “We have no duty to remove any ice, sleet, or snow but may remove any amount with or without notice.” The Woods of Ridgmar East and West is a Resident Utility Billing System property otherwise know as RUBS. Properties utilize this recovery method when meters are not available to track individual usage for the units. As the owner, we pay all utilities bills for the residents and the property. This includes electric, water, and gas. We then bill the residents back for their usage. The method used is called allocation. We deduct a percentage off the top for common areas such as exterior lights, pool equipment, onsite laundry, etc. and any vacant/reno units. What remains is then passed on to the residents for them to reimburse the property. It is calculated based on the sqft of the apartment and the number of occupants. Water and gas were billed as allocation even before we purchased the property. I repeat, all residents were already on allocation for water and gas. We did convert the electric from individual sub meters to allocation at the end of 2014. The sub meters were installed in 1985 and they are 30 years old. We determined, as a whole, the sub meters were under recording usage. Basically, we were paying for a portion of the resident’s electric usage. We looked into replacing all sub meters, but the cost to repair or replace was prohibitive and since the property was already using allocation for the other utilities we felt this was the most reasonable course of action. NSpire Management has spent significant time, money and energy in improving the property. We have added amenities, such as free Wi-Fi, gym, community room, dog park, upgraded interiors, and new roofs. The rents we charge are fair and competitive with the market. Our objective is not to offer the lowest rental price but to offer the best value to our residents. We would welcome anyone to tour our property to see the improvements we have made to the interiors and our new amenities.
