Property Ratings at WoodSpring
Maintenance is terrible! Called one evening due to coming home and finding multiple water leaks in ceiling. Hallway ceiling light fixture full of water from leak. Maintenance guy just took cover off light fixture and drained the water. I don’t think water and electricity goes well together but he wasn’t concerned since a football game was coming on.
Good size apartments, amenities getting upgraded, location is great, quiet community

I've lived here a little over 4 years. The staff is great and quick to resolve any issues. Rent is reasonable, especially considering the location, and the annual rent increase has been minimal. I love having the convenience of the pool in the summers and a FREE gym 24 hours a day! Oh...and you can bring your pets, which is not always the case with rental properties.

Thank you so much for being a loyal resident and sharing your 5-star feedback! We love hearing that you appreciate our team's prompt service, our pet-friendly atmosphere, and the awesome amenities.
I have lived at Woodspring for only 3 months but I think it’s great. It’s super affordable compared to what’s out there. My apartment is a decent size and is absolutely adorable. The fireplace makes it look so inviting. It doesn’t have new everything-the cabinets and countertops are probably original and I think my oven is older than my adult kids-but everything works. The few times I’ve needed work done, maintenance has been great. The office staff is super friendly and helpful. Highly recommend if you don’t need super fancy and just want a good value for your money.

It is lovely to know you are enjoying your spacious home, your cozy fireplace, and our team's friendly service! We hope you will continue to feel at peace here for a long time to come. If we can add to your daily comfort, please give us a call.
When we first moved here, it was a big adjustment to what we were used to paying for rent per month. However, we have lived here for about a year and a half at this point, and we've mostly had good experiences while we've been here and in many ways living here was an answered prayer. My husband and I love the office staff very much and feel very fortunate to have such an understanding, professional and considerate group of people managing our complex. We have had a few minor maintenance problems but the office always did their best to make it right and make us feel taken care of. For the most part it's generally peaceful and quiet in the community, it's pet friendly with a fenced in dog park which is great if you have a dog or two. They have a nice clean pool open in the summer time, maintenance do their best to do a good job and are friendly and respectful. Apartments have a washer and dryer connection which is awesome and they also have a laundry facility on site as well I believe. Definitely worth your while to check into.
The apartment was good. Only had a few issues and maintenance was always quick to take care of me. The staff was super friendly and understanding. Overall you can’t beat the price and location
Love this community! The office staff is always nice and willing to help with any issue we have. Rent prices are very fair especially for the Florence, KY area. We highly recommend WoodSpring!
Our AC has been broken since we moved in over a month ago and it has been over 90 degrees outside. It is so hot in here that our temp is reading 82 degrees, and so humid that things we have hung up on the walls with command hooks are falling off because they are losing their stick. We have called and texted every hotline, put in several maintenacne requests, and we have still not heard back from anyone. Also the trash overflows constantly in the compactor and dumpsters and stinks to high heaven, and no one does anything about it. I am very disappointed because the apartment is cute, and location is great- but over all it's not worth the amount of money we pay to live here.

Maintenance is a joke. Management is rude. No rules are enforced. Noise is awful. Trash is constantly overflowed into the parking lot attracting bugs and animals to apartments. People fighting in the parking lot at 3am. No where to park ever because management doesn’t enforce the parking rules. Don’t move here.

Horrible place to live. Never any quiet because walls are paper thin. Never anywhere to park because management doesn’t enforce any of the rules. Won’t tow any cars even if they’ve been sitting for months. Windows and doors aren’t sealed properly. Maintenance is awful. Save. Yourself. Go somewhere else no matter how great this place seems at first it’s not.

Never anywhere to park. Maintenance is awful. Noise and parking rules not enforced in any way. Will tag vehicles but never tow them. Walls paper thin. Doors and windows not sealed correctly causing electric bill to be way too high. Save yourself. Don’t move here please you will regret it.

Your review is very concerning to us. We would appreciate it if you would contact the office team about your recent experience so we can address the situation as necessary.
This place is a joke and way over priced. You pay rent on time every month and they want to raise your rent just because.

My sewer has been backed up in my apartment for 3 days and zero communication from the management or maintenance. The apartment is not livable and you cannot get in touch with anybody.
Property Manager at WoodSpring, Responded To This Review
We appreciate your feedback, and we want to apologize. What you experienced is not level of care that we expect to be provided to all of our residents. We have taken your feedback and we have begun updating our maintenance policies. We want to address all your concerns, but we need more information. Can you call or come into the office at your earliest convenience so we can get everything straightened out for you? Again, we apologize and remind you that all of our residents are a top priority.
They do absolutely NOTHING about noisy neighbors, the ridiculous parking, dog crap all over the grass AND walkways, leaving an icy hill in the parking lot untouched the entire winter (good luck getting up the hill, much less backing out of your parking spot...if you even make it to your parking spot without eating asphalt when you fall on the ice you can't walk around because it takes up the entire driveway). Did I mention how they let the door on the mailbox area stay broken and stand WIDE OPEN so people can see every piece of mail you have in your box, even though the face of the mailboxes are supposed to be locked? Let's talk about the ridiculous parking situation that they NEVER fix. They'll threaten to tow away your car, but if you park in the non-existing parking spots on the side of the curb, you're good -- you can stay there ALL DAY and make it difficult for people to back out of spaces or go around your vehicle without almost hitting your car. No towing here! This place is an absolute joke! No matter how many times management changes, you can still be guaranteed they'll do NOTHING to change how things are run around here, but that's okay --- RBF Vickie will be glad to "greet" you when you actually want to come into the office and waste her time by asking a question or picking up a package. That's why you're there, Vickie! Like I said with the headline -- RUN!!!!!!!!!!!!!!!!!!!!!!!!!!!
Various issues I don’t get fixed windows allow air to blow through when closed and I don’t shut properly the doors and windows form frost on them about an inch thick. Office doesn’t seem to care about apartment issues. The trash overflows on the weekends and attracts rats and raccoons and other animals.
The racquetball courts are still closed after months. The main building still leaks in gym/ laundry area for over a year now. Gym equipment not maintained properly. Pool was only open for 2 months. Maintenance personnel fly through the parking lot on the golf carts and vehicles. If you drive a company vehicle they complain about them taking up too much space.
We have been living here for 2 months and it's the worst apartment we've ever lived in. The first thing that happened was good ole bait and switch. We were showed an apartment that was very nice as a demo. After signing paperwork and opening our actual door we were shocked to say the least. The apartment was very dirty and in disrepair. The appliances are as old as me probably. The dishwasher flooded the entire kitchen the first time we used it. Maintenance did come within a few days to fix it though. We just had to walk around water every time we used it while we waited for them. You have to park in visitors parking because there aren't no where near enough parking spaces. The pool has been shut down for repairs since we moved in. The part that bothers me the most is the walls are paper thin so there is no sleep or peace and quiet. People use the alleys as hangouts half the night keeping everyone awake. Every step the upstairs neighbor takes sounds like the ceiling is going to fall in and apparently they are unemployed because they are stomping all day and night. You can make out every word to the songs on their radio that is on at all times. Needless to say this is my second and last month here. They can keep my deposit. The only good thing about this place is the location.
Excellent area close to everything with high rated school system. Very easy and quick approval. Like living in a community full of great people.
This complex is conveniently located to the interstate, restaurants and shopping. For a complex of over 400 apartments, it is surprising that the management knows everyone's name and the maintenance crew are quick to address any issue that may arise. The many amenities include a great pool, tennis court, fitness room and much more. These common areas as well as the overall grounds are very well maintained including a large lake that is home to ducks, geese and a visiting crane.
Well, I have to start off by saying the $99 security deposit is what brought me in to visit and tour. To be honest, I figured that only old beat up apartments had a deposit that low because they were trying to fill all vacancies. Well, this assumption was far from truth. These apartments are absolutely beautiful from the club house to the basketball courts, to the pools, and through the front door of each apartment. We have a one year old, and so we needed something on the first floor that would make it easy for us to bring her stroller and tricycle in and out. We were given a first floor apartment right across the street from the club house. We have a laundry facility that we can use, and it is always clean, always working. We have a lakeside view, and a beautiful screened in deck. All in all this place is nothing we though we could find in our price range. When we need maintenance they come in a timely manner. Oh and not to mention, the grocery store in less than a mile up the street, and the highway is right outside of the entrance of the apartments. Just absolutely amazing. These apartments are well maintained, quiet, and very much a community. I would recommend these apartments to anyone! Oh and the leasing agents are awesome! (Especially Sean) We plan to live here for a couple years. We definitely found a hidden gem. Thank you Woodspring!
I have lived hear a little over a year and it has been a great experience!! In the evening when I walk the dogs I enjoy a pleasant walk along the pond with the ducks. It is quiet and well kept !! A great place to live
Woodspring apartments is right off of I75, close to shopping and restraunts. The office staff is amazing, organizing pool parties and weekly pizza nights. Even going as far as setting up a stand at the exit to offer everyone a choice of breakfast items as they leave for work. Amenities include pool, dog park, gym, basketball and tennis courts. W/D hookups and public laundry as well as tanning while the rents are affordable. I would give Woodspring 10 stars if I could!
I started my apartment search a year before I moved in. I fell in love with Woodsprings but needed to know I was getting the best deal. The complex is kept very clean with a lake (& lakeview apartments) and beautiful landscaping. The rent here is at least $50 cheaper than any place in the surrounding 15 miles. They offer referral fees if your friends move in, incentives/gifts when you re sign a lease, a pool, workout room, tennis court & volleyball court. There are fun events here monthly and a very friendly staff. The best part is the location! You feel like you're in the country but you can get anywhere within 20 minutes, most places in 10! Definitely recommend woodsprings!!
I just moved from a different state and found this place. I really love the the lay out of the two bed room two bath. The sounds from my neighbors is horrible, it sound like the water pipe in the walls are going to brake when they flush the toilet. I can't open the window in the spare room due to the fact that there are 6 a units outside there window. I wish I knew that before I moved in. I also believe the price is to high.
