The property manager Michelle was really helpful with all my questions when the leasing agent was touring someone else. It says a lot of the community.
The location it's really good, close to cumberland mall, that's the best part of it. Michelle was really helpful and kind.
The community needs a little extra in the exterior, but it's part of being an older property, overall in really good conditions, apartments are nice and clean for the price.
I moved in here some days ago, so far its a nice place. The team has been a good one Chris and Malik has really been there for me till.i had to settled .I will recommend you to come and have a nice home .maintenance is quick too
There are bugs, rats, trash everywhere. The management is not responsive. I don't know what it is about cushman and wakefield but any time i rent from their properties, its a terrible experience. They do not maintain their property and try to charge you fees for everything. This apartment for example, my water bill is 70 bucks, because of fees tacked on the bill. i am one person. They make you rent the a washer and dryer from them. I asked them to remove the units, i did not want to rent them, they refused. So add a washer dryer rental to your rent price. They charge for pest control, but i dont think they actually hired one. There are pests everywhere. easily add 100+ dollars to your rent. That is what you will end up paying. The "renovated" units have just had fresh paint added to bad structure. My floor is warped, there are soft spots in so many areas, so careful where you step. I would just look elsewhere.
I applied to this place even after reading the reviews. I applied June 3rd it’s now the 24th. They have no management, there system has been down for over a month. I want my 200 hundred back because my screenings haven’t been done of course they don’t answer the phone. I decided to stop by and look at the property there use to be a gate there it’s gone, buildings look like they are about to collapse
This complex refused to refund my Administrative fee and would show me the policy stating it's non-refundable! FIND ANOTHER COMPLEX, THE CUSTOMER SERVICE SUCKS!!!
During covid I had a issue with water flooding into my apartment to the tune of 10 gallons a day. The people said they would reimburse me for my destroyed items. Never happened. I got sick during this time and the only contact that I had outside of my house was my roomate. They never compensated me.just had a repair that they never finished to hide the mold. Its coming back and I still have alot of black mold and moisture. Dont move here. I had to call the health department to get them to fix it and all.they did was say they switched management and had nothing on file about paying for my stuff or making me shop.vac up dirty sewage water for 6 months. Oh and I have pictures and a lawyer involved

I lived at WG for a year and a half. Although the price was reasonable, the service was not. Washer and dryer in the building was removed and wasn't replaced for over 6 months. Bugs run amok in your apartment. Management never was able to answer any questions I had, that is on the rare occasion that I could reach them at all. Their "renovations" caused an inconvenience to tenants and a coat of paint and new stove does not make the apartments more livable. Plumbing issues arose every couple of weeks. Maintenance comes to your door a couple times a month for no apparent reason. Horrible experience.
Should be ZERO! My apt flooded over 2 weeks ago and no repairs have been made and they had the audacity to close my work order requests as completed knowing they hadn't done anything or even contacted me once since the incident. To top it off I reached out to corporate and claim they didn't do any repairs because they didn't "see" mold even though all the flooring was damaged and my place smelled of strong mildew within 48hrs! Well anyone with common sense knows better and no surprise the mold is clearly visible. 13 years in property management and I must say I have never witnessed this level of unprofessionalism and overall ignorance by any of my staff or companies I've worked for. Due to some unfortunate circumstances I had to downsize and they were the only place at the time that had something available when I needed it and in my current price range so I ignored the reviews because I knew this was only temporary and i'd be out within a year. Plus I've worked in affordable housing before and even though they weren't the nicest units we still upheld high ethical standards and abided by landlord tenant laws so I figured as a corporation they would know to do the same. Such a shame how they take advantage of their residents hoping they don't know the laws or have any resources. I can only imagine how many people have been affected by this type of negligence.

Don't expect honest answers when you sign up to rent the facility. I've been renting here for just a few months. The management does not care. They are rude. I asked them whether there were roaches, they conveniently avoided the question. I didn't even know the question had been avoided until i thought about it. She never answered. They've become good at changing the subject. The newly renovated apartments look very, very good. I looked at one. I asked the guy to show it to me. I asked if there were roaches. He said no. We went into the kitchen and in the sink there were at least 13 roaches everywhere! They weren't dead. Regarding the villains that live in the apartment complex. They are not required to sign the lease. So thugs run wild in the apartment complex. People stand outside selling drugs. Its scary walking to your own apartment. The police are there often. There are no designated places for animals to use the "restroom." So you smell it in many places as you enter the entrance. You walk in it and track it into your home. We just stop wearing our shoes inside the apartment. They are not taking good care of this apartment complex. You won't find a few roaches, you will find roaches from around the world visiting! Its like its a known roach vacation spot. A friend of mine had bed bugs in his apartment. He had only been there a couple of months when he woke up and found bed bugs crawling around. He has never had bed bugs before. The cheap exterminators they use didn't do any good. You have to sign paper works stating the place doesn't have any pest. That's a lie! Look at the reviews! One of my neighbors said they had rats in their apartment. They sent someone several times. The apartment complex won't compensate. They wouldn't even give him another apartment. He broke his lease and left!
Updated review for people who are attracted to the price of this horrible apartment complex! Don't rent here! Stay away! Most recent Manager(there's been many in the last year) is the worst! We brought all these issues and more to the office and nothing has been resolved! "Simply the best" management company needs to know how there employees are running this complex! It's seriously "simply the worst" I've ever experienced!
In a year simply better management company may have slapped a new coat of paint on the outside of the buildings but it's a lot like lipstick on a pig. All the old issues are still there and then some! Roaches! Oh my gawd the roaches! YOU have to request pest control but good luck getting them to your unit and even if YOU do but your nasty neighbors don't, they just keep coming back! There's trash everywhere! And the shady tenants that have recently moved in have made this an unsafe place to live.
From day one there h as been leaks in the roof. .They'll spray the area messing up your things in your home and leave..They never fix the roof. .if this thing will let me post pictures I will..The new manager is not catering to your needs..Nasty and unprofessional. ..There is drug dealers on the property, hence the ice cream person that drives by at 9 pm @ night (Really). .yes the rent is cheap and so is the service. .Roaches...you pay for pest control but there are roaches in abundance..Not to mention maintence crew looks like excons and I don't know why anyone will want to be alone with any of the crew in there apartment. ..The staff don't even reside here.. There is no emergency contact after hours.. I rate this 1 star because less wasn't an option. .
I have been living at Wyndcliff for a year and a month now. My experience has not been all great but things have improved since Simply better has taken over. I moved to wyndcliff last year September. I was not very pleased with the outside of the apartment but the inside is very nice a spacious. I did have issues with roaches, but once they came and sprayed that issue went away. I live right by the trash and that was also a issue for me. Its like the people that lived there where blind and didn't see the trash bin so there would always be trash on the ground around the area. But like i stated before there are some renovations being made, They are giving the outside of the building a complete face lifw. The new colors are 10x better then the old one. all in all I would 3 stars because of the great location, spacious apartments and friendly staff.
MY APARTMENT COMPLEX IS LOCATED IN COBB PARKWAY SE IN SMYRNA GA. THE LOCATION IS PERFECT FOR MY ENTIRE FAMILY. MY SON'S SCHOOL IS LOCATED CLOSE BY. Everything about this complex is VERY old. Roaches are everywhere! Inside the walls, ceilings, kitchen, bathroom, living room, bedroom, EVEN in the REFRIGERATOR!!!! The previous management were, if I can pronounce right Hammond, but now it's Simple Better Homes. Simple Better is only doing cosmetic fix on the outside...to appeal to more costumes. And since, they are located near the new Braves stadium they jacked up the price significantly. My daughter toys are filled with roaches. And the most upsetting thing is they don't seem to care about it. Because of this apartment I now have roaches in my car, because of my daughter car seat I have to bring upstairs. I don't know how bad you want an apartment but please don't do Wyndcliff you units will regret it. I'm currently in 30s units. ROACHES ROACHES ROACHES ROACHES
