Property Ratings at Wyndham Apartments
The building is very quiet. Views facing south are some of the best in the city. Units themselves were nice enough (I’m actually going to miss my huge bathroom). But what they probably won’t warn you about is that since the building is so old, there is no infrastructure to counter the intense vibrations from the highway directly north. May not be as noticeable on lower floors, but in my 6th floor unit it was a literal 24/7 issue for my entire lease. It never once stopped. You can hear glass light fixtures rattle, my computer screens shake, and I’ve had to rearrange dishes in cabinets so I wouldn’t hear them constantly rattling against each other. If you tour, I highly recommend taking a few minutes to stand still in the unit. Bring a bottle of water. If you see vibrations in the water with it sitting on the counter, imagine feeling that every moment you’re trying to relax. If you WFH it’s unbearable.
When Tegetoff Property took over managing the Wyndham Apts.: TV in fitness room removed. Visitors park in resident parking, and it was never addressed (visitors cars never towed). Maybe an email reminder from management. Building keypad access was removed. Unable to allow visitors entry to building using your phone. They never sent out a message to residents advising access no longer provided; they kept saying internet issues for months. You have to meet visitors / food delivery at the front building door. Due to this, sometimes, residents leave building doors ajar, so you might have a person (non visitor) hanging out or sleeping on the main floor. Entry/exit to resident parking is through back alley. Crack in alley foundation which causes ground water to fill large area (excluding summer) in alley. Water levels can get pretty high. Of course, it's a pool of ice in winter months. It would've been nice if property owners addressed this matter to the city for repairs. It just wasn't worth the amount of rent I was paying. There are plenty of apartments (including new) that offer better amenities for the same amount.
The location of this apartment is great, however, it does not make up for all that is wrong here. There is no property management on site and even when there was there was a lack of response and urgency. My unit went without a microwave for 6 months. The back door has been broken and out of service for 3 months now with no communication on when it will be fixed. The whole apartment building reeks of weed and ‘transactions’ take place outside very frequently. No one picks up their dog poop. While that is not the fault of property management, nothing is done to hold residents accountable. The price and great location do not justify living here. I was bummed because this seemed like such a great place to live!
Great spot near Mass Ave and access to 65 is great. If you’re not a dog owner or dog lover, the barking dogs are obnoxious. At times I feel like I’m in college again with the noise, lingering odor of weed and lack of courtesy in common areas. The ‘gym’ leaves quite a bit to be desired if that’s something important to you. Property management group aren’t the most responsive to issues or concerns. I won’t be renewing my lease.
I have lived at the wyndham for a year and here is my take. Parking is tucked behind the building so my car feels safe. Fob key entrance is great. Cheap uber to mass ave, but have walked on nice days. Building is right next to 65 South entrance ramp, which is a blessing for my commute. Communal spaces are well kept. Love my shower. Steven (maintenance) is genuinely friendly and always quick to help. KJ (property manager) is really really relaxed and and always available to answer questions. Overall, I'm so glad we signed our lease here. Only complaint is we never got that recycling bin, darn.
