Property Ratings at Wyndham Ridge Townhomes
We caught over a dozen mice. Washing machine caked in grime and mold, smelled like mildew. Huge crack in door from obvious crow bar damage. Not weather-proof, we had to tape up our windows and door to avoid snow blowing into our unit. Our dishwasher never worked, the blade was chewed up and it smelled like a rotting body. We put in requests for maintenance and noted these things at move-in, and they didn’t fix it over five months. We have them a certified letter saying they would have to fix it within thirty days or we’re allowed to leave, as that’s Ohio law. They didn’t speak to us or do anything, so we went to turn in our keys. The manager wouldn’t speak to us, and kept whispering to the front desk attendant. She kept saying they cant control how much corporate will charge to break our lease, and I told her that’s illegal. Code compliance put multiple housing violations on our unit. Now they’re trying go charge rent for the months after we turned in the keys.

Absolutely horrific place to live. We've lived in many different places traveling for work and by far this was the worst!! Do not live here! You can never get a hold of anyone at the front desk, our kitchen flooded numerous times and it took weeks to fix. There is no ac unit in second bedroom so we had to purchase an ac unit because this was our young daughters room and it was unbearably hot! The unit in our room was caked with black mold. Notified management and they came and "cleaned" it. It was still spitting visible black mold on to the floor. Everything in bedroom was always damp. Damp sheets at night is the worst. Also bathroom so hot be prepared to sweat as soon as you get out of the shower always. Also our mail was stolen right from in front of our door. Bad kids with attitudes roam free all the time and cause trouble and break and steal stuff. Not to mention there was a shooting right in the front lot and someone died!! Horrible horrible place to live I literally feared for my families safety. Homeless people walk the tracks nearby and I'm pretty sure are sleeping in the bushes. Some guys rent a garage there and do mechanic work and rev up engines all hours of the day. One of them was even riding a motorcycle around the lots with a tiny child on the front! Please please don't live here. It should be shut down! Then they sent us an eviction notice at the end of our lease but said don't worry just ignore it, that's our system and it will go away! Unheard of! Now they are sending us collection notices even though they told us three times we didn't owe them anything and we are all good! I just can't believe it, awful....

Hello, and thank you for allowing us to address your concerns. We regret that your time spent at Wyndham was less than satisfactory and will take your feedback into consideration for future residents. We would like to address your issues as we are aware of several of them. Our team is available by many resources including phone, email, the resident portal, and emergency maintenance. We are open Monday - Friday for our residents to stop in the office. It’s also listed that our community is not centrally heated or air conditioned. All apartment homes, including the office model that we show perspective residents, have wall units. We disclose this at time of tour as this is a determining factor for some people. This also means the filter need to be cleaned and rinsed more often. We will educate residents moving forward- thank you for alerting us to this. The bathrooms at Wyndham have heated exhaust fans in the bathroom, so we sympathize if you were not given proper instruction about the three switches. As for the incidents surrounding the neighborhood, there are always unforeseen events that we as a company cannot prevent. What we can do is provide the best prevention as we have attempted to provide at Wyndham. We are a closed private community; we enforce towing and have 24 hour monitored security cameras to deter unwanted individuals and situations. We also offer the package addendum so you may have your packages protected from being misplaced or stolen. It is part of our policy to issue 3-day notices, not eviction, to anyone with a balance. Unfortunately, our online system does not communicate prorated move out charges if the lease does not end of the final day of the month. We again apologize if you felt your stay was not a happy one and would love the opportunity to discuss the final water bill that is allocated and was owed at the time of move out to the property before they will collect on it. This is always sent on a final account statement to your forwarding address or email. My husband and I have had nothing but problems since we’ve moved in almost two years ago, even more so since the new management took over. We currently have a huge crack and leak in our kitchen ceiling. Tons of water damage and mold all over the ceiling, water damage to our cabinets, there is water coming up from our kitchen floorboards. It is a terrible mess and we have been living with it, unable to use half our kitchen for almost 3 months. We first contacted the leasing office about it when it was just a small bit of ceiling drywall peeling away but has progressively gotten to the point where it stretches from one side of the kitchen to the other. We’ve contacted management countless times about this issue and they keep lying and giving us the run around. We still have no resolution or compensation. Absolutely shameful. Avoid this place at all costs.

I've lived here about 5 years, the tiny water heater went out, I've been without hot water for a month!!! and they won't let me out of my lease, do not rent here

I am so happy I do not live here anymore. The place is roach infested and many of the apartments have way more people living there than allowed (water is not individually metered so you’ll be paying for a family of 10 that says it’s only 4 people). The garages are $50 per month and don’t even have remote openers so its a pain to even use, but if you don’t have a garage then be prepared to have your car broken into or vandalized. The kids and teens in the neighborhood run wild and trash the community. I don’t know where there parents are but they treat the community like their own personal playground. They will jump on your cars and destroy your property and you’ll never have a moment of piece. The floor in the bathroom was not even glued down, I could pick the vinyl slats up. The roaches are everywhere as well, I have never lived with roaches and it’s horrible. I found about twenty roaches within my first couple of days and it was a constant until I moved out. Management is horrible from the team onsite to corporate. The on-site team is a joke, both the manager and leasing agent are arrogant jerks who care more about how they look then doing their jobs. The leasing agent is too busy taking videos of himself every day for his second job (he’ll tell you how to become a millionaire with his motivational speaking! Haha), he’s one of those “really important” guys who always has a Bluetooth headset in. They don’t take care of any problems and will just not return your calls. When I went to corporate I got the run around basically and was promised things that never happened. They talk about how Zinger is different and they care but it’s the worst resident experience I have had.
The lease was signed 07/01/2014 in which rent started at 619 per month plus water 30, and a garage fee of 50 which was not to bad. The apartment went under new management 04/2015 which seems to be unorganized, unprofessional and the apartment complex is not like it was. Now that the lease is up, currently going month to month which is 749 per month, but if I was to sign a new lease it would be 719. I think they are to expensive for a apartment complex that can't mow the complex regularly and has no idea about where the keys for apartments, or garages may be. To call them for maintenance and receive nothing, and to call back a week later only to hear we don't have a spare for the apartment just set odd with me. Over all the neighborhood is decent. Needs some upgrades for the price, and the pavement could have been redone. Pot hole repair could have been taken care of with the cost of the rent.
