Property Ratings at X Denver
plain and simple. dont live here unless you cant afford a nicer place. No idea how this place says 4.2 stars as none of the reviews on here are over 2. They somehow probably paid for that. Asset Management took over at the beginning of the year. None of this relates to the leasing agents. they do what they can. this is about the management company that took over. The pros of this place are the location, the cost, and the amenities ( kind of). First and foremost I have lived here for two years now because they keep dropping my rent. Its hard to leave because of that. Since then the 11th floor co working space flood when there was a leak in the pool. The pool is fixed but the co-working space has yet to get worked on since, its been 8 months. No communication on when it will be open again or if they plan on opening it again. This also hit the serves for the key fobs on the doors to the building and apartments. Its stead of getting them fixed they instead started to replace the locks with deadbolts, which they swapped out without any heads up to the residence in those co-living rooms. One of my current roommates has three different keys for the building, the suite, and his private room. I dont have the ability to keep my room unlocked or locked, its one or the other unless i want to have the front office do it. I use to have control before the servers went down. The three garage doors on the parking garages broke in June and have yet to get fixed. There is no security on site for the once private parking garages. If your car gets broken into its your own fault. There's no inclination that they are going to get fixed. They do have a security team, but I have yet to see any of them around. its probably a monitoring team that isn't actually on site. the leasing team/management has done is remove all of the trash cans from the first floor. I mean the only trash cans are in the bathrooms or behind the front desk. Some of the bathrooms have small sample size dish soap in them instead of hand soap. The lounge area has really odd hours. m-f 9-6, sat 12-5. these could be off as I don't go there, they don't clean it. There use to be small trees out front but they removed those. they axed the bar/kitchen when they took over and dont plan on reopening it. This place just kinda smells in some areas for no reason. Parking is 150-200 a month. The maintence team is just as bad. they dont talk to the front office.
X Denver is a nightmare. They put residents in the wrong rooms, ignore maintenance requests, and fail to address serious issues like leaks and broken amenities. Prices are deceptive, and living conditions are abysmal. Residents endure weeks without basic utilities and face unexpected fees. The management is unresponsive and manipulative. Avoid this place at all costs.
I would agree with all the one star reviews that are posted on here. The only thing that was working for this complex was the amenities however they seemed to have closed the lounge as of December 12th. No further explanation on why and if anything is going to replace it. Don’t move here and look for other places During the time I lived here you could hear neighbors with tv’s blasting and the club throwing parties while dumping ice over the 12th floor balcony to the 3rd floor level. Don’t get me started on the trains shaking the entire building at all hours of the day. The front desk/management does not care for feedback as they just want to get paid and leave considering there was no front desk or management for about 3 to 4 months as they complained and worked from home. Typical reply time is 24 to 48 hours if you send a message and finally if you can afford to live here get a P.O box so you can have packages and mail delivered there as its safer than having your mail or packages stolen
They’ll do anything to get you to sign a lease and then you’ll never see another leasing agent in the building again. It’s impossible to talk to someone who runs the building. Packages get stolen constantly, the lounge areas are disgusting. The hot tub is only a cold tub and your co-living situations are terrible. Just DONT.
Stay away from this place. Secured an apartment in May 2023 with a deposit. Move in date was June 10. 3 days before they said the apartment was given away. I am STILL waiting for my deposit back and it is Sept 21,2023. No one will return my calls. They give info via text only. Completely incompetent staff. DO NOT RENT HERE. YOU WILL BE SORRY
Worst property management. Major life and safety issues. Stay away … They host gatherings more than occupancy allowed on the rooftop and use the staircases for storage. They really don’t care if someone get hurt in this apartment. They have the cheapest finishes. You can trip over the flooring that is peeling off and hurt yourself. Also they make you pay premium for the amenities and they add miscellaneous charges to your bill for common amenities while the amenities are usually “closed” for various reasons. So you’ll be paying much more than advertised. Get ready for the app not working and “randomly” getting locked out of your residence.
X Denver is inexcusably mismanaged at every level. The amenities are not worth the daily headache of dealing with the incompetency and immaturity of the leasing staff. I moved units during my stay here and was made to pay over $2,000 on my moving day with no prior notice. My new unit was not ready and I had already taken off work, so I was made to wait all day in the lobby to start my move. I was given no mailbox key for months, leaving me walking around with an expired temporary ID, because even after 6 rounds of conversations with leasing I couldn’t get a key until I asked other residents that faced similar issues to get management’s contact information. Management resolved the issue but could not even be bothered to respond to my email. It’s a nightmare to get ahold of anyone in the leasing office and when you finally do, nobody knows what they’re doing. There’s no longer anyone that mans the front desk, the link to set up an appointment is broken, and nobody answers the phone. Management is grossly negligent. If you’re still unsure if you want to move here I encourage you to ask your tour guide about current turnover rates. The X can attract new residents but refuses to hire leasing staff with the competency to support and retain its existing residents. As long as this trend continues, rent levels will push artificially higher to cover the additional cost of new resident acquisition. I urge you to invest your time and money somewhere else.
The management of X Denver is absolutely awful, especially in the coliving. The front desk is supposed to be open 10-6 every day and in 9 months of living there I have yet to see someone working. No one answers the phone. The only way to communicate is via text or the X Denver app. I’ve experienced waiting 6 days for a reply. Trying to get a hold of someone is nearly impossible. My coliving roommate abruptly moved out before the end of his lease (either evicted or broke his lease) and I received no communication from X Denver on the matter. Luckily my roommate told me he was leaving, otherwise I would’ve just noticed empty cupboards one day. I reached out and asked if anyone would be entering my apartment for maintenance, inspections, etc. The reply was that they always try their hardest to give advance notice. I got back from the gym one day to find a man in my apartment, blasting music and painting the empty bedroom. The next day I got out of the shower to find a group of people cleaning the bedroom. As a young woman living alone, it’s unacceptable that I should feel uncomfortable and unsafe in my own home, with the fear that someone will enter my apartment at any moment. I tried to speak with someone about this and didn’t hear back for 6 days. In addition, after my first roommate moved out, I asked what the process is to fill the other bedroom. They said they’d give me a one week notice if someone is moving in. One day a leasing agent enters my apartment (again with no advance notice) to inspect the other bedroom. She says, “Oh, since you’re here I should warn you that you might be getting a new roommate tomorrow”. Turns out someone had signed a lease that was supposed to start the next day, and they didn’t realize until the day before that that unit was “unsuitable”. Therefore, they planned to put this individual in my unit with no advance notice to me. They wouldn’t confirm at all that day or the next morning whether a man would be entering and moving into my apartment. Again, as a young woman living alone this is extremely uncomfortable and stress-inducing. Overall, the management and communication here is poor. It’s impossible to get a hold of anyone, they do not care about their residents, and it’s basically just a bunch of college kids running the place. Do not live here if you can avoid it. The amenities are not worth it, either. I also got food poisoning from the X Denver Club Lounge.
it takes them 4-5 hours to message back on their own app. All of their workers are nose deep into their laptops, and they dont see the message bubbles pop up on their screen? why have a front desk if you moved all your workers upstairs? That's idiotic. so instead of going all the way down to the first floor, you gotta go all the way up to the 12th floor or wherever they decide to set up. its kinda like where is waldo. gotta find em. hide and seek love that game. probably the most employees they've had since the opening of this apartment complex, and it takes days for anything to get done, they dont follow up with you, but they will let their little bot ask you "from a 1 star to 5star how would you rate your conversion" their app doesnt even work, there will be an event that has tickets left, you go to rsvp for that said event, it says its sold out. while you're able to see that theres tickets still available. 1 out of 5 again.
This place’s property management company is Asset Living. While my problems with no heating or AC for 10 months started with X CO’s (the building’s owner) first property management company; those problems absolutely continued into Asset Living’s takeover. I used to recommend this place to dozens of my friends, and convinced 10 or so people to even re-sign. But now I wasn’t surprised when I heard their renewal rate was only 8%. (I heard this from word of mouth, could be a little higher or lower; still atrocious though) Recently my newest roommate moved in and they’re amazing, but they got absolutely screwed over during the move in process. The room was supposed to be cleaned, sanitized, and repainted (because the paint the use chips insanely easily) before they moved in (Pretty basic standards there for any apartment). But even up to the day they were supposed to move in the room was disgusting. It was so bad that management literally wouldn't let them see the room, and forced them to wait another day to move in. Even then the room wasn’t cleaned properly. And this definitely isn’t the fault of the cleaning staff, they are so kind and wonderful. My new roommate did get a concession of 1.5ish months off rent, but wow she was literally so stressed because she couldn’t go into work because of Asset Living’s mess up. My new roommate’s story isn’t unique, I have multiple friends that’ve all had major trouble with their units and have had to be given concessions of months off rent to not go to public or take down their negative reviews. I went through all the proper channels when my AC/heat and other unit issues were happening but looking back I should have raised hell. I mean, I went through an entire WINTER with no heat and summer with no AC. They have a chance to make things right, but thus far haven’t yet. I’ll make sure to update this review if they do. It’s exhausting that the only way to get problems fixed is weeks/months of constant pressuring. Parking is incredibly expensive and the waitlist for spots is often months long. Also there have been multiple car break-ins and bike thefts IN the garage itself. Not to mention the fact that their package room is outside so people steal packages by just breaking into the lockers. Security has done a better job recently though. Asset Living needs to start listening to their community managers and residents. This place has SO much potential, and I want to see it succeed.
Had my car broken into and 2 others in the locked parking garage that we pay $200 a month to park in. Thieves stole over $5k in belongs and management didn’t even bat an eye and wouldn’t cooperate in showing footage. (Whole thing happened in front of cameras). Many many other story’s like this. Do yourself a favor and don’t live here
I moved in August of 2021. During the 10 months I've lived here I've had NO heating or cooling for the entirety of my residence expect for one 2 weeks period (A couple months into my stay maintenance came and fixed the heat pump, but it immediately broke again less than 14 days later). This is absolutely ridiculous. It get's incredibly hot in these apartments on warm days. And on cold days, it's even worse. Maintenance provided me an outlet-heater, and that would technically be a okayish temporary measure: except I CAN'T use the heater b/c it trips the breakers. So basically they gave me a heater I can't use so they can protect themselves from being sued for negligence or whatever. For how insane rent is here, you'd think they would just go out and buy a heat pump, but no. It's been on order for MONTHS. And every time I ask it's just right around the corner from getting fixed (fun fact: it's not). The pool is dope and so is the lounge (little overpriced, but wonderful views) and the gym is nice too(It isn't dope if you live on the 11th floor below the gym. They didn't design the floor right and all 11th floor residents can here weights being put down/dropped. So now the gyms only open till midnight instead of 24/7 as was advertised when I was signing my lease). The people that live here are also dope. But man oh man think twice about actually living here. I'm purposefully putting a 2 star review instead of a 1 star review so you know I didn't just casually review this place.
I had originally left a 1-star review when I had major problems moving into the building (due to a lack of communication from those who work here) but then I changed it because management reached out and I thought they sincerely were sorry and wanted to do better...I'm usually understanding except when people waste my time and money. So here we are, a month + of no working air conditioning, a major leak coming from underneath our front door/entryway that even ARCO, the construction crew, can't seem to figure out. Our apartment reeks of mold and mildew now because there's been standing water underneath the floor panels for over a month, on top of hot temperatures inside our unit. It's unbearable. Don't live here. Management has continued to prove themselves useless, and that they have no idea how to handle anything in a timely manner. They make so many excuses or they just straight up ignore you. This place honestly should not have residents living in it due to the number of problems they have. Take your money elsewhere. I regret ever signing a lease here and look forward to getting out of it as soon as possible. Also to note, there's tons of puddles in the hallways I'm assuming that are also caused by leaks. That's an accident waiting to happen. Nothing has been done about those leaks either.
