Located in western Ohio, Dayton is widely regarded as the Birthplace of Aviation. Once home to the Wright brothers, Dayton lives up to its reputation with notable landmarks like the Dayton Aviation Heritage National Historical Park, National Museum of the U.S. Air Force, Wright-Patterson Air Force Base, and Hawthorn Hill—the Wright family mansion.
In addition to a rich history in aviation, Dayton touts an extensive array of recreational opportunities. The city’s Five Rivers MetroParks provides more than 16,000 acres of green space, helping to make Dayton the “Outdoor Capital of the Midwest.” Greater Dayton also boasts over 340 miles of paved trails, the largest network of paved trails in the nation.
Dayton also contains a bevy of metropolitan amenities, including the Benjamin and Marian Schuster Performing Arts Center, Fifth Third Field, Dayton Convention Center, Carillon Historical Park, and the University of Dayton.

Property Ratings at Yorktown Colony Apartments
This place is terrible. The maintenance of the properties is horrible. The fake wood and weird plastic laminate on the walls of my apartment were peeling and the windows didn't open when I moved in. These things were never addressed after I turned in my move in report. The communication from the office is absolutely abysmal and they refuse to let you speak to a manager. I am escalating to a one star review of the property after being refused to speak to a manager on multiple occasions regarding a dispute. The lack of communication from a professional company that houses people is absolutely disgusting. I would suggest you stay VERY far away from this property.

Maintenance does preventive care of apartments. Complex is always clean and quiet. There's a park across the street and nice pool too. No complaints here

That is so amazing to hear! Thank you so much for taking the time to share your feedback with our team. It's great to know that we continue to provide our residents with everything they need to have a 5-star place to call home. Have a great day!
I was a student at Wright State when I first stayed here. I had a roommate and we stayed in a 2 bedroom. The only negative thing I can say is that there was a couple of ladies who work in the leasing office that was a little rude. With that being said, the majority of the ladies who work in the office were extremely nice and friendly! Maintenance was always quick to respond to complaints. They even offered a discount to students and military. For the overall low price, the apartments are very nice compared to other locations. They also have a lot of space. I was very pleased with Yorktown and I am currently looking to rent another Yorktown Colony apartment. If you are looking to rent and aren't sure who to trust or where to look, I believe Yorktown Colony is the best in the area.
I live in the 2BV/CHARLESTON Model with my fiance, and have really enjoyed my time here. I feel the rent is affordable, with all that is included (water/trash) and the apartment is in a great location, right off Springfield, close to downtown and right next to the Air Force Museum. The office is quick to respond to any issues (ie shoveling snow/salting the sidewalks), and is keeping the property up to date. Just this year they announced they are going to upgrade the laundry rooms with reloadable cards, instead of coins! I also love all the space in the apartment. The style we went for are all on the first floor, with no neighbors above or below. The walls are also super thick, and I haven't heard any music/talking from my neighbors, which is wonderful. Our power bill has been pretty decent, and the a/c and heater in the unit are fantastic! The few issues I have are very minor, and I think forgivable considering the cost, the size of the unit, and that we are a couple and not a family. The first is the water tank seems to run out of hot water pretty quickly. I prewashed dishes with hot water shortly after my fiance took a shower, and the hot water ran out before I could run the dishwasher. But the water has yet to run out while I'm showering, which is great because I do take longer showers. The floor shakes a bit when you walk, as there seems to be some sort of empty crawl space under the length of the apartment, and sometimes we can hear the crashing/thunking of our neighbor stomping around. But I'd prefer that over hearing them blast music/talking loudly, and it's not as big a problem in the bedrooms, which are at the front of the apartment and not against the wall of our neighbor's. Lastly, the insulation isn't the best, so the apartment can get pretty cold, so running the heater can suck up a lot of power. Be prepared to maybe put in some insulation inserts into the windows, if you don't care about having a view. Otherwise I've super happy with this apartment!
Quick summary: good for college kids and military, but you may experience some issues depending on your neighbors. Some pet owners refuse to pick up after their pets which is frustrating. Decent park and dog park across the street. Relatively safe neighborhood. Did not have many problems until my last year at Yorktown. Maintenance and the office are nice, fast, and efficient. It gets two stars because of my frustrations regarding the office and complaints about our pet that turned into pet violations. These complaints were not true and I can prove it, I won't bore you with the details but I am an extremely responsible pet owner and apparently the 15 other pet owners in our building were not so we got blamed. Also, our neighbors gave us bed bugs because they were living with them so long that they had spread throughout the building, no we did not pick them up on our own, you would not believe how many they had, we could see into the apartment while they were treating it. The complex did, rightfully, pay for this but it was a nightmare that I never wish to go through again. Also, I'm 99% sure the man below us dealt drugs out of his apartment. And there is a huge pack of feral cats that some neighbors insist on feeding and building make shift homes for that will scratch up your car and try to attack your dog. Some pet owners let their animals out without a leash which is not allowed by apartment complex or state laws and some of those animals constantly showed aggression against my pet and I which was a bit scary. It is a cheap apartment complex and worked well for me for three years but the last year was awful and I want everyone to be aware of what they are possibly getting themselves into.
I've been living here in a one bedroom for about a month now and I really enjoy it here. I have my own private entrance with no one above or below me. The maintenance if very fast and efficient. Every time I have an issue I go the the office to let the staff know and they come out the next day and fix it while I'm at work. The pool is very large with helps on extremely hot busy days, so it doesn't feel as crowded. The work out room is very nice with lots of cardio machines, and they just redid it. Also, the biggest plus for me is how nice the tennis court is. They get a pretty bad rap about their visitor parking and people getting towed. When you move in they clearly explain that any visitors must park in visitor parking after 6 pm or else they will be towed. They also give you a map of all of the visitor parking spots around the complex. You can also get a pass if you know someone will be staying the the night ahead of time. My only complaint is that the spots fill up very fast by guest and people who live here. The only major complaint I have is just that the laundry rooms are a little dark and creepy to be in for a first time renter or anyone who gets spooked easily (me). That being said I see people going to the laundry room to do laundry all the time. Overall I am very pleased with my choice with living here after looking at what felt like 100s of other places. It is a little more expensive than other places but they do give different discounts. What you get out of this place is definitely worth the money; tennis court, pool, work out room, sand volleyball, backetball, fast 24 hour maintenance, and more. The complex is very nice looking and quite. I also feel very safe here. I definitely recommend this place to anyone who is looking.
Horribly incompetent staff! I have lived here for multiple years, off and on with family, and on my own. In the beginning (2012) Yorktown was great. The had a high turnover for their apartments, but that's common for places that serve active military personnel. However, within the past 2 years their office staff have become more and more- how can I put it... Inefficient. I have had more problems with their office staff within these past 3 months than I have, ever-- honestly. I'm a good, promptly paying, tenant and my family has always raved about Yorktown to our friends/family, but no longer. Their office staffing has a horribly high turn over, meaning most of them are uninformed and make promises that they can't even keep. I've made excuses for them in the past, but never again. Yorktown! Stop raising rent if you're going to make your tenants continue to use appliances that were installed in the 60's. Stop employing people who don't have the sense to respond, efficiently and promptly, to an email. You're literally sitting in front of computers all day. Stop catering to folks who want to move here and focus on the folks that have lived here for years! We DESERVE better treatment than this! I miss the old Yorktown and I WILL be re-posting this on any, and all, review sites.
I have now lived for several years in a Yorktown Colony townhome, and have been pleased with the vast majority of my experience here. The property is nice-looking and well-maintained. The staff is courteous and reliable. The location offers convenient access to highways, parks, downtown Dayton, Wright State University, and the Air Force Base. Parking availability, on-site laundry, pool, playground, exercise room, and courts for tennis, basketball and volleyball are all pluses. So what holds me back from 5 stars? Increasing rent has made it less of a value. Shared walls are not well insulated and offer little protection from noisy neighbors. Mail service is consistently late and sometimes altogether absent. One of the biggest disappointments is the complete lack of access to recycling: no bins, no dumpsters, not even a nearby center to do it yourself. Recycling collection service is available locally but the landlord refuses to even discuss it with tenants. All in all, Yorktown is a good community that, with better services, could be great.
The location of the apartment complex is surrounded by great restaurants, shopping areas and a great school district. The management staff is awesome and tentative to our needs. The complex is well maintained, we feel safe, and secure. We admire the workout room and pool with a life guard on duty. The up keep of the complex and the inside is beyond our expectations. We made the right choice by moving here; it just feels like home. We love it here!
For the most part, my experience at Yorktown Colony has been positive! It is located in a convenient location where I have easy access to restaurants and stores. The complex is constantly maintained and kept clean. I would recommend this place to anyone.
Yorktown had been wonderful. After moving here with nothing, and being on my own for the first time; this place has been nothing less than comforting. I would like to continue to live here, but I cannot afford to stay. I know the whole deal is, "Write a review and possibly win rent for a year!", but I'm honestly not even living at that address anymore. Well, not as of last week. I'm currently in a Motel 6 that I'll have to leave at the end of the week, and so whatever I win, will go toward getting me my new place. Anyway, thanks for reading, and thanks for even giving people this opportunity.
Just moved in a couple of weeks ago and the staff was amazing at keeping everything very casual. This is my first time renting, and noticing that everything was clean in the townhouse as well as new carpet was amazing. We pay for a washer and dryer area, 1.5 baths, 2 bedrooms, a kitchen, dining room, living room and balcony for an EXTREMELY low price. No one else could match it. The community is very nice also! Pool area as well as fitness! Both things I would have to drive to school in order to do. I also want to thank the security that walks around at night! Even though the community spans a very great square footage, they keep us feeling safe. Also pet friendly with a dog park right across the street! Check them out, you definitely will not regret it.
Big rooms, lots of closet space, big kitchen, closed-in patio, large master bedroom, dining room, second bedroom, plus a great little laundry room in the apartment. It has a large bathroom. the maintenance and rental staff are friendly and helpful. My only complaint is my appliances are old. I've been here almost four years and I'm very happy here.
