Tucked into the mountains in the middle of the Coconino National Forest, Flagstaff encompasses everything fascinating about Arizona. It is in the shadow of the state's tallest mountain -- Humphreys Peak, and it is home to the Arizona Snowbowl Ski Resort. Property Ratings at Yugo Flagstaff Grove
I do recommend the Grove because as college apartments go, it’s not terrible. Having your own bathroom attached is nice and the ample floorspace in common areas makes the apartments very homey. Some level of wear and tear is expected, and it’s not going to be perfect. You get what you pay for. That said, there is a huge disconnect somewhere in management. There’s a serious problem somewhere, and I’m not sure if its understaffing, inexperience, or just not focusing on the needs of the residents. Here’s why I give two stars: - Packages. It can take days to receive your delivered. They need to have people devoted to logging packages, not the already overworked front desk staff. - Dumpsters. Overflowing weekly and they don’t order enough for move in/out. The dumpster area is constantly covered in garbage and furniture. They just don’t care. - Maintenance. The maintenance staff is overworked. They do excellent work, but getting anything done takes weeks because they are too busy working on pointless “upgrades” mandated by Yugo. - “Energy Upgrades”. Yugo corporate continues to make “energy upgrades”. They’re severely limiting the amount of water we can use, causing the residents to suffer greatly to lower their water bill. They need to focus on upgrading the buildings. - Buildings. The stairs are literally crumbling. No one cleans the grounds so there are fire hazards, code violations, crumbling buildings and stairs everywhere. - Internet. I’m sure they’re cheap, but Pavlov Media is horrible. No smart devices work, adding any device to the network takes hours, and if anything goes wrong, their nearest office is in Phoenix. Phone support is useless and getting anyone up here to fix anything takes days. They need to switch to Executech who has tons of experience with all the Bella properties or find another local MSP. Pavlov is too far. - Office Hours. It’s clear they have staffing problems in the office. The office will randomly close early or open late. Chances are, they’re open for the one hour you’re not home. - Snow removal. Snow removal in the parking lots is a joke. Sidewalks are great, but unless you have 4wd, you’re not leaving the parking lot. It’s not a bad place to live. I’ve found it almost perfect for my needs. If management would get their act together (whether it’s corporate or on site), this would be a 10 star review. Be prepared to deal with the utter BS and add a few extra days to any delivery time and you’ll be happy here.
I moved out due to COVID issues but found a lease takeover. They charged me with a fee and when I tried to email managers to figure out why I was being charged with it since not one employee mentioned it during the whole process there was barely a response and couldn’t get a hold of any managers on the phone since they are RARELY even in the office. Terrible management.

I have had multiple issues with getting my mail and packages from them. I have had three packages go missing and have confirmed with USPS that they were delivered to the front desk. They claim that they never got them and the front desk staff is useless and doesn’t not care. Until I ask for a manager and then they suddenly appear.... Currently waiting for them to find my 3rd package that has gone missing at the hands of the Grove and they have no solutions to fixing the problem, pretty much just telling me, “Oh well”. There goes $70 down the drain because the Grove can’t get the package system in order.

Awful management. You WILL be infuriated, just take my word for it
Look at any NAU student housing Facebook posts. 99% of the people who actually live here hate this place. The management will literally laugh at you when you come to them about issues with your room or roommates. Almost all of the 5 star reviews are coming from people who work there or people who leave good reviews for discounted rent or prizes that they also don't follow through on.
The apartment when I first moved in was in ok condition. Any repairs that you need will take weeks to fix, I had a broken bathroom mirror when first moving in and they didn't replace it for 3 months. The dog park they have constantly smells because no one cleans up after their dogs, especially after it rains. I would recommend living anywhere else.

The apartment was average clean at move in. We were given a checklist to list any issues with the apartment and listed that our furniture was torn, stained, scuffed, not clean, paint, etc..... In their lease they allow normal wear and tear (as every apartment should). But that’s a lie. They expect a full repaint of the apartment by the person moving out. Our cheap carpet was snagged and got caught up in our vacuum and our ottoman’s leather was so cheap it started flaking apart from the seams throughout the year. BAM. $1,000 total in damages to be paid?!? Yeah right. Good thing I took pictures of move out. Along with having my move in checklist and screenshots of the lease document. You would be better off at the commons or like..anywhere else. I wish I could give NO stars.
Beware parents! If I could give zero stars for this apartment complex I would. My daughter lived there for the 2016-2017 school year and this place was visibly dirty inside and out for the entire time! When she first moved in, her tub/shower wouldn't drain so she had to inconvenience her roommate by asking permission to shower in her bathroom. It took maintenance nearly 2 weeks to fix this problem. Also, these girls were rushed to give a move in inspection list of items that they thought were not acceptable but mind you, this was not a checklist, just a personal observation of items unacceptable in their young eyes. Of course, being excited to move in to their own apartment, they had no complaints (other than the tub draining issue). So parents, I suggest requesting a checklist of the items that The Grove will be examining on the move out walk through and inspect all of those items prior to move in. I wish I would have done that. Example: Check the cheap plastic blinds, check the spill plates on the stove, and take a VERY GOOD LOOK at the paint. My daughter did not complain about the paint but should have because it was bad when she moved in, and you are expected to clean the baseboards and any fingerprints or whatnot from the walls. Problem, the white watered down flat paint that was used in her apartment could not be cleaned without removing the paint! I cleaned her apartment myself and everything was wiped down and clean as requested and guess what..they charged for repainting the entire apartment! This is currently in dispute and I will update this review at a later date. The reason for the dispute is this: In the original lease, page 4, paragraph 14, states that you may not alter or paint the premises. Also, the move out check list simply states that premises must be clean..which it was 100 percent as clean as it could get. And, if you expect peace and quiet, this is not the place to live. Every step the people above her apartment took sounded like elephants lived above. And by no means am I suggesting that it was their fault..what I'm saying is that the floors in between these apartments are so thin or uninsulated that you cannot take a step without the people below hearing your every move. You would literally have to tip toe. Advice to students..involve your parents in both the move in walk through and move out inspection! This place is trying to place you in an unnactable living situation and charge you and the back side!
The grounds are gorgeous, and the staff is super helpful. The apartments come furnished and are in great condition. Its a dog friendly apartment and has great tenants.
